Me and my wife had a long weekend in Rome and booked this BED AND BREAKFAST after reading very enthousiastic reviews.

We were very disappointed. Hoping for a beautiful little get-a-way, this place is located in a flat! Since the location itself is great we didn't get disappointed straight away, but the room made our faces turn sad. The green room, which is supposed to have a private bedroom, doesn't. Well, you have a private bedroom, but it's located on the other side of the appartement!

But, I want to add here also, that the people who run/own the appartement were nothing but fair and nice. We explained that we were expecting a more private little getaway and we've asked to get our money back. We decided to stay 1 out of 3 nights and looked in Rome for a place more to our liking. The owners didn't give us trouble at all, and made all the papers in order to get our money back! So no complaints at all about the owners, lovely people and very willing to help.

So in conclusion: As a couple I would not stay here again, and if I would, I would not take the green room. I guess for a group of friends or a family it's a nice place, but still for this price there are better places in Rome!

As pointed out by our guests, we tried our best to accommodate their wishes, and returned their money; we don't like to have unhappy guests in our B&B.
It must be noted that the when they booked the room they did not read the description which stated clearly that the GREEN room has its strictly private bathroom located outside the room itself and that it has the balcony with the view of the Vatican. However the bathroom was not their problem as they were also offered our SAN PIETRO room with an ensuite bathroom at no extra charge, and they declined. They were not aware that Rome is a big city and that all B&Bs in the city centre are in flats, and cannot possibly be in stand-alone houses. Anybody wanting to save money and wishing to stay in the centre of Rome next to the Vatican should know that staying in a B&B is an alternative to a more expensive hotel, and that B&Bs are only in flats. There are cheaper areas in Rome, yes, but I can easily state that it is very difficult to find a cheaper place to stay in a comparable location in Rome.

A little gem in Rome

This is a great little place to stay if you are not looking for fancy or high price. View from our balcony was fantastic, especially at night. Room was basic but very comfortable, and breakfast was nutritious and very European. The bus and train station are right around the corner, making everything very easy to get to. If you are looking for a clean, convenient and reasonable spot to serve as your base to explore all of the city, this is the place.

St.Peters Basilica is much closer from this B&B's balcony, than it looks in their website's picture and
it's stunning. The place is very close to the Vatican and a short walk away from the historical centre;
very convenient. Casa Franci is very simple and plain but lacks nothing of the essential for a visitor. We
did see cheaper places, but in further away places from the centre. The hosts, Francesca and Cesar were very
helpful with their briefing and really organized our three day trip. Would advise this place to budget
but quality wary travellers.

The B&B is in a modern residential area, with respect to the surrounding buildings, around the Vatican. We arrived by car and we were shown the various parking alternatives which included a free arrangement. The place looks safe and well-lit at night with plenty of shops and a convenient supermarket where we shopped. Rome is expensive, so we bought food and ate at in the B&B. The rooms are simple but comfortable, the bathroom clean and the balcony really great. We had the room with the balcony, but not the one with the view. We were however welcomed to spend time there to see the wonderful view during breakfast. We found Casa Franci good value for money compared to hotels. Initially we were going to choose another cheaper B&B in the centre near the station, but we were told by friends who had stayed in Rome, to stay away from that area. Other reviews say it's noisy, but we found it to be much quieter than other places in the city.
Francesca, the host, was very helpful in proposing our daily trips and her cappuccinos were great ! We would go back to Casa Franci any time.

We arrived to Casa Franci from a cruise in Civitavecchia port some 80 miles away.
Francesca, our host, arranged our trip to the B&B so we arrived easily. We checked in
our room which was basic but functional.
We loved the free wireless internet. With much research beforehand, we found this B&B
to be cheaper than surrounding places to stay in, and its location perfect for visiting;
an equally-located hotel was at least double the price. Because of this, we were afraid to
find some nasty susprises. Instead, everything went great. We loved Francesca's hospitality
and cappuchinos on the balcony with the wonderful view of the Vatican. Our trip worked out
well and would go back to Casa Franci again.
