I stayed at this bed and breakfast in May 2007. This was my first time staying at a bed and breakfast. I enjoyed my experience. Its actually a condo located right beside the vatican museum entrance and is on the 6th floor. Each room is equipped with A/C and a private bathroom(one room might not have one, request a private bathroom). The rooms are large and are lockable and provide access to coat hangers and have a tv (Only english channel was MTV). There is a nice common room and a beautiful patio for everyone to enjoy.

If you've never stayed at a bed and breakfast. It is like staying with a distant relative. When you come in at night time you have to be quiet in order to respect other guests.

I think what makes this place so great are the owners (Max and Lavina). Although, Lavina was away while we were there, Max answered questions and helped us with directions and attractions. Max was so great that when we had an early morning tour he left us breakfast so we wouldn't have an empty stomach, even though it wasn't the regular breakfast time. Definitely over and above the call of duty.

The rooms are clean and beds are comfortable. There are nice restaurants nearby and a supermarket where you can pick up cheap beer and wine. The vatican area is very close (10 min) and offers more restaurants and bars.

The price is great for the location. We actually saw a best western close by to the bed and breakfast where they were asking 400 cdn dollars a night and our bed and breakfast definitely looked nicer. We paid 90 Euros and were quite happy. Max arranged for taxis and helped us get soccer tickets without being taken advantage of. Again over and above the call of duty. The area is nice and very safe!

If you read this Max, just wanted to say thanks again and will definitely recommend to all my friends!

We stayed at Le Finestre Sul Vaticano the second week of September, for the begining of our Italy vacation. The perfect way to kick off the trip. Although Rome was hot, humid, noisy, overwhelming, and a wee bit scary, having this welcoming, warm (air conditioned), quiet refuge to return to each evening, made Rome much more inviting.

To start with the B&B was spotlessly clean, and everything worked, including the lift to get to the 6th floor. However it was so tiny that I chose to walk up (I get a bit queasy when enclosed). They are located on a quiet residential street, and it feels quite safe. Just 3 or 4 minute walk to 2 different metro stations, and the bus stops just up the street a bit. You can truely get anywhere easily, and back again till quite late. The Vatican is about a 10 minute walk to St. Peter's Square. Loved the location, I'm not into being in the middle of the action, so it was perfect.

Probably the very best thing about this B&B, were the hosts Max and Lavinia. Max has a day job, but found time to answer questions and visit a bit each day. Lavinia on the other hand is a total angel, I want to adopt her. She put up with our nonstop questions and was very gracious, and helpfull. She went out of her way to help us make arrangements and gave us many little tips on how to get around and when to see things. Even after we moved on North, she helped us through emails.

I heartily recomend this B&B to anyone who asks and will not hessitate to book with them again if I return to Rome.

We stayed at this B&B for 3 nights as the first leg of a 2 month trip around Europe. Granted the location isn´t close to the major sights of Rome, but the bus system is easy and convenient to use, which our gracious host made us aware of. And it is actually close to the Vatican - you can see part of the wall from the B&B, hence the name!
The breakfast was completely adequate and exactly what you get in Europe; coffee, juice and a packaged pastry. Livinia and Max were very nice and friendly, and had tonnes of advice to share with us on what was the best things to do and see, and when to do them. Our room was cleaned daily and we had no problem with anything during our stay.

Pros :
- Friendly owners
- Good location. Walking distance to Vatican. Subway and bus terminal nearby
- Restaurants ard do not charge "tourist price". Value for money meals within reach

Cons :
- Seems like a common thing for the sewerage pipes to smell in summer
- Double bed was actually 2 single foldable beds put together, which tend to move apart. Was too soft and creeky...not really rhat ideal for honeymooners :P
- Breakfast, like the other B&Bs in Italy, was sad...ONE tiny sugared
croissant sealed in a plastic wrapper with yoghurt, some spreads and juice

The location is far removed from every tourist sight bar the Vatican museums, and even then it's not actually that close to the Vatican itself. The hosts are rude and unfriendly. Be warned that this isn't a separate dwelling as such, you're actually staying in a bedroom of their apartment. The B&B is located in an apartment block in suburbia, and not condusive to sightseeing. Breakfast was the worst we'd experienced, they go to no effort. The one tour operator the hosts did recommend ended up being completely dodgy. The room itself presented well, but wasn't kept clean and the water pressure and temperature in the bathroom was below average. The bath towels are the size of tea towels and replaced only every 3 days. This B&B represents no value for money, don't waste your time.
