Excellent location for arriving travelers - about a ten minute walk from the main train station at Santa Lucia and a couple minutes further for Piazzale Roma where buses from the airport arrive. I was pleased that my room was ready when I arrived from the airport at noon. It's about a five minutes from the #1 Vaporetto (water bus) stop at San Marcuola. The hosts are very friendly. The value for Venice is excellent, though payment must be made in cash. They have guidebooks in English for Venice sightseeing and cuisine. It's probably 15-20 minutes by waterbus from the main sights in the San Marco area or a 45 minute walk.
The building is beautifully restored, very clean and quiet. My room had an antique look with old fashioned furniture and a painting on the ceiling, but the bathroom was very modern. There was no view from my room, just the neighborning building. I found the breakfast to be fairly standard among hotels and B&Bs I stayed at while in Italy: coffee, pasteries, toast & jam, yogurt, and juice. I was very pleased with one of restaurants they recommended nearby, Osteria Alba Nova Dalla Maria. As I recall, there was no Wi-Fi available, although there looked like a pay-for-time internet spot next door.
