“Great location but . . .”

We recently stayed at Palazzo Guardi for five nights in a "junior suite". The pluses are strong: a superb location in Dorsoduro, right alongside the Trovaso Canal, very good breakfast choices, well-maintained by a helpful staff. As other reviewers have noted, the main hotel is on a single floor up three steep flights of stairs or accessed by the slowest miniature elevator I have ever been in. Some of these rooms overlook the canal and all of them are just off the breakfast area. We were in the Annex, which is accessed right off the canal and next door to the Taverna SanTrovaso, a good, if not historic restaurant. The entrance is unmarked but opens into a lovely old lobby area (unmanned) and rooms up one easy flight of stairs. Here again, some rooms are just off the breakfast area (but slightly more removed than at the hotel). Our junior suite wasn't one, really. It was a decent sized room with a small loveseat, table and two chairs and a desk. The furnishings are nice, in antique style. In the summer, this could be quite noisy as the two windows open right onto the canal where there is quite a bit of foot traffic, but we enjoyed seeing the small boats coming and going and hearing the buzz of activity (two excellent wine bars down the street, too). For the price we paid, I would not rate the value as high due to this being a nicely sized room rather than a junior suite, very poor internet connectivity during almost all of our stay, a small TV with no English channels at all, and a very dated and difficult to access hair dryer attached to the wall of the bathroom in an awkward location. We did note that the there are now shower curtains and the shower (over tub) was fine.
All hotels in Venice are expensive and it might be hard to find such a great location at a lower price but I would suggest going with your expectations under control.

Found this hotel by following their instructions to the letter as the door is down a little alley and you really have to look for the nameplate. However perfectly placed for exploring Venice and so near to both Zattere and Acedemia stops. We had the Junior suite looking out on the canal and it was a huge room with seating area and well equipped clean bathroom. Bed comfy and I loved the white crisp linen. Breakfast fine and staff helpful. We will not hesitate to use again if we come to Venice.

We highly recommend this hotel. As a last minute booking we were pleasantly surprised as it was easy to find although it was down a narrow alley, but set in a beautiful and quiet part of the city yet still close to San Marco Square. The room was clean and more than generously sized.
The staff were very warm and attentive with at least one staff member speaking good english. Set in a pretty part of Venice where you can explore and walk beside the canals. There are also many good restaurants (but then again this is Italy - good restaurants are everywhere). Breakfast again was excellent with a wide variety of choice and a good start to the day. There is a small elevator and steps to contemplate. We will be booking this hotel on our next visit to Venice and cannot wait.

We stayed for one night only and were upgraded to a very large room with a private terrace overlooking rooftops. Sadly we were not there long enough to appreciate this fully as there was a thunderstorm that night. The room was very good, bathroom enormous and all very clean and comfortable. More pillows were provided on request with no problem. The only thing that lets this hotel down is for the majority of rooms they lead straight out into the breakfast area, this was not the case for ours but would have been if we had not been upgraded. Also the quality of the breakfast could have been better. On the positive side the location is excellent, very central but not too busy. We have stayed in Venice before and this hotel was much better for the same price, but we were lucky with the upgrade.

Room Tip: Ask for the room with private terrace, not on the breakfast floor.

DISHONEST is the description of the Palazzo Guardi regarding our 31st August 2014 booking, supposedly a “Junior suite canal view”. We were very disappointed for this special holiday 3 day holiday booked in January. We paid a premium €143 per night, and were shown room 5 in the main building on the 3rd floor. A small nicely furnished room, hardly a suite. There were 2 windows, a side window which looked over the roof next door and the front window looking over houses opposite. The front window sill is deep and if you lean right over you can partially see the canal below. We complained and on the 1st night they would not do anything. On our 2nd day we complained again ( a grumpy receptionist) and were shown 1st floor rooms in the extension (which is a newer building further down the canal path) overlooking the canal. However, the rooms are above a main pathway next to the canal, a restaurant/bar, shop and a disco which would make any stay unpleasant. Knowing this we decided to stay in room 5 and asked for a discount. We didn’t get one.

Also entry into the main building is tatty, hardly palatial. The hotel occupies the 3rd floor only so the entrance and staircase are not well kept. When you reach the 3rd floor you will enter the “magnificent lounge”, which is basically a room with the reception desk and a dining area for breakfast. Rooms 1-5 enter directly onto this lounge. So you are woken up by other guests having their breakfasts right outside your door or people booking in and out.

So stay elsewhere if you can but if you have to, the hotel is in a reasonable location. Book a back room in the newer extension. Other friends stayed there, paid a much smaller amount with no view but it was quiet and they had a large room nicely furnished. Don’t be ripped off like we were.

Dear madam,
in the notes of your booking YOU ASKED: junior suite on the third floor, main building, a lift and a gold-colored furniture. We gived to you A ROOM AS YOU requested and we tried to settle. You complain because you have to lean out the window to see the canal but it is obvious that to see the ground floor from the third floor you have to lean over.
You visit a junior suite in the annex building, which has rooms on the first floor to let you see the canal from the new room, but you would not change because you thought that the first floor was noisy.
At this point you asked for a discount.
Like I said, the manager did not give the discount because we proposed you another room and you have refused.
You answered me:" IF I DON'T HAVE THE DISCOUNT, YOU ARE DISHONEST I WILL WRITE A BAD REVIEW ON TRIP ADVISOR".
I replied that you were free to write on trip advisor and now I am a rude person .
I remind you that Trip advisor needs to help hotels improve and users to choose .
YOU DO NOT HAVE TO USE TRIP ADVISOR AS REVENGE BECAUSE YOU FAILED THE DISCOUNT.

This hotel was wonderfully convenient to all major sites in Venice, at a very reasonable price. We were a family of 4, and looking to save where we could. We were not disappointed. One room, but comfortable and nicely decorated. Very clean. Breakfasts were just above average, but great for price. Nice surprise to have cappuccino's and chocolat made upon request. Would definitely return. Room was located in Annex. Was not disappointed. Restaurant located by Annex excellent.

Room Tip: Don't hesitate to request Annex rooms.

Read scores of reviews, and had a pretty realistic idea of what to expect. Palazzo Guardi delivered on all levels, in a good way. Best and most flexible rate will be had directly from the palazzo. Excellent, quick email responses from staff were extremely helpful before arrival. Thank you Irene! Hard to find? Maybe a little, but do a little research, and read the information provided by the palazzo before you leave home, and there will be no excuse to stumble around looking for the front door.
Palazzo Guardi is located in two separate buildings about a block apart. The main building is located down a narrow alley and is also the location to check in for both buildings. The annex building is located adjacent to and above Taverna San Trovaso, and right on a beautiful little canal, Rio de San Trovaso. Beware that there is no elevator in the annex building, and all guest rooms are 1 to 3 flights of stairs up. We stayed in junior suite "Tinteretto" in the annex building with a wonderful view down the canal. Very good sized room by European standards, and the air conditioning was very good as well. Breakfast is included, and while a little sparse, it is more than adequate.
If you require a "luxury" experience with the staff pampering you 24/7, then this is not your spot. But, if you are looking for excellent value, very clean room, and a wonderful location in quiet and full of character Dorsoduro, then you have found a home. Located equidistant from the Zattere stop on the Guidecca Canal and the Accademia vaporetto stop on the Grand Canal, hotel is a 15-20 walk from San Marco Square.

Will definitely stay with Palazzo Guardi on our next visit to Venice!

Room Tip: Chose a room in the annex building and ask for a canal view!
