Do not expect a hotel structure, but a B&B structure, with breakfast served at a coffee place in the area (coffee, pastry and juice). Rooms are small, but new, clean and very quiet as they give onto a private court.
You can walk to the Vatican Museums (10 minutes), and if you need the Metro, the Ottaviano stop of Line A is right there.
The only downside is the limited space in the bathroom: one little shelf would have sufficed.
Staff is very nice.
Definitely good value for the money paid (75 euros/night).

We have just returned from Rome having stayed at the Vatican Holiday BB for 4 nights it has a metro just outside which will take you to all tourist attractions and the Vatican is 5 minutes walk from the hotel. The guy running the place is called Michael and he was brilliant he gave us a great map and told us how to get around, if you buy a 3 day pass for 11 Euros at the metro you can use all public transport it is so easy popping on and off the trains (underground) and buses. We were given a voucher for our breakfast which you take to a cafe 3 doors away its coffee, juice and you can choose a pastry its not much but was very nice. I would recommend this hotel and if i go back to Rome i would definetly stay there again.

When we arrived we were taken to a seperate building where our room was, which seemed alot better than where we first arrived. This hotel was situated about 10 minutes walk from the vatican square which is fantastic. The metro station is right outside your frontdoor and is very easy to travel as it only has line A and B. So it takes you to all the great sights of rome.
We prefered to walk alot of the streets, which lets you see so much more of rome but if your not a walking person, its not reccommended.
Breakfast was at the corner cafe 4 buildings down where we got a croissant, tea or coffee.. simple but good, If you are wanting more for breakfast there are plenty of places to eat in the area you are staying. That goes for night dining too, the best resaurants seemed to be tucked away down little streets though.
The room in which we stayed was very clean, simple and cosy. It has everything you need for a short stay, bed, shower,toilet,sink, tv, fridge,wardrobe,drawers,air con,radiator. It is quite modern too.
I definatly reccommend this bed and breakfat if you are staying a short while and are looking for location,convienience and comfort. ****

A flat in a very quiet complex which has been turned into a B&B. Rooms are quite small - this is the only negative comment. Towels are changed daily, the rooms are very clean, the en suite tastefully fitted. The complex is at the far end of a courtyard and therefore very safe and quiet (you need 3 keys to get into the complex and B&B front door as well as a bedroom door key). Each room has a digital TV and digibox and a safe. The location is about 500m from the Vatican and surrounded by restaurants and a wonderful market (excellent fresh fruit). For breakfast, you go to a café a few doors along where you get a juice, cappuccino and a croissant. For the price, cleanliness, facilities and location, its outstanding value.

We stayed at the Vatican Holiday in early October for 3 days. The B&B
is well located and within a 10 minutes walk to the Vatican. The room
we were given was very quiet but extremelly small even by the european standars. The shower measured 18" X 18" and it was so small
that it was hard to get through the door. So if you stay here, don't drop the soap withe showering.

The B&B staff was seldon seen. Thus, no much help/assistance was provided. Breakfast is taken at a local cafee and it is very basic: one coffe, one juice and a croissant. I consider this B&B overpriced for what you get.
