Announcing a "palazzo" and showing misleading pictures just as if this were a huge luxury palazzo rooms and view, this is just a neat 2 star B&B, with a standard rooms. The best part is that it is an excellent location, quiet and clean. However, there is no service, and breakfast does not offer any food for guests suffering form allergies or gluten/lactose problem. Very expensive for the offering. IM

This hotel is in a relatively quiet area of Venice, in Dorsoduro, convenient yet well away from the busy area around San Marco. Hidden in a narrow lane, and in two adjacent buildings, the principal reception and rooms are on the third floor, up several flights of stairs, or else accessible by means of a curious but functioning lift (elevator). Some rooms overlook a canal, such as room #5 which is beautifully and traditionally appointed. An easy walk to the Accademia and the stop for Vaporetto 1 and 2. Also, the Peggy Guggenheim Museum is nearby. .

Room Tip: Get a large room with a canal view.

Our hotel room was very clean and comfortable. There were 4 of us staying in the room - one large bed and one double sofa bed, and we had plenty of room. The bathroom was very spacious as well. We each had a set of towels and our own supply of soap and shampoo. The staff was very friendly and helpful. They provided us with a map and some information on local restaurants and the surrounding area. The style was really quaint and charming. True to the listing, we did have a great view of a canal from the windows on one side of the room... it was really very nice! They also provided breakfast in a common room just a few steps outside our door. Although we were not in the main hotel (but in the building around the corner) we were not bothered by this and had no problems at all. We loved the view, and we were only on the 2nd floor, so not having an elevator was not an issue for us.

A couple of things to note... the place was just a little difficult to find, but we did indeed find it without calling them for assistance, so pay close attention to the directions and where you are going. Also, our room was on the corner of the building (again - not the main hotel) and there was a bar/club down the alley just a few doors down, so we did hear some noise late at night from some boisterous people leaving there; however, we really weren't very bothered by this because it wasn't too bad. (I should note that we stayed on a Saturday night and this area is close to the University area with lots of students... so this was probably the busiest night for the local bars/clubs.)

The location is perfect if one wants to be close to the throng of tourists but not right in the middle of it. The room was quite nice, the breakfast good and the service friendly. The tiny lift is good for the luggage but otherwise is it not necessary, much easier just to walk up the nice staircase to the 3d floor where the reception and breakfast area is located.

Beautiful room, view and continental breakfast. My husband and I stayed here for the Venice portion of our honeymoon and it did not disappoint! The location is perfect, convenient to everything but also quiet and not as aggressively touristy as other areas. The staff was very friendly, helpful and professional. The room was lovely and half the price of similar rooms in the bigger fancier hotels in the area.

Nice hotel in excellent position on a small canal behind the Accademia and between two main /vaporetto stations. Go for room Tintoretto in the annex if you'd like a beautiful view down the canal as well as across; go for the main hotel if you want an elevator (albeit tiny) and a view across the canal from the breakfast room.

No chest of drawers or shelving in the room which makes for untidy unpacking. Decor OK if you like dull yellow C18th "faux palazzo". End May and we were told not to have the air conditioning on as it was not yet summer! Everyone else ignored this instruction which was sensible as too hot with windows shut and too noisy in the morning with windows open.

On the whole, a good place to stay and reasonable by Venetian standards but could be better.

was shocked to see the location of the hotel !! , it is located in a 5 ft narrow street where we have to struggle to take our suitcases !..
the doors always closed & locked since the building has some residences/offices ..you press a calling bell of the so called hotel ,the receptionist from 3rd floor of the building will ask for your details by video door phone & she opens the lock .. you go up to 3rd floor in a tiny lift which can
accommodate one person at a time to register your stay formalities ..
then we were sent to an adjacent building in the same narrow street for our room !!
again come to reception area for morning breakfast !!
its not worth going to this place by paying so much !!

Room Tip: they have very few rooms in upper floors only, take very little luggage !!
