Just returned from 4 nights at the Residenza Cannaregio, the reviews you see are a true reflection of this Hotel.
Good food, good rooms, very very clean, great maid service, clean bedding DAILY, very comfortable and close to lots & lots of restaurants within 5 mins.
Dined at the Hotel restaurant just once, posh nosh but not too expensive, comparable price with hotels generally.
Does take about 25 mins to walk to St.Marks square but a five minute walk to the Vaporetto at Guglie hop on No. 51 or 41 for a ten minute trip to St.Marks.
Travelling from Treviso, buy a return bus ticket at the ACTV booth for 9 Euros to Piazzale Roma (30 mins trip). From the bus terminus at P. Roma, head to the canal, turn left, hop on No.42 or 52 to St.Alvise, Walk to the canal, turn right towards the bridge, cross the bridge & there is the Hotel - 5 mins max.
Buy your 3 day Vaporetto ticket at the airport ACTV booth too (30 euros) it's valid for 72 hours from when you get it stamped at the machine at the Vaporetto.

Our CIE Italian Tradition Tour stayed here in April. I was pleased with the reviews I read previously so had little qualms about staying at this hotel.

The reviews are all right. This is a great hotel to stay at while in Venice. Yes, it is off of the beaten path, but still very accessible. We loved the peace and quiet of the area at night and longed for it by the end of our tour in Rome.

Our room was small but very comfortable, the bathroom was clean and the place was kept very nicely. The staff were all friendly and helpful.

Our meal at the hotel restaurant was very filling and very good. I did not like seafood which our group was having, so they gladly substituted other foods for me at a moment's notice.

I would go back to this hotel in a heart beat if I ever go back to Venice.

Well maintained and helpful staff, wouldn't hesitiate to stay there again. Didn't have the best experience in the restaurant on the first night, although the food was good, it lacked quantity and was expensive. This wasn't helped by the waiters trying to sell off menu.
Overall for us good location, much quieter than San Marco area but no too far to walk.

A wonderful hotel. Don't be deterred by the slightly shabby exterior. Inside is a truly unique, beautiful and modern building.

Our generously sized room which overlooked the courtyard style garden had a mezzanine floor which provided a luxuriously spacious feel with traditional wooden beams that characterize this hotel. There was more than adequate wardrobe space so we could keep our belongings organized.
The one minor issue we encountered was the lack of light in our room. There was limited lighting which made certain ares of the room e.g. Wardrobe and mirror locations slightly too dark, but this is a small price for such a stunning hotel.

We were somewhat suspicious of what the bathroom would be like as there weren't any photos on the hotel website or trip advisor- but we were pleasantly surprised! Although not perhaps not in keeping with the décor throughout the rest of the hotel, it was pleasant enough with nice touches such as a heated towel rail and speakers from the TV broadcasting live into the bathroom!
The complimentary toiletries were rather special (see photos). The bathroom was cleaned to a very high standard every day. We were very impressed.

The reception staff were really helpful and very accommodating by continuously supplying us with maps and looking after our luggage on the day we checked out.

The hotel bar had a huge range of liquors and wines. Stick with the wine - liquors and mixers work out rather expensive. The buffet breakfast was very well presented and the waiting staff were very friendly and helpful.

Location wise, we thought it was perfect once we figured out the quickest route, it took approx 15-20 minutes to walk to Rialto. We preferred this as it meant we got to explore and see so much more than having the main sights on your doorstep. If you Don't like to walk too far, this probably isn't the hotel for you although the vaporetto stop at S.Alvise is very close to the hotel, walking is the best way to explore Venice and is much quicker than waiting and travelling by the water bus.

We will definitely return to this hotel and would highly recommend it to anyone who is looking for a great break in Venice.

If you are wondering if all of these glowing reviews are exaggerated, don't. This is a lovely, peaceful, well-cared for hotel with the most friendly and helpful staff, and we liked staying in an area well away from the centre. The Gam Gam restaurant in the ghetto area is great, especially for vegetarians. We were glad we had taken the advice of other reviewers re. 3-day vaporetto passes and directions to the hotel. If you don't know Venice the hotel can be a little tricky to find although the elderly gentlemen gathered for their evening conversations near the Sant Alvise vaporetto stop jumped at the chance to point us in the right direction!
