I was torn to give it either a "very good" or "excellent" rating, but the price tips the scales up. Location is great, minutes in either direction to the Grand Canal, San Marco, boats to airport and islands etc. The staff was extremely helpful, with maps ready at all times to guide you where you need with understandable information. The room we were in was on the 4th floor with a balcony over looking the whole Square, a stunning view. The only downside to that there was no elevator. Granted, the staff brought our luggage up and down, but after 2 weeks in Italy before here, it made it uncomfortable to want to return to room to change, get ready for meals etc is all. Also, if you plan on opening the windows for that fantastic breeze, they should one day put in screens or make sure you have bug spray, as the room will fill up with mosquitos right away.

Very helpful staff instantly gave us a map and pointed places of interest and must see's. noise not an issue with us and we had a room at front of building overlooking square. get one of Fabio's porters when you get off water transport, they will get you and your luggage to where you have to be, no drama's. All in all this hotel was part of a great experience.

The hotel is in great location. It is not that noisy. Close to gondola, catholic church, food and gelato ice cream! The room is great and clean. Very small but nice! It has flat screen tv, shower, two toilet bowls, one for washing and one is for flushing.

Easy to get to Hotel from train of plane, all attractions are 10 minutes away, even the Hospital. There was no air conditionning and it was hot and smelled bad and we had to open the windows but it was very very noisy til late at night and early in the morning because its located in front of a square with heavy traffic. The room was very small the pillows are like pancakes but they did offer to give us a few more. The closet was very hard to lock but it did contain a safe. WIFI worked downstairs only the first 3 or 4 days, breakfast was very minimal, basic and boring. Staff were nice and very helpfull. they do not have an elevator BUT they do take your suitcases up if you ask (3 floors up) Good for 1 or 2 nights stay at best. OVERPRICED

We stayed for 2 nights at the end of May and had a wonderful time. Our room was on the 2nd floor overlooking a back alley, but we didn't mind as it was very quiet and restful. Room is nice with huge windows and a compact, modern and very clean bathroom.
The rooms were cleaned daily and there is a spacious wardrobe and a electronic safe as well.
The hotel location is exactly central from Rialto bridge and St Marks square making it easy to get around to both these attractions. The streets on the way are filled with decent not too pricey eating options and the staff are very helpful. We took help in getting directions on the fastest way to reach St Marks Square and the station. Its an old hotel, but beautifully refurbished, you wake up to the smell of freshly baked croissants every morning and the wonderful aroma of coffee...what more can one ask for!

Room Tip: Take a room facing the square for one with a view.

This is a lovely hotel to stay at in every way, we stayed 2 night and it was most enjoyable. Breakfast was lovely, location was great and the service was unbelievable, we were travelling with 2 small children and they let us stay in the lobby till our night train at 8pm. Nothing was a hassle for them.
The rooms were neat & tidy and bathroom was extremely clean.

would definaltely come back again

The hotel, albeit might not be your ideal romantic hotel in Venice, but as they say location is everything and being placed between the Rialto bridge and saint Marc's square, location is ideal!
The staff were friendly and were happy to help, even offering wellies to borrow to get around when the high tides came in. All in all I would recommend this place to most people!
