Our opinion varied dramatically between the two nights we stayed there. When you arrive there is no way of telling you are at the right place as the ring up button doesn't have the name of the place. You have to wait outside in confusion; fortunately the hostess showed up after 10 minutes or so. She is very nice and accommodating, giving us maps and suggestions. She will arrange transfers back to the airport, etc. There was some confusion about what type of room we had booked but she had no problem letting us in the small one and transferring us to the larger one later in the day. Also she is flexible about check in times. Unfortunately when the maid switched our rooms she did not clean the new one other than the bedding so I was forced to clean the bathroom. (Staff does not stay on site and there is no phone so you have to deal with problems yourself). However the next day the maid did a good job on the room. There is a kitchenette stocked with snacks and breakfast foods. The first night everyone in the other rooms was quiet and we had a good sleep. The second night one room was very noisy and up into the wee hours. We asked them to be quiet but they only partially quieted down. (Again, no staff on premises). Don't get the room with the high window into the hallway (see pink room on website photos). Anytime someone turns on the hall light it wakes you up. The bathrooms were new and the rooms had new laminate. We only saw two of the rooms, the one called a double (one bed) was very small, not enough room to open suitcases if they weren't on the bed. The triple was a nice size, although the cot for the third person was very uncomfortable. The location is great, about 10-15 min walk to Vatican. Also it's right next to St. Peters bus station. It cost 25 euros per person to take a minivan taxi from airport, and the one we had gave a discount if we booked them to take us back. I would return to the property except for the uncertainty of being able to sleep at night due to other guest's noise. I guess 115 euro per night is relatively cheap for Rome, so you get what you get.
