We stayed 4 nights in this poor excuse for a hotel. Really it a basic apartment building that lets its very basic (though admittedly clean) rooms by the day. It is not really a hotel in any other sense - no bar, cafe,intermittently manned reception. Whilst each room is supposed to have air conditioning in fact it simply makes a noise and provides no cooling effect at all. In August this makes it practically imposible to stay in the rooms either day or night.
We complained on second day and were moved after much huffing and puffing to another room ......which was exactly the same. THERE IS NO A/C IN THIS HOTEL.
Incidentally, every morning as we walked past reception there was a line of guests with the same complaints.
The hotel is about 15 minutes walk from the vatican but understand your walk is through a very residential area which has few amenities. It is a long way from public transport.
Definately not recommended
My two teenagers and I were pleasantly surprised at how nice the rooms at the hotel were during our two night stay. They were also very clean. The people at the desk were very helpful and had a great sense of humor. The air conditioner was not quite strong enough to cool two rooms, but when we asked for a fan at the desk, one was sent to us within minutes. When we closed the door, the air was perfect for the master bedroom. Overall, it was a pleasant experience and we would stay there again.

family of four just came back from one week stay in Rome at residence vatican suites.
location : right next to vatican, easy walk to st-peter square. for vatican museum, it`s a longer walk however as you have to go to the north entrance of vatican so expect a 15 minutes walk. it`s located in a quiet and residential area which is quite peaceful and relaxing with several restaurants, cafes at 5 minutes walk distance.
it is however a bit remote from the rome center area. your best bet to get to rome central area is probably to take bus # 46 which runs on via aurelia (one block from the hotel) and gets you to the central piazza (piazza venezia).
Other alternatives are the regional train (st-pietro station, 5 minutes walk) or the cipro subway station (15 minutes walk).
room : we requested an appartment for 4 people with two rooms (which we got), however the appartment did not have any A/C which is not what i booked. I complained to the staff and made it very clear to them that i booked an appartment with A/C. They acknowledged the problem and moved us to two contiguous appartements with A/C the next night. Due to the heat we however got very little sleep during the first night.
kitchen : be careful, the kitchen corner is not a `fully equipped kitchen` as stated on the web site of the hotel, what we had at our disposal was a small fridge, a sink and some glasses and that`s it. An electric stove top was available but since there was no "cook ware" it was useless. I can say that this was a disappointment and i would say that web site material of the hotel is somehow misleading when it claims that all appartments are equipped with "fully equipped kitchen", so be aware, if you plan to rent an appartment and expect to cook your own meals, it`s not possible or perhaps you need to make some special arrangements with the hotel, i don`t know.
bathroom : small but super clean and efficient, no issues there.
in room safe : one per appartement. (was broken in first initally appointed appartement, but working fine in subsequent appartment).
internet access: works fine but you need to have a network cable as it is not wireless access.
roof terrace : very nice, but for some very strange reason, it`s opened only in the morning until 11h30 AM. Suggestion to management : i think you could easily setup a friendly happy hour / wine bar on the terrace roof in the evening, i am sure it would be very popular (at least we would have been there every evening for aperitivo ..)
staff : excellent. very helpful and resourceful. Randy, thanks for your help in fixing transportation with private limo service, it was on time, clean and efficient in order to get us to the airport with no suprises or hassle.
price : probably reasonable / ok for rome (we got a rate of 230 euros per night for a six nights stay).
security : no issues at all. residential area.
rome : absolutely fantastic city. so much to see and do. be prepared to walk a lot and carry a bottle of water (in the summer as it is very hot) with you as you can refill it in any fountains everywhere in the city. (the four of us drank plenty of it and no stomach issues).
overall : nice, quiet, clean, comfortable appartments, but be aware that 1- all rooms are not equipped with AC (must in the summer, unless you like to sleep in a sauna..) and 2- fully equipped kitchen is misleading unless you can perhaps make some special arrangements with hotel.

Our stay at this hotel was very enjoyable.As it was our first trip to Europe,we were not sure what to expect but were pleased with what we found. At the front desk they spoke English(as well as Italian) and were very interested in helping us any way they could. Both day and evening gentleman assisted us in numerous ways.One mapped out some public transportation for us,the other told us how to get tickets to see the Pope,and how to find the neighborhood grocery.He also resolved tiny issues we had on arrival such as using the t.v. remote(press 1 to turn on)and resetting the a.c.(which we could make nice and cold)The manager was very friendly and seemed quite eager to make our visit memorable("have dinner on the rooftop terrace some evening" he suggested)The housekeepers were always smiling and kept the entire place spotless.
