We wanted a hotel that was not too expensive and centrally located. This fit the bill as it is close to the Rialto bridge. I knew the room I booked online was in the annex building and didn't include breakfast-was what I wanted so I was totally fine with that.
Unfortunately our initial experience didn't start of well- it was our first time in Venice , we arrived at dusk after getting dropped off by a water taxi -the driver hat told us the hotel was just "down there" We had to ask several people working in restaurants /stores before someone knew the location.
The entrance to the main building is at the end of a restaurant and has a very small sign on the wall, and a buzzer, The man answered and said to come upstairs. The stairs etc are in very rough shape (which I later learned was not that unusual on the first floor in Venice) and about half way up the stairs he called down- don't bring your luggage up-you're not staying here. Thank fully I had left my father and husband at the bottom with the luggage.
He walked us to the annex- which has no signage and is just a door- and took us up the stairs to our room. It now being dark and none of us having any sense of where we were in relation to the main hotel I asked for directions to get back there in the morning- he gave a curt just turn here and here and here- I asked if he had a map- in the main building only- could get one in the morning- he left a very bad first impression.
He left us there, and once alone in the room we discovered there was no telephone - when we went for dinner we went to a nearby restaurant and took a picture of the door and one of the street name street so we could find our way back- his customer service was awful!
The room was fine (the floor has a bit of a tilt as you exit the bathroom but that was just quirky) it was clean and there was a safe, the bathroom was cleaned daily and towels replaced, no concerns there at all. We didn't have a view of the canal or a balcony.
The next morning when I found my way back to the main hotel the service by the owner was excellent- he was very helpful and friendly and gave me a map that clearly showed the location and address of both the main building and the annex.
He also had integrity. Our initial booking had been for April and had been a non refundable online rate. We had to cancelled due to circumstances beyond our control and were then able to rebook- he very kindly gave us credit for what we had paid in April towards our current booking.
That spoke volumes to me of his character.

Completely not what we expected. The images we saw prior to our trip of the hotel looked amazing. Looking out onto the water, modern facilities while maintaining traditional feel, what more could you want?

Well we got taken from the main hotel to some side street block to a cold room with a view of an air conditioning unit and rotting wood (no water). A minute box tv that we didn't even bother turning on, a bed that was so uncomfortable I slept on my arm instead of a pillow and a bathroom fit for a dog. No plug for bath and nowhere to put the shower head. We had to hold the shower head and try cleaning (with no shower so water went everywhere).

In general PLEASE avoid this hotel, pay a little more and get a good hotel

We spent two nights at the Palazzo Rosa and would recommend this hotel to those searching for an affordable place to stay in Venice. We stayed in one of the rooms in the main building so we cannot comment on other locations. Our hosts were very friendly and very helpful on sights to see in Venice. The location was excellent and right in the heart of Venice. The room could use a little updating and the building could be hard to find at first but it is all part of the experience of traveling in Europe and staying in an old, historic building. This is not a chain hotel and not in the U.S. so please bear that in mind when considering amenities. We had to leave before breakfast was to be served and we explained this to our hosts so they prepared breakfast for us early on our date of departure. Great service.

During a recent 14-day trip through Italy, my husband and I made a last minute booking with Venere to stay at Palazzo Rosa. The rate was excellent for booking a day before, and the manager Marco was fantastic. He was warm, inviting, and so helpful. Extras like carrying my bag up and down stairs, making coffee, and tipping us off to good shopping made a world of difference for our quick spree through Venice.
I will say that Venice itself is hard to navigate, which means that finding anything in particular is a challenge. Palazzo Rosa is no exception. If you're looking for Calle del Magazen, you'll be hard pressed. If taking the "metro" in Venice (public transportation boats), get off at Ca' d'Oro. Turn right onto Strada Nuova which is the larger shopping strip in the area. Follow it to the end where there's a little opening. You'll see a bridge to the right- go over that, pass the gondolier on the left, pass Calle Dolfin on the right (don't wander down that way; it won't take you to the hotel!), and walk straight through the restaurant's outside seating, and you'll come to a building with a call box for about 6 different places. Buzz for Palazzo Rosa, they'll let you in, go through the sketchy looking abandoned first floor then on up to the very nice hotel. Don't let the difficulty navigating to the hotel or the iffy first floor throw you off. This is certainly a nice hotel, good quality, great staff, and excellent value. You won't regret staying with them and meeting Marco!

Our room (204) was large, two windows with a birds eye view of Venice life passing on the beautiful small canal. It was clean,bathroom cleaned daily + fresh towels daily, clean sheets. Safe & Fridge in room. Breakfast (warm croissants and rolls, juice, jam, honey, butter + tea/coffee) was in our room but there was a small breakfast room too, maybe you need to ask if you prefer this. I think a glass of wine or a coffee were available at other times. Staff very helpful and friendly to us ( a Venetian kiss on checking out). We were asked to pay cash but that was fine with us. Not too difficult to find and lots of activity just a short stroll away, 5 mins to Rialto Bridge. I loved the church bell waking us each morning and then Venice starting it's morning buzz of deliveries down the canal. Who needs TV & WiFi? you are in Venice. Felt safe for two 50+ ladies.

We almost felt like locals! The other inhabitants of the building were very friendly as were the staff at the hotel. Breakfast was brought to our room on a trolley and we asked for different combinations of tea and/or coffee every morning - this was not a problem. Our room was large with two windows overlooking the canal and it was a joy to watch the world float by. The location of the hotel was excellent and we really enjoyed our stay.

So we wanted a hotel that was not too expensive yet not so far from centre of Venice. I think this is what most couples are after. As a positive it is very close to Rialto bridge and the hive of Venice so great location and more or less easy to find when you arrive in Venice.

As a negative: What we booked was not a hotel. We went to the hotel only to be taken to a room with a bathroom in another building. That chap on the night desk was matter of fact & non-friendly which sets a poor impression at first contact. So effectively there is no service or facilities, no wifi, tv didn't work, no bfast. Bed will be made however sheets not changed nor bathroom cleaned. We were bitten from bugs to make matters worse.

Given that Venice accommodation is expensive this hotel (rooms) maybe value for money for those that just want a place to sleep. However was €120 per night with a bit more home work I'm sure one could do better. The room below had a small balcony which would suit. So perhaps others have had a better experience. We spent our weekend walking about Venice more or less.For those that wanted some ambience in their hotel this choice is certainly not for you.
