We stayed in 2 different rooms, the Beige Room and the Green Room. We loved having breakfast on the balcony and looking at St. Peters Basilica. The beds were very comfortable and the air conditioning worked very well. The rooms were quiet and everything was very clean. The location was very convenient for visiting the Vatican, only a 5-10 minute walk away. Buses are close by to take you into central Rome, or you can even walk. The owner was very helpful in giving us advice on touring Rome and had maps available for us. The owner speaks excellent English, so communication was never a problem. No problems with the keys and the building seemed to have very good security. The neighborhood was quiet and we felt safe walking around at all hours.

We stayed here after a cruise for 4 nights. Very accomadating and helpful with getting around Rome. We found good eating places near by and the bus system worked for us. Tain station was near by. We are an older couple and we found this place great. Canada

The location is awesome, 5-7 minutes walk and you are in the Vatican City. At the end of the lane, on the corner there is a small take-away pizza parlour (rather American looking!) which does some outstanding pizzas, I kid-you-not. Awesome!

The B&B is fine. Clean (large-ish) rooms and clean shared bathroom, decent air-conditioner, breakfast was passable, stick-your-head-out-of-the-window-and-see-the-Basilica, non-English speaking night-staff, day-staff/landlady relatively friendly.

All in all, for the price (€95) and location, we were pleased but we went as a young couple who were in Rome for the sights and not the pampering. Don't expect much and you'll be fine too!

My husband and I stayed at Casi Franci B&B for 7 nights in June of 2009. The location is fantastic. However, contrary to other reviews, we did not get the personalized service we expected. We did not see Francesca the entire time of our stay. The manager's/owner's door was shut with a "DO NOT DISTURB" sign posted for the ENTIRE WEEK - literally, I never saw the door without it. Also, we never received any cappucinos or helpful tips. Once when we worked up our nerve to ask for help with getting a train to Florence, the help was given very relucantly and was not very thorough. We stayed in the room with the scenic balcony. The balcony is scenic but it is shared with 3 other rooms! Not private as we thought. Also, the managers door opens to the patio and was open the entire time and we could always hear loud music or the TV blaring. While we were guaranteed a private bathroom, the bathroom was also the laundry room. So again, not as private as we thought. The manager even hung clean laundry that wasn't quite dry over the same wall hook where my bath towel was hanging. The TV and DVDs are nice, but THREE of the movies we watched were so scratched that after getting halfway through we were not able to finish the movies. Overall, the stay was not as pleasant as it could be. NO personal service. NO smiles. NO hospitality. NO privacy. Please know what you are getting into when you stay there. After reading so many glowing reviews we were disappointed.
