My daughter and I stayed at the Casa Franci in the beginning of April 09 (during the earthquake outside Rome, which woke us up one night – but except from being a bit frightening there were no damages in Rome as far as we could see).

Location is OK, and very close to the Vatican. If you are not afraid to walk a bit, you can reach all the main sites from here; Piazza Navona, the Pantheon, Fontana di Trevi…... The bus is a nice alternative if you do not want to walk, and it costs only 1 Euro. Of course you have to buy a bus ticket if you want to take the bus, and this is easy to do at the train station nearby.

We have earlier stayed at hotels near Termini when going to Rome, and I do not think this location is much more far away from the main sites than the area around Termini is. Great hotels in the middle of the historic centre are very rare, especially if you do not want to pay a lot to sleep. The area also felt very safe - which the area around Termini certainly does not!

The room was basic, but nice - not too small, not very big. It had AC for those hot summer days (extra), the small bathroom was OK, there was a coffee/tea-machine and even a small safe. We found breakfast satisfying, even if it was not extravagant in any way. Most Rome hotels do not offer breakfast at all included in the room price, so if you need to go out to buy extra breakfast you can afford it! We also had extra service on our balcony when Francesca (owner) made us cappuchinos, very nice.

This is not a hotel, but a rental of rooms in an apartment building. If you want personal service and a cheap place to stay in Rome, this is a nice place. If you prefer an ordinary hotel, stay elsewhere. I hope to be back!

My daughter and son and their friend recently stayed at this bed and breakfast in Rome. They were so helpful from the first time I contacted them and throughout our kids stay. They were willing to pick them up from the train station for an additional cost, but it was so reassuring that they would have someone to greet them. Our kids reported that this was an excellent location for Rome and they walked everywhere, although you can take a bus. They loved their room with a view and told me that "there was always someone at the bed and breakfast, so we could always ask questions, or get assistance." Thanks for a great place to stay in Rome for our kids!

It was ok, don't really see why the other reviews are so good.

Me and my boyfriend went to this B&B in February, it is very close to the Vatican but quite far away from the main historical centre, I would recommend getting the bus if you can get your head around paying for it! We thought it was free to start with but then realised you are mean to get a pass from the train station. The room itself was very basic, we were in the beige room, the breakfast was not very nice and would recommend venturing out for brekkie! I got a very good cheap deal for the holiday so I was not expected much. We didn't really see any of the things that the other reviews are raving about, perhaps just because it was out of season, or maybe because only one of the owners seemed to be around when we visited. It did the job for us, but if we were to go again we would chose somewhere in the historical area where there seemed to be a lot more going on for tourists.

Management response from fmxxxx, francesca, the host and owner
(Management representative)
Mar 26, 2009
Of course, all comments bad or good they may be, are most welcome and must be learned from !
As usual, it is very hard to make everybody happy, I hope they got their money's worth with their stay. These very young travelers are perfectly entitled to their opinion. The title of their review however, tends to discredit other peoples' opinion. Furthermore, they criticize the Rome bus service while it has nothing to do with my B&B. How could the bus service be free ? All buses in Rome clearly display a panel asking travelers to buy tickets before boarding. How can the bus service of a European Capital be free of charge !
These being their reflection of the Rome bus service, anybody can judge if their opinion of my B&B so reliable.

Had a little problem finding the place, due to a taxi driver that didn't know where it was. Although we recommend you to stay away from taxis in Rome, we recommend you to stay at Casa Franci. Friendly staff, clean room and a nice and cozy private balcony (for the San Pietro-room only). Good breakfast and a cheap alternative just 5 minutes away from the St. Pietro Basilica.

We stayed in Casa Franci for three nights in January. We travelled on a budget, and after looking at its reviews, we made use of a low season offer.
Our stay turned out good value for money. The hosts were very helpful in making us feeling home, and provided great advice on visiting Rome. It rained a bit, so we spent more than we wished to in your room. We past time watching the films they provided, and using wireless internet, which was free of charge. Even though the weather was not so great, we could not resist having breakfast on the balcony with the great view of the Vatican; even if a bit cold, it was worth it. The room was simple but clean and tidy. The mattress was especially comfortable, and the complimentary coffee machine was nice. We plan to go back to Italy, and will definitely go back to Casa Franci.
