having booked over the phone we werenot sure what we were heading for as most places we tried were sold out for the dates.
We finlly settled for 'surprising in rome'. it really was surprising
to meet the friendly owner who came down at 07 am to show us the way to his 04rth floor flat. The room was comfortable and spacious and so was the bathroom. Though the decor could be better. The highlight was the owner's help in letting us know how
we should go about exploring Rome.

Joseph was an excellent host, provided us with a beer when we arrived and gave us a map and showed us all the best routes to get to the tourist spots. All the places that he recommended to eat were excellent.

The room itself was very nice lots of charm, well furnished. Bathroom down the hall, nice and clean.

Breakfast was quite good, lots of prepackaged goods, yoghurt, cereal, fresh bread, eggs, cheese, meat, juice and more were there for us to use.

Location was excellent for walking around, and the bus number 64 stops literally right in front of the b and b from the train station.

The only downside was the traffic noise. Earplugs are supplied in rooms, and with those in there was no problem.

Overall, one of the better places we stayed on our trip, would not hesitate to stay there again.

This location was amazing and the price was great considering everything else in the area was so much more expensive. Guisppe was the owner and very friendly and helpful. There was a bit of a communication barrier, but it was alright. If you are going to the airport from Rome, ask him to call you a taxi. He will call someone he knows and you will arrive at the airport in luxury (I think we were in a Lexis) for less than a regular cab. He leaves snacks out for breakfast, but they are all pre-packaged things, so don't expect a gormet B&B breakfast experience. The room was comforable and the noice was not an issue for us. Even so, he leave earplugs in the room. The bathroom is down the hall and close to the kitchen. I didn't feel like I had a ton of privacy, but again, it was worth it for the location and price. I would stay again.

Pros:
Great Location (hard to beat this location in Rome). 10 min walk from Vatican; 15min walk to the places like the Trevi Fountain & Pantheon. Giuseppe (the host) is very very helpful. Bedrooms and bathrooms are clean. Breakfast is what you would expect from a European B&B (its not a hotel!) & it is more then adequate.

Cons:
Street noise. If you don't live in a city you will find the street noise 'VERY LOUD'. Even if you do live in a city (me zone 1 London) you find this noisy. You are on one of Rome's 'main' city roads. But if you walk around Rome all day, eat too much pasta and use the ear plugs provided you will sleep OK. Its not so bad that you can't sleep. :)

The Rest:
This place is all about the location. If you want 10min to 15min walk to just about everything and a very nice & clean place this is the place for you! (See photos attached to review)

Giuseppe will help you with any problems you have with the B&B and Rome itself (but we didn't have any issues). He emails you and provides directions to the B&B (bus or taxi). He provides a 'welcome' at the B&B when you arrive, a drink / beer and a tourist map where he will point out how to get around and what is local and good to see.
The little places that he recommends to eat at are 'good eating' and don't cost the earth - especially the 'Antica Taverna' near the B&B - cheap and good pasta! (My girlfriend is Italian and 'knows' Italian food).

Rome is 100% (or close to it) safe to walk around at night - we never felt like we could not walk anywhere we went at night.
Use the subway / metro as well - it always felt safe.
The rooms have 'safes' (but we didn't use it) and we had no problems. You have a key to your own room.

There are 2 rooms here and each has its own bathroom down the hall. One has a bigger bathroom and one (ours) has a small bathroom.

If you stay here again (or one of your friends stays here on your recommendation) you/they get a 20% discount (I am pretty sure that's what Giuseppe said). This would explain the difference in price that another reviewer has mentioned in a previous review from what they were paying compared to another guest.

Stay here if you are OK with city noise - the location is great!

A very nice B&B; comfortable bedding; very clean room. The owner is very nice and justifiably prides himself in making an excellent breakfast. I would go back just for the breakfast....he is a chef!!!!

The room can be a bit noisy from traffic on the street below.

The bathroom is very upscale.

This B&B is within walking distance of many tourist sites. The streets of Rome are safe at night; this took a little getting used to for this US native.

The Hop on Hop off bus stop is a nice 10 minute walk.

The owner and his staff, could not have been nicer, nor more welcoming. Consult the owner for places to eat.......he will send you to the right places.

This is a great place to stay while in Roma.
