My daughter and I stayed at the Casa Franci in the beginning of April 09 (during the earthquake outside Rome, which woke us up one night – but except from being a bit frightening there were no damages in Rome as far as we could see).
Location is OK, and very close to the Vatican. If you are not afraid to walk a bit, you can reach all the main sites from here; Piazza Navona, the Pantheon, Fontana di Trevi…... The bus is a nice alternative if you do not want to walk, and it costs only 1 Euro. Of course you have to buy a bus ticket if you want to take the bus, and this is easy to do at the train station nearby.
We have earlier stayed at hotels near Termini when going to Rome, and I do not think this location is much more far away from the main sites than the area around Termini is. Great hotels in the middle of the historic centre are very rare, especially if you do not want to pay a lot to sleep. The area also felt very safe - which the area around Termini certainly does not!
The room was basic, but nice - not too small, not very big. It had AC for those hot summer days (extra), the small bathroom was OK, there was a coffee/tea-machine and even a small safe. We found breakfast satisfying, even if it was not extravagant in any way. Most Rome hotels do not offer breakfast at all included in the room price, so if you need to go out to buy extra breakfast you can afford it! We also had extra service on our balcony when Francesca (owner) made us cappuchinos, very nice.
This is not a hotel, but a rental of rooms in an apartment building. If you want personal service and a cheap place to stay in Rome, this is a nice place. If you prefer an ordinary hotel, stay elsewhere. I hope to be back!
