The room was stark and noisy. We could hear everything the people in the room beside us were saying. The staff were rarely at the front desk. Our sheets were never changed in the eight days we stayed there. We placed our dirty towels on the floor to signal we needed fresh ones and the dirty ones were put back on the rack. The tub was chipped and its caulking moldy in places. The roof top terrace was only available to hotel guests from 8:00 A.M. to 11:30 A.M. and we were told we would have to "rent" the terrace to use it any other time. Overall, we strongly suggest avoiding this place. Its only benefit is its proximity to the Vatican.

Spent 5 nights in this apartment hotel, was initially quite pleasantly suprised, studio apartment consisted of two rooms, everything was very clean and furniture was new, close enough to the metro for us, reception staff very helpful, in room internet access what more could you want?
Unfortunately it was all downhill from there, I wanted to use the laundry facilities the night we arrived and was shown them and started the laundry, when I went to check on progress there had been some kind of electrical fault and someone who I thought was the maintenance man, but turned out to be the general manager was telling the porter off quite loudly, when I arrived on the scene I got the same treatment, lucky for me I could leave, not so the porter, I could hear him being yelled at for more than an hour from my 1st floor apartment, not pleasant. Next problem, reported that I received a small electric shock when using the kitchen facilities in bare feet, never fixed, even though I reported it every day, in fact when we returned on our last evening the stove did not work at all. When we reported this, there was no apology, nothing. The attraction for this accomodation was the roof garden, which apparently as the general manager told us at length when we were sitting up there having a drink before dinner, was closed after 1130am because the guests make too much mess!! It is a lovely area and could be used as a real draw card, you can see the vatican roof, it has some lovely furniture, but is only open from 8am to 1130 am when most tourists are touristing. In all clean, has some electrical issues and service is so so. I would recommend the general manager watch some episodes of Fawlty Towers-I could see some similarities, maybe he could as well?

In quality of responable of the building, I want answer to this book review. In the first place I’m feeling deeply injured since as you have compared us to a pension, we are a Residence from 4 stars. Regarding your critics, I’m very very sorry, but for the fornitures of the room we have chosen an elegant, luxury and fine fornitures, if your personal taste is different, I can’t do anything. For the noisy, there weren’t rooms near by you. The bathroom is perfect, I don’t understand your critics regarding the room. We received a lot of compliments for this kind of room.
Regarding the sheet, the change was once every three days, in eight days of permanence it has been changed two times to you, the same one is worth for the linen of bathes, than, after your first demand, we have supplied to change that every day. The reception, being a Residence, has a timetables of opening and closing. For the terrace, nobody has never said to you that it was a service to payment, but that after the hours 11:30 of the morning, after that came sluice, it became a service upon request, but without some extra cost. . The invitation therefore seriously to reflect on how much you have written, as deeply offensive and disparaging of a structure that has like founding principle the seriousness and the professionality. We accept the critics but not the free offenses. The invitation indeed newly to stay again in the Residence, in order to demonstrating you that as to hospitality our residence is not second to nobody.

best to stay holiday, not only tourist

We like the pleasant and particular position close to s-Peter, it is our second stay here , very quite best for cultural visits, correct price. helpful kind personnel, very confortable and clean room, relaxing at-home feeling and individual kitchen also.
in Roma we will stay always here-

This is a nice hotel about 10 minutes from the Vatican and about 15-20 minutes from the nearest subway (Ottaviano station). There are also buses that stop 5 minutes from the hotel, but these are more challenging to figure out in Rome.

There are some extremely steep steps that lead up to the hotel, which itself is on a hill, but you get used to it as you do so much walking around Rome anyway.

We had booked a studio apartment for 6 nights in September of 2008.

First impressions: nice metal gate outside the residences, and a second door inside. Windows of low apartments have metal grates on them. Inside the lobby, the clerk on duty has a large TV displaying 4-5 different camera views of the hotel entrances. The rooms themselves also have a double door--the entrance to a foyer and a bathroom, and the door to the room/apartment itself. Rooms have an electronic safe inside. There's definitely a feeling of security there.

The apartment seemed shockingly small when we first walked in. The closet could not open without us moving the bed toward the door, but moving the nightstand around solved the issue. There was a small TV with a cable box and Italian channels; the air conditioner was above the door in the room but was NOT working. This was fine for us traveling in September but could be a problem for hot months.

The kitchenette was a stove/fridge/sink combo in a closet on the right side of the room. The stove had two electric burners and a pot. In a studio apartment, it really wasn't suited for cooking. We used it a couple of times to boil water for tea.

The bathroom was spacious; the negatives were that the shower was done Euro-style without a curtain; we got the place flooded the first day. There were plenty of clean towels and likewise the bedsheets were clean and fresh. Each bathroom has its own heating tank. (no running hot water) Between the two of us, we used up all the hot water whenever we showered. There is about 15 minutes of hot water total, until the tank recharges (~2 hours).

The walls are very, very thin. Almost every night we heard the neighbors next door. Two nights we were awakened by neighbors coming home and walking around at 3 AM; another night by very loud snoring next door. Bring ear plugs, if you can.

There's a clerk on duty most hours of the day, except lunch and weekend nights. One weekend night, we got locked out of our room by the cleaning staff accidentally closing the deadbolt, which resulted in ours calling the hotel emergency number and having the staff come open the door for us.

The rooms get cleaned daily, except for weekends. The sheets don't get changed, but the towels do. There's also a laundry room in the building, though it is expensive. (2 Euros for either a washer or a dryer).

There are restaurants nearby--if you are looking to grab a quick bite, they are 5-10 minutes away, and the better ones are by the Ottaviano subway station 15-20 minutes away.

In summary, this is a nice hotel for the money. It is clean, safe, close to the Vatican, and a bearable distance from the transportation. The downside is the hot water situation, the thin walls, and the location which really isn't in a 'hip' part of town.

My wife and I have just returned from two weeks at the Vativan Suites. We were both very pleased with this Hotel for many reasons.
- Location: walking distance to S. Peter Square, to public traspostation, and to restaurants.
- Clean and comfortable
- Staff members are professional and extremely helpful
- Affordable for Rome standard
- Spacious: the smallest suite, the one where my wife and I stayied, easily accomodate a family af four.
- The traffic in the street where the Hotel is located is almost inexistent, a plus for Rome standard, making the area very quiet.
I definitely would recommend this residence to relatives and friend.
