The location of Tolentino Suites is fantastic; metro at the end of the block and within walking distance of many of the sites. We arrived in Rome by train and just hopped onto the metro to be practically delivered to the front door. We used the metro to get to Vatican City, the park entrance to Borghese Gallery and the Colosseum. We also walked to the Colosseum and took in the amazing sites and architecture along the way. If one doesn't get lost (which we were really good at), Trevi Fountain and the Spanish Steps are within 10 minutes walking time.
We chose Tolentino Suites because it fit into our budget for Rome as well as our criteria of a good location, ensuite bathroom, breakfast and air-conditioning. We had the Trevi Fountain Room. It was pretty darn basic; bed, desk, and wardrobe. The bedroom and bathroom were of good size. Hot water was spotty, pipes banged some during the night, and no view or charming sitting area ~ those were the negatives. The room was quiet. We usually took the stairs but must admit that it was a relief and fun to use the funky old elevator sometimes. We were given a choice of what we wanted for breakfast and the time for it to be delivered. We were allowed two coffees each which was appreciated.
Joey, the manager was wonderful. He always greeted us with a great smile, took the time to point out sites on the map and gave us his phone number if we had ANY problems. He arranged for a taxi to take us out to the airport and even came in early that morning to serve us breakfast.
If you don't mind a basic room but want a great location and fantastic service, I think you would be happy with Tolentino Suites.

The nicely appointed rooms in the Piazzo Barberini area were only outmatched by the friendliness and helpfulness of the staff. The location worked well as a starting/ending points for long days of sightseeing.

Our last day, we arranged for a 5 am shuttle to the airport, and they were up, helped with our baggage and gave us a nice farewell to our trip. I highly recommend this B&B.

I stayed at the Residence Tolentino a few years ago and was very impressed by the spacious, well-appointed rooms, the friendly staff, the quiet of the place, and the convenient location...overall, it was great.

Stayed two nights at Tolentino and had a great experience. Compared to B&Bs and agriturismos we'd just stayed at in other parts of Italy it wasn't cheap - our double was 150 Euro. But Rome itself isn't cheap, and our great experience justified the pricetag.

The B&B is on the second floor of an old building just off Piazza Barberini. My understanding from earlier reviews is that the rooms were renovated last year; they're modern, clean, well-decorated and have tons of character.

Our room was somewhat small. On the plus side, it had really high ceilings and a fantastic and large bathroom. It was also completely free from street noise - in fact, the only noise at all was from a group of noisy Italians staying in the room next to us one night.

We booked a second room for one of the nights because my parents were joining us. They had a suite for 165 Euro, which had all the good features of our smaller double but was much larger, with a separate sitting room.

I can't say enough about Joey, the B&B's manager. He's friendly, professional, and always available to help. He normally serves breakfast to guests in their rooms between 8 and 10AM, but went out of his way to bring us breakfast at 6:15 one morning because we had to leave early to pick up my parents at the airport. On the topic of breakfast, it has somewhat more variation than the typical Italian cornetto and cappuccino - Joey gives guests the option of choosing juice, cereal and other items.

If and when I return to Rome I'll stay here without hesitation.

Joey, the manager is a great host, ever ready to help as best as he can. We stayed here for 5 nights, and had a small room for the first couple of nights, but were moved to a much larger room after. All rooms are in excellent shape, very clean and well maintained.
The location of the hotel is great, right outside the Barberini metro stop, and a 7 min walk to the Trevi fountain. There is a coin-operated laundromat/internet cafe 5 mins away.
There is a convenience store, in the building next to the Tolentino. The supermarket too is 5 mins away.
Only advice about Rome is to avoid it in July and August, the heat gets to you given all the walking you have to do.
