I booked this hotel for location, I agree, and I was not disappointed at all with the location. It's really in the heart of historic Rome - 5 minutes from the Trevi Fountain, Piazza Navona, Spanish Steps and 10 minutes from the Pantheon and maybe a little more to the Vatican.
However, try finding this hotel once you reach the Via Delle Convertite street. There is no sign of this hotel, no board, nothing. It's nested in an apartment-like building, with a 1 inch tag among many other business tags on the door. We were right on Delle Convertite and still could not even guess this was the hotel. No one on the street knew where this hotel was.
Coming to service, I would expect a hotel receptionist in any country to understand basic English. Heck, I've been to the smallest towns in India and they speak English. This guy here could not understand "hot water" or "safe locker". Unbelievable !!! The vending machine is always sold out of water and never replenished.
In hindsight, I should have paid 50 euros more and stayed at a better place, because this place is definitely ont worth the money, even at 120 euros a night. It's ok for a quick stop for 2 maybe, but a big NO-NO for older travellers or families who want a relaxing and rejuvenating stay.

I have just been there in April 2009 for 8 days with my wife and our mothers, so we booked 2 rooms, boths great, clean, just how you see them on their website. The hotel is not on construction anymore, the elevator is working fine, location can't be beaten, no breakfast but there are several restaurants and coffee shops nearby. Staff is speaking english. I had just a minor problem that the laptop in my room couldn't connect to the internet so I asked them for another one and they gave me. Bathrooms clean, vibro-massage shower...I recomend this hotel from all my heart.

stayed at this hotel for 2 nights prior to a cruise. Good location (close to Spanish Steps), updated rooms, good bathrooms.

This hotel no longer serves breakfast. After reading the good reviews of the breakfast it was one of the reasons we chose this hotel. there is a coffee shop across the street that you can buy something in the morning.

the first morning we ran out of hot water in the shower (3 of us) and planned accordingly for the next day. Also, just be warned that the people at the front desk aren't fluent in english (not a problem but something to be aware of). Also it seems like they have put in a new phone system and are still getting used to it.

There are 2 stairwells in the property. You need to go through the courtyard to the back set of stairs to access this hotel. Hotel Parlemento is in the same building.

We stayed at the hotel for 3 nights in April 2008. We were given a room on the fifth floor on the building next where the reception is. Our room was really nice and clean and it seemed like it has been revovatated recently. Bathroom was ok - no bathtup just a shower which we prefered. The reception staff was really helpful and nice. The location of the hotel is perfect. Just off Via Del Corso (shopping street) we walked everywhere from the spanish steps to the vatican city (just a 20 minute walk ) and to the colosseum- the weather was really nice.
Just a two minor points on the hotel- in the morning we could hear other residents talking in the corridor and we didn't like breakfast.
I would recommend this hotel to anyone- I would definitely go back- but ask for a room in the new block not in the block where the reception is. Btw at first it looks like a maze to get from the reception to the room, cause you have to go through several doors!!

Room was clean and okay size. Nice bathroom.
Stairs stairs and more stairs. Elevator not available from street level.
Breakfast was okay - coffee / tea / juice / rolls delivered to your room after 8 am.
Night staff not very friendly and quite gruff.
The location was very good. About 6-7 blocks from the Metro stop at the Spanish steps.
