I chose this hotel just for the location.
OK, Eater in Rome is not the best time to go.
People everywhere, stores all closed..etc.

This is not a hotel, it's a apartment with small rooms with small bathroom just with shower you can't even move to shampoo your hair.
We were given a room on the 4th floor, no elevator.
At the middle of the night we realized there was no toilet paper.
Heating was uncontrollable, it was like sleeping in the Amazon !
Just stay away !!! I warn you...

I booked the hotel through GHRS and paid 120 EUR/night (17 to 20/feb).

The hotel is in an awesome location, 100 m from Piazza di Spagna, 50 m from Via Condotti and a short walk from the Parthenon. It's a great (and safe) neibourhough for a night stroll.

The room (n. 404) and the bathroom was pretty clean and well kept. The breakfast was OK (Italian stile).

There are two down parts:
- First, while the hotel dosn't have a lobby, just a small front desk in the ground floor, the rooms are located in the 2nd, 3rd and 4th floors, with no elevator. You will have to carry up your luggages (I had help from the hotel manager).
- And second is the size of the room and the shower. The room was so small we had problems to keep our stuf organized and the shower is so tide, you can avoid messing up.

It's a good choice for those who doesn't care about stairs and the size of the room and are in search for a clean and well located place to stay. Afterall, if they had big rooms and elevator in that location, they would be charging 300 EUR.

Conclusion: I would stay there again.

I would like to inform everybody to avoid this hotel as well as all hotels from the Ludovici group (Bolivar hotel and Ara pacis hotel). We booked a room at Bolivar and gave our Credit Card number (compulsory for the reservation). When we arrived at Bolivar hotel, they did not have any room left and transfered us to Ara Pacis hotel. We stayed one night and then, they told us they did not have any room left neither. They suggested us to go to Inn Spagna Room Hotel. We refused and told that we would look for an hotel by ourselves. Bolivar transmitted our CC number to Room Inn Spagna and we were charged EUR 140 afterwards. Now I am struggling with my bank to get this money back. It is a shame and not a good advertising for the city.

We stayed at this little hotel on Via Mario de Fiori in Rome, and just wanted to warn other travellers. The hotel is not really a hotel, just a bunch of rooms, there is no lobby, no lift (and no one to help you carry heavy suitcases up 3 flights of stairs!), and whilst the hotel advertises that all rooms have a direct phone line and satellite TV, we had neither. Also, we were about 15 minutes late checking out (because we had to go outside to use a public phone to call our taxi), and were charged a 50 euro penalty for this.

It's not that the rooms are awful, but for the price (200 euros/night) the facilities and service are very basic, more like a hostel than a 3-star hotel. We stayed at another 3-star hotel in Rome as well, the Hotel Mozart, which was actually a bit cheaper, but a hundred times nicer - friendly staff, free internet, spacious rooms, a lovely roof terrace and bar, great breakfast.
