Be aware that this apartment hotel does not have 24hr service available even in emergencies! If things go well it is decent for a family stay and a good value compared to a hotel, but problems are difficult at best to resolve.
We booked the Borgo Pio for six nights arriving on a Saturday in late August when it was 96 degrees in Rome after a 13 hour flight with delays. We were given a two room apartment. Much to our chagrin when we returned that night at about 11 we found we had no air conditioning and the apartment was absolutely stifling causing my daughter ultimately to become ill. There were also several minor items that were broken. It was also clear the apartment had not been inspected before being turned over to us.
After trying all the phone numbers they left us without success I finally called Expedia who after much efforts, and two calls, advised me I had to wit until 10 that Sunday morning until someone from the hotel would be available to address the problem and consider a refund as we had prepaid through Expedia, or another solution. When they finally responded they offered us a larger apartment where the air was working. It did cost us our entire first morning in Rome and extraordinary aggravation, much less little sleep after a long journey.
The amenities of this apartment/hotel are Spartan at best. While they will give you fresh towels and additional toilet paper you must go to the office to do so. The office is only open, however, for part of the day. The bedding, furnishings etc are otherwise adequate. The is also no cleaning service also at all unless you pay for it. and y9ou must take your own trash to a nearby municipal collection point.
When travelling with my family of four we have stayed at a number of these apartment/hotel residences with great success AND NEVER ENCOUNTERED A LACK OF 24HR MANAGEMENT. The management here will be quick to tell you this is not a hotel, but an apartment, even though the first sign you see when you walk in refers to it as a hotel.
As far as pricing for Rome it was fairly good. Overall though, it was adequate lodging at best and the lack of a 24hr, emergency number raises serious concerns to me. While we might have only suffered an extraordinary uncomfortable night and difficulty getting prompt assistance, one can only imagine that f something more serious had occurred what might have transpired. I also do not believe that unless I had gotten Expedia involved they would have responded at all since the office was not scheduled to open because it was Sunday.
