good:
- cookies were there when we arrived
- giovanna was more than helpful in planning bus routes, train routes, and giving local advice
- we had a fridge in which we can keep water etc in.
- pleasant decor in room
- airconditioning was heavenly in the august heat
- close to the vatican for the vatican touring days
- cheap shopping and good food everywhere
- close to bus route
- clean
- great coffee maker- yet a little noisy as i was afraid of waking other guests
- GIOVANNA IS SOOOOOOOOOOOOO NICE... i have no complaints about the hostess whatsoever, she was so sweet and made us feel comfortable with being in a large city.

not so good:
- the breakfast did not live up to my expectations at all as a bed and BREAKFAST-- i've had way better breakfasts at cheaper B&B's with more guests to cater to. both mornings i had to buy my own breakfast because the breakfast provided was too sweet.
- location not great if you want to experience night life. the subway closes early and when you get to Ottaviano station there were no cabs available. i had to walk from the station 30 mins to the B&B at 2am.. not fun as a female...
- the bathroom drain was clogged and made having a long hot shower after a long day impossible...
- THIS AS NOT CLOSE TO TERMINI IN ANYWAY, it was close to San Pietro... not convenient if you're on a tight schedule... we had to rush to termini via bus not by foot.

Thank you for the compliments made to myself,
but I must say that :

- The breakfast consists of several types of yougurt, 3 types of cereals, muesli, bread, biscuits, cake, croissants, 2 types of jams, butter, peanut butter, cheese spreads, 3 or 4 different bottles of fruit juice , milk, tea, coffee, teas, honey, fruit syrup.
and 'true, I have not included ham, boiled eggs, which usually, although not always suggest for breakfast in winter.
I am very sorry that it was not enough, I take note!

-the shower was arranged, unfortunately in August is not easy to have a technician, I apologize!

- to get in the historic centre, we have a stop to 50 meters per bus 46 that leads to Piazza Navona and Campo dei Fiori,
where there are many local pizzerias, wine bars, restaurants, perfect for nightlife and Piazza Venezia in 15 minutes max, and a stop at 400 meters for the 64 bus that reaches the station Terms passing throughout the historic center, always at 50 metres there is a stop 571 that leads to the Colosseum and continues to San Giovanni in Laterano.

Or at 600 metres there is the St.Peter station, which connects with Termini station, here every 15 minuts part a train for direction Termini, who arrives at 10/15 minutes (with the same ticket for the bus), to here comes the bus 64.
I would also say that the area of Termini station, is not a secure area at night.

Nice hotel, close to Vatican, breakfast included, very friendly landlady who lives downstairs, she offers lots of help with directions and advice and will lend you her entire DVD collection. Recommended.

We stayed in Rome only for two nights at casa giovy, Giovannas welcome was fabulous, her directions were great. She had arranged an airport transfer for us which was great when arriving in rome for the first time. Then she helped us plan our visit so we could see as much as possible in the short time. Even helping us rejig on our last day so we could whizz out see the colliseum and then get our transfer back to the airport. Goose her neighbourhood restaurant is well priced and good food. and her location so cloase to the vatican made the early morning start for our tour easy.

My husband & I stayed at this b&b for 4 nights mid July after seeing some good reviews on here & booking directly with Giovanna (the proprietor). Some of the higher rated properties were fully booked so when she got back to us with a decent price & with vacancies we thought we would be safe booking it.

First... the good.
Giovanna is an excellent host, from prompt & friendly email correspondence, through to welcoming us on our arrival. She showed us the rooms, gave us an excellent map with details of where to catch buses & some good tips about distances (e.g. leave a lot longer than you think to walk to the Vatican museum entrance as it's a good 10 minutes on from St Peter's Square).

The rooms themselves (& we saw both) were of a good size with decent size beds. Many hotel & b&b's have normal size doubles but, as we sleep on a queen size at home, we often find these cramped. At this B&B the beds were at least king, if not queen size. The two rooms are called the Margherita & Girasole. The Margherita does not have an en suite but it does have a large, clean & nicely decorated bathroom opposite which is for exclusive use. The Girasole has an en suite but it's tiny & it is impossible to take a shower without water going everywhere. On reflection we preferred the Margherita room even though the bathroom was not en suite.

The location was good - about a 10 minute walk to St Peters & with a bus stop just around the corner. There was also an excellent restaurant called Goose that Giovanna recommended just around the corner & we had two meals here. It's not upmarket in any way but well-priced food & friendly.

Plenty of storage space in either bedroom & both had balconies although I wouldn't have wanted to sit out on them.

There were cards with recommended restaurants in the kitchen area & there was always juice available in the fridge.

The not so good....

Whilst the location was great in terms of position to St Peter's, as other reviewers have stated, it is only about 100 metres from a busy train line. If you like sleeping in air conditioning I suppose it isn't so much of a problem as the windows are closed (& they are well sound-proofed). Please note it is an extra charge for the air conditioning. However, we can't use air conditioning overnight as it makes us feel ill & so we had the choice of having the windows open for a nice (if warm) breeze & not being able to sleep a wink for the traffic & train noise, or closing the windows for peace & quiet but then being unbearably hot. The trains do slow down in frequency overnight & at weekends but, even then, we were woken at 2 hour intervals by freight trains. I'd like to point out that the noise from these trains is not a mild rumble, by the way, it is crashingly loud! Especially the freight trains at night.

The breakfast was disappointing. One morning the coffee machine was broken by another guest (not Giovanna's fault, admittedly, but it meant we couldn't have coffee) & there is no kettle for tea. There were no cereal bowls one morning. You have to heat your water in the microwave if you want tea & then the choice is fruit tea (which I like) or Earl Grey. If you like normal tea-bags then take your own. There is no bin in the kitchen area so you can't scrape your bowls or plates or put used tea bags in them. Not major problems in themselves but minor tweaks would make it a lot better. There was quite a bit of choice though - with two types of cereal, bread (& a toaster), cakes & pastries, & some cream cheese & processed cheese in the fridge. There are jams & spreads in the fridge too. The kitchen area has a timed light switch (there are no windows in the kitchen) so halfway through eating it would go off, plunging us into darkness. Quite dodgy if you're pouring hot coffee at the time! I appreciate the energy saving reasons behind this but lengthening the timer to 30 minutes would be better.

There were no mirrors in the bedroom. Giovanna has kindly provided TVs & DVD players with a library of DVDs. However, I would rather a small investment had been made in buying a cheap full length mirror for each room than spend the money on a TV that people don't normally have time to watch on a city break. I can't see it costing more than £100 max to do this. If you are staying in the Margherita room which doesn't have the en suite, you are forever having to cross the hall to check your make-up, clothes or other stuff which you normally use a mirror for in the bedroom. A little irritating.

Overall, we wouldn't stay here again because of the noise but just a few minor changes & minimal investment would improve the experience for those who don't mind being in such close proximity to the railway line, as this place does have some good points (the main one being Giovanna).

I and my family live here from years and believe me not use air conditioning I do not like, yet sleep at night, please read all the reviews and discover that I am not lying.
I thank my host for the suggestion of mirrors, I had not never thought to this, but not for an economic problem!
The coffee machine was replaced.
breakfast is usually much appreciated for the variety of choice: various tastes of yougurt, cheese, butter, jam and peanut butter, chocolate, milk, cereals and biscuits, cake, croissants, fruit salad or ham.
you can read all other comments.
I wanted to clarify that the Italian law which regulates the B & B,
prohibits of prepare food facts home to be served for breakfast! I am sorry if my guests have not found satisfaction breakfast!
there is no tea kettle because I am accustomed to using the microwave, but if not good for make tè, I will be buying a kettle.
Thank you again for the suggestions that I help to improve the quality of my service.

We rented two rooms of the three that are in the Casa Giovy B&B. We found the location to be perfect, the accomodations better than expected and the hospitality outstanding ~ Thanks Giovanna

Giovanna and her family were very warm and friendly towards us and provided us great information on places to eat and things to see and do. Her business cards were most helpful as they have a map on the back of the card to the B&B.
