We had stayed here because it was highly recommended by family who live in Italy and I had never stayed in a bed and breakfast before so we thought why not give it a shot. I like to start out with the positives since those might be easiest.

The host was a friendly, personable, great woman who really was sweet and nice. The location is amazing and when you walk out the front door the Pantheon is right there. The Trevi, Spagna, Colliseum and buses are so close that walking is like nothing. The restaurants are plentiful in the area and you are in the heart of the action.

I think that previous statements about the stairs and certain other things, well its Rome, the buildings are old its kind of expected. In Europe you expect to walk, climb and not have things like back in the States like Elevators which are in newer buildings not older buildings such as this. I expected the stair climb, and not a lavish spread. At best I expected a continetal breakfast which is what I got. Packaged Criossants, Toast, Coffee, and Juice. Simple and to the point.

The negatives which there are so many let me start off with the simple one, why is no soap given to the guests. I have never stayed somewhere where there is no soap for the shower. I didnt realize this was a bring your own shower soap hotel, that part alone was pathetic that I had to go to the pharmacy to buy my own shower soap.

Next I dont mind paying a 3%, I would even pay 5% for a fee to use my credit card, but I dont expect to make my own copies of the front and back of my credit card and make a copy of my passport so you can keep it and when you are done throw it away so anyone can get their hands on it. Unacceptable way of protecting guests identity from identity theft. Then when we did pay in cash we didnt have exact change and were promised it would be waiting in our room for us when we returned that day. It wasn't and then the next morning when we went to get change she forgot and still didnt have change so I ended up not getting the change due to me. It sounds petty but is not how you run a business.

The room was well kept and clean and thats good, but when you walk in, there is a dining room table and a bathroom. Then there is a metal winding staircase leading to your room. Not a big deal I guess, but a nuisance to have to go up and down. Now since you can hear everything in the paper thin walls, everytime another guest opens their door it sounds like they are breaking into your room. Hard to get a good night sleep with the paraniod belief that you aren't 100% safe with those creepy noises.

The hotel is under construction for which looks like forever and with me being 6'2" I had to duck to get around the scaffolds. There is a restaurants kitchen downstairs and they work late until about 1am and get in at about 8am and although the facility cant control their actions, they are a loud group of people and this morning I was awoken to the sound of loads of glass bottles being broken as they were strewn into the dumpster below us. Not a pleasant experience but out of the control of the facilty understandable.

Had the entire room been on one floor it would have been acceptable with its nice wood floor upstairs and decent settings. The bed sheets were soft but the towels were paper thing (understanding it must take forever to dry them as they dont have dryers in Italy so thinner it is easier to dry)., but the towels were unreasonable harsh on the skin. The bathroom is small (expected) and in dilapidated condition. The bed is large (two smalls pushed together).

The AC leaked and every 10 minutes made awkward noises. Very loud and did not do a good job keeping the room chill. The first night I got 10 mosquito bites all over my arms and I dont keep the windows open so I wondered where they came from.

Altogether this was not a good experience. I should of went with my gut experience and not booked this place, I should of stayed at the luxury hotels I am used to but I thought why not try something different.

If you stay here, good luck. You will love the location, but hate everything else. Remember bring your own soap, shampoo, and conditioner, dont expect to get any here.

Stayed at this B&B for four nights.
We were very well taken care of .
The rooms were clean and the location the best in Rome.
We do recommend their Pick up Service to and from the airport!
Very friendly staff!
Will definitely will go back there!

1 important thing is missing in all the negatively rated reviews, which are written bellow:)
people! if you don't like the service, the bathroom, the darkness and any other mentioned disadvantage .... please !!! -> book 5 stars hotel, it's all up to you.... don't forget the price which you are paying for this hotel!!!
my opinion - it's perfect! i spent 4 days in it, and I will detail the things i liked, with great reccomendations to feel the same:
- arrival. yes, you need to call in advance, and - yes, they will be late to come:) but - this is Italy, and that/s the way you should feel the culture!!!
- no english. we had a bit english and a great piece of smile and friendly attitude.
- room. very nice. big window. no bad smell. small kitchen, which you can use, if don't take breakfast.
- breakfast - be sure to come for it between 8-10 in a morning, that's communicated. In italian, so probably, not all of visitors get this detail.
- place. the best in Rome! Pantheon square has the special spirit... No noice, as it's small and quite.

The good news.......the location is terrific - turn left out of the front door and there is the Pantheon! Most of the ancient Roman buildings & the Vatican are only a short walk away.

The bad news........the building is still like a building site, with scaffolding everywhere. The rooms are up 2 floors. There is a lift but hotel guests do not get a key to operate it, so you have to carry your own luggage up 4 flights of stairs.
Our room had no window to the outside world, but was large and clean. The bed was comfortable, but only 1 pillow each. With energy saving lights, it was pretty dim and depressing inside.
The shower operated fitfully and was difficult to get the right temperature. The electric sockets are not Euro standard so you need to get a converter.
Breakfast was pathetic. The coffee was always lukewarm (it is made early and then heated up). There is only chocolate filled croissants out of a packet (yeuchh!), and cheap bread which can be toasted, with jam. No slices of cheese or ham available. On the last day we did not even get offered orange juice or more than one slice of toast. Even at this price it wasa a disgrace. The hotel really needs to do better than this.

I booked this B&B because of the extremely cheap price and the location and wow - the location was unbelivable. previous reviews warned of the construction going on and having to walk up a flight of stairs. i was prepared for both (although it is more like three flights of stairs not one!). The tiled room had an echo effect. It contained a large buffet sideboard piece of furniture which was locked, a small TV mounted high on the wall, a large bed and a small corner cabinet. when we arrived, the windows above the door were open. these windows looked out on the workers (who could see directly into our room) on the scalfolding that were in the hallways and the entire building was open to the elements. I had to use a trashbasket to shut the windows as best as I could. the heater appeared to be mounted on the wall up by the TV and was controlled by some type of set remote. The entire room had a faint musty wet smell but was not unbearable. the bathroom, while dinghy and a little moldy appeared clean. when making reservation, I thought a hair dryer had been confirmed. there was no hair dryer, which I could have lived with, however, the shower had a trickle effect and only trickled water out in either scalding hot or freezing cold - there was no medium and no force or spray. You would make out better with a sponge off from the sink (which did have water pressure...go figure?!) In addition, they must do their laundry in vinegar because both the bedding and the bath sheets smelled like the vinegar. With the window shut the bedroom quickly started smelling like a steam room with a musty wet hot smell. (maybe they have a leak in the radiator?) We had to crack the windows open to try to get rid of the smell and could not find a way to turn the heater down. They opened the kitchen at 8am (actually 8:15) and had individual wrapped pastry or toast, coffee, juice or tea. I have no italian and the hostess had very little english so I could not communicate regarding the heater and she was speaking with the other guests. We did end up staying both nights, simply because we had already made plans with a shuttle pick up the next day and didn't want to cancel and couldn't find a cheap hotel in that area. however, both my husband and I came home VERY sick and I really blame the smell and steam room conditions. I would NOT recommend anyone stay at this place until they correct the heating conditions - a few bucks in your pocket is NOT worth your health.
