From the Tripadvisor reviews we expected this to be a good hotel but it really exceeded our expectations. Friendly, efficient staff and a very pleasant room. Good location within walking distance of the city centre.

We stayed for 2 nights booked through Inn Travel and reallt liked the hotel. It was quiet and the staff went out of their way to be friendly. There is a lovely shady courtyard to sit and read in. Breakfast was wider choice than many places - maybe reflects there are a lot of non-italian visitors.

Me and my group of colleuges have been staying in this hotel every September for 5 years.
İt is in the heart of old city Bologna but very silence with it's lovely garden.
Staff is wonderfull and they do everything for you that you can feel you are at your family house.

Away from the noise of city center, like isolated; but still 5 minutes walk to the center...
All the staffs are really kind, helpful and hospitable.
Rooms are well-decorated and clean.
And the best thing is its garden that I loved very much=)

WE had a last minute change of plan to our trip so literally booked this hotel a few hrs before we arrived - based purely on its tripadvisor position and reviews. WE only stayed one night so were upgraded to a lovely clean beautifully decorated room.
Breakfast was an unexpected pleasure in their hidden back garden / terrace which we hadn't read about or anticipated.
Its an easy walk to the main square - maybe 15 minutes but Bologna is all about wandering around so its was lovely.

I'm at a bit of a loss as to why this hotel currently ranks number one for Bologna....it was just OK. We booked direct based on the TA reviews (which are usually spot-on), and initially thought we were in the wrong hotel! The staff were certainly nice, and welcoming, the lobby area is comfy, with a nice courtyard and breakfast area out the back, which we walked through on the way to our first room. That's where it fell apart.
The access was via a converted dumb-waiter as lift (nerve-wracking), and the room was tiny and claustrophobic....even by Euro standards, altho nicely appointed with a spa-tub. Alas no shower. The smallish window looking down to a little area just used for rubbish it seemed, and the only access was via the dumb-waiter, or a set of 'emergency stairs' that led to the back alley via dank stairwells and dark passageways.
We asked to be moved to another room - no problem - this time the room was spacious, with a shower not a tub, and big windows overlooking the internal courtyard. This was much nicer, but to be honest, was not very clean or well maintained (the bedspread was really dirty, so i took it off and stashed it), and the cleanliness of the floors and dust everywhere was off-putting.
Access this time was via the proper lift and up a nicely decorated hall, but then we had to go down an old stairwell to reach the room, via a warped door that didn't quite fit the frame. The shutters on the bathroom wouldn't close, and the room was a bit stuffy. Everything felt a bit unfinished, or not at all well-maintained.
The noise levels from other rooms (above, below and beside) and the terrace and breakfast room below was at times quite loud.
It seems there are vast variances in the quality of the different rooms here (based on the other reviews), so ask lots of questions if you're intending to stay here.
The location is right on the edge of the old town (the quieter end), about a 10 minute walk to the main piazza, so location is not too bad if you don't mind a stroll, ad there are some lovely little local osteria and bars close by.
However, looking around town, there are lots of nice hotels...I'm sure there are better options available.

thank you very much for taking time to wright a review and give us some advise about my hotel,i want to apologize if we were not able to satisfy you,but we are only a 3 stars hotel,and our best sometimes is not enough for some specific guest that they aspect a 5 stars hotel with a price of 3 stars,i accept all your complain and im really sorry for what happen,but let me answer to your question about "why we are first on tripadvisor".
This is a gift that hundred and hundred of gust made us after:
1)eleven years that me and my staff dedicate our life to make our guest to fell good
2)we work with our heart sincere and never fake,if some guest is not happy with his room we are HAPPY to show all the rooms until he is really really happy about the room.
3)we work for our guest not against,and you can not imagine how difficult sometime is to say yes when you should say no,but we do with pleasure we LOVE this job,and daily we try to improve and learn how to make less mistake, i can continue to tell you why we are on this position but i think this is enough.
We are not the best hotel of Bologna for sure,but we are for sure the real one and all our guest appreciate it and they forgive us some mistake,i remember that you told us that you were very happy with your second room and you never complain to the reception,but as always happen you wait to go home and send us a review when the easy way was to come to the reception and tell us wich was the problem,with pleasure we ll change your room immediately.
I wish you all the best and i do hope you give us another chance if you ll come back to Bologna

This hotel is located within 10- 15 minutes walk of the historic centre of the town, in a predominantly residential area. The staff are really welcoming and there is a delightful courtyard garden in which to relax with a coffee or glass of wine. The breakfast room adjoins the internal courtyard and provides a a good self service breakfast, with lots of fruit and excellent coffee. We stayed in an apartment which provided excellent accommodation at the top of the building. The street was a bit noisy from children and the Osteria below but once the windows were closed it was very quiet. It could be a problem on hot summer nights because the air conditioning was not very effective, but that is only a small criticism of an excellent 3 star hotel close to all the tourist spots

Room Tip: Go for a room overlooking the inner courtyard.
