We had a great stay at the All' Obelisco bed and breakfast. The owner, Giancarlo, was a perfect host. He lives on the third floor of the building, so is accessible if you need him.
Located directly across from the famous (and very expensive) Hassler Hotel, the location is perfect right by the Spanish Steps. You are about a minute away from the Metro stop.
At present, the building is being renovated on the outside so it isn't very attractive. We didn't have any problems with noise from the workers outside (at least not early in the morning).
After entering the huge door, there is a lovely foyer for the building (not sure how many people live on the upper floors). There are only three steps up and the B and B is located on the first floor. Entering through another door into the reception area where Giancarlo's desk, couch, chair and laptop for guests to use 24/7. There are only three rooms and it is very private. Our room had a private door leading to a small hallway, bathroom and bedroom. The bedroom was quite large with a desk, dresser, TV and large window with shutters (which made it very dark during the day). Normally you could electronically open the shutters outside, but because of the construction work we never opened. Then there is a window with a solid pair of shutters on the inside that you could close. The TV has a satellite hook up but we only found BBC and one other channel in English. In the hallway is an armoire for hanging clothes with only about eight hangers. The bathroom was Italian small and the shower was the smallest we had while in Italy. Don't plan on shaving your legs in the shower (I used the bidet)!
Breakfast is served upstairs right off the reception area and was your basic juice, croissant, yogurt, fruit and you choice of espresso, cappuccino, latte, etc. Giancarlo asked what time you would like it served (normally between 8 and 10) and Maria would help with breakfast. There were three tables in the breakfast area.
We even took a late lunch upstairs and had access to the kitchen any time we needed. He even provided bottles of water and juice and we could keep food in the refrigerator, if needed.
I was very please and would not hesitate to stay again at Giancarlo's All Obelisco. The price was very reasonable (book directly with his website - do a search on google or email me directly) and the location was perfect.
We used the Metro quite a few times so it was very handy. Also, during the day there is an elevator at this metro stop which was a lot easier to use then taking the Spanish Steps but found out it closes after 8 PM !
