We stayed here for 3 nights and while not at all fancy, it was great for what it was. We had a double room with shared bath, something that I hesitated about initially but as it turned out, it was no issue at all. They have 3 bathrooms so one was always available. They were helpful with directions and they keep the place extremely clean. It's also right across from the Vatican, so it's really handy for when you need to start lining up at 8am!

This B & B was perfect for our group of 8 staying in three rooms. We were only there one night and had only the following day for touring Vatican and area before our cruise left. The host was very gracious about our late (midnight) arrival and quickly set us up for the night. His english was fine and we had no language problems. We were assigned two bathrooms for our group- very large and clean. We had come prepared with our own soap, but there were supplies provided. Two of our rooms were very nicely decorated, but the other was a bit spartan. Can't complain because the rooms were exactly as the online photos showed.

We were thrilled with the location! I thought the online photos were stock photos of the Vatican museum entrance, when in fact they were photos taken from the bedroom window! It was a tad noisy with scooter and traffic noise, but this was Rome. Breakfast was delivered to our rooms with everything we had ordered the night before. I don't drink coffee, but my kids thought the espresso was terrific.

Be prepared to carry your luggage either up or down about a dozen stairs from the street to the building entrance. After you're inside there's a tiny elevator up to their floor. Our host booked tour reservations for the Vatican for us (as we had asked via email) as our time was tight and didn't charge extra for the service, just passed on the Vatican reservation fee. They also let us keep our luggage in one of the rooms until our van came for us at 3:00.

Other hotels/B & B's in the immediate area were almost twice as much. The booking agency they use was very diligent in making sure we received prompt replies to all emails and reservations. Overall I was quite pleased with our stay.

The bed was incorrigible--the mattress was lanting and reclining, a very cheap one indeed, to an extent that our backs were compromised over the night. To have paid that sum for a clean and sizable bedroom yet to exploited by having a cheap and horrible bed and shared bathrooms was a complete ripoff. Although the owners were nice people they had no real interest in assisting our stay and attempted to exploit us in ways that would not be named here. For the price it is certainly a ripoff. Those who are interested in bright and big rooms , with shared bedrooms, may like it, although the location is not so convenient because one would prefer to stay in the center.
The other places which were of comparable prices were much better.

We stayed at The Right Place for two nights. It is directly across the street from the entrance to the Vatican Museum. There is an elevator and air conditioning. The room was large and very clean. They only change the towels once every four days and you need your own soap. There were three bathrooms down the hall each with toilets, sinks and showers. Never had to wait once. Always had hot water. Breakfast was served in our room. Same thing each day but you could have everything on the menu. The underground was only a couple of blocks away. Noise from scooters at night was loud until around 1:00 am then quiet. A woman who spoke English met us on checking in but we only saw a man after that and he spoke very, very little English. Most of the stores close when the Vatican does so you have to go a few blocks for eating places at night. As with the rest of Rome it is very dirty around the Vatican and we didn't go out too late at night. I would definitely stay there again because of it being close to the Vatican, the price and cleanliness.
