This was far lower than a 3star experience. The hotel employees were unconcerned about the fact we had never been to Rome before and had no ideas on directing us. The best thing about the hotel was the sign was easy to see from a distance. The stairs were unforgiving after a full day of sight seeing. There was construction on the block during the week we were there. The Balcony was non-existent. The Breakfast was not adequate and they had the nerve to say you must eat down in the basement. My major Excitement was knowing the end was near!

ABSOLUTELY the worst hotel. It was rated a 3-star hotel and that was definitely a LIE.. it's more like 1/2 a star or none. The management does not know anything. When our phone line was not working, and told the mgmt, all she said was "I don't know". One time our safe was deactivated for some reason, and was told to call mgmt, again all she said was "I don't know" and hung up on us. The location of the hotel was horrible, very quiet street in scar neighborhood. The receptionist will never greet you when you walk by. Not to mention that our last night stay, they never changed our sheets but just re-made it!!! DO NOT RESERVE WITH THEM. HORRIBLE HOTEL, TERRIBLE SERVICE, BAD LOCATION!!

OK, the hotel is in a good neighborhood, in the ancient district, 20 to 30 minutes from the Coloseum. It has some good security measures, really felt safe while there. And it was clean.
However, that is the sum total of the good things I can say about it.
The service was non-existent. If you needed something done, oh well. We had problems with our toilet the entire time we were there. They never fixed it. The air conditioner, which we would leave on in the morning when we left so as to have the room cool on our return, would, without fail, be turned off. The room itself was barely big enough to turn around in. The bed was within inches of the walls on both sides. There was only one chair in the room, the only place it would fit was under the desk or slightly pulled out, but no one could walk behind it whle someome was sitting in it.
The "terrace", which was a door leading out onto the roof, was just that. a door to the roof. No place to sit, no table, no chairs, no nothing,, except someones AC unit or whatever that piece of equipment was. And a railing to prevent you from falling off. Lord knows they wouldn't want a bad reputation.
Another fun thing about this place, the reception area is in a completely different building from where our room was, so we had to walk outside to turn the key back in every time we went somewhere and came back, or when we wanted to go for coffee nad breakfast. OK, I'll give the fact that I'm american, and somewhat spoiled, but their breakfast was lousy. To be fair, it wasn't just their's, but Europe's breakfast, in general, that was somewhat lacking. But I truly think they could have done better than the instant coffee machine.
Also, I don't recall if it's noted in the ads, but there is no lift in this hotel!! When we arrived, there was one girl working behind the desk who spoke almost no english, and she wasn't about to try to help anybody with anything, so we had to struggle up the stairs on our own with our suitcases. And to make things even worse, when we arrived at our door, room No. 207d, we found upon opening that we were faced with yet another set of very small, tight stairs to climb, bringing the total number of steps from street level to our room to 62. The bathroom, which was ridiciulous, was another 2 steps up, and the shower in the bathroom, (no tub), was another 2 steps up. Oh, and the shower, after you've finally gotten through all that climbing, is almost (not quite, but almost), big enough to turn around in. and the water pressure was catch-as-catch-can.
To say that we were not happy would be a huge, massive understatement. We shall not be going back to Rome, and this hotel played no small part in that decision.

I booked this hotel via hotelconnect, struggled to get a hotel in Rome for our usual weekend away budget of £70 a night, this cam to a little over and I was apprehensive as Termini is not know as the safest of areas.

However, once you walk from the station to the hotel you never need to walk around that area again. Every morning we walked up the little street and turned left towards the Collesseum and then turned right up Marconi (this tube is closed) and walked to another tube or to the sights.

Even on a night we felt safe walkign back, or we hailed a cab at 2am from the Piazza Navaro area back, which was only 10 euro's.

We walekd to the Trevi and the Spanish Steps from the hotel, everywhere apart from the Vatican is walking distance but we did cover 33 miles in the 3.5 days ( I wore a pedometer).

The actual hotel has 10 rooms, outs was on the top floor, good air conditioning that worked within 5 minutes, the room is basic and small, the toilet has a sliding door to save room and you have to slide under the sink to get to the loo but apart from that it was perfect for what is basically somewhere to crash.

Breakfast is in the basement so do take everything with you for the day otherwise you have 4 flights to get back to your room for those sunglasses.

Would stay there again if I was to return to Rome.

It's not the first time I was looking for a recommendation on the hotel at Tripadvisor and just like all other times it helped me a lot. Hotel Espana is exactly what candid travelers told about it. It is a very decent hotel with nice attractive small rooms with more than attractive prices.

First of all, the location. The hotel is not the closest to the central railway station. Since we only had one bag we decided to walk and it took us about 15 minutes. Hotel is also located 15 minutes walk from most sights as well as about 300 meters from the nearest Metro station which was however closed at that time. The hotel is located on a rather quiet street so no noise outside comes into the rooms at any time.

Facilities. We had a double room, which was rather small but very cute. It says that the hotel was modernized two years ago and it's true, although it looks like it was modernized just a month ago. Every room is equipped with aircondition which was very helpful as temperature in June was at 35C.

For the price of 70EUR per night (for both of us) we also got breakfast, which was nothing special but just OK. There is a grocery shop in the neighborhood just around the corner so we also bough fruits, vine and cheese and had small diners when coming back from long walks.

Among the cons I can only mention that aircondition dropped. But this was a very minor things compare to all the pros.

Knowing prices in Rome and traveling quite a lot in Europe I call hotel Espana a very decent place to stay for up to a week and I would definitely recommend it to friends and stay there myself again next time I am in Rome.
