Let us start from the most crucial point - Rome is TERRIBLY expensive, and yet it is a must-see. So, the last thing you want is to spend more than you have to on accomodation. You're much better off spending the money on eating some glorious food at some ristorante or trattoria. Otherwise you cannot really say you've been in Italy!
Laterano B&B fits the bill perfectly - kind staff, clean, decently-sized rooms and a private bathroom.
Breakfast is all pre-packed stuff, but it is good by Rome standards. Crispbread, jam, butter nutella, briosh and your choice of coffee and tea.
A nice touch is that the double beds actually have sheets for double beds!
Location is good, about 5 minutes walk from the nearest underground station and much closer to the bus stops and tram lines.
For a good Italian style meal nearby, I would strongly recommend Ristorante Cannavota, round the corner towards the Laterano basilica.
