The location is far removed from every tourist sight bar the Vatican museums, and even then it's not actually that close to the Vatican itself. The hosts are rude and unfriendly. Be warned that this isn't a separate dwelling as such, you're actually staying in a bedroom of their apartment. The B&B is located in an apartment block in suburbia, and not condusive to sightseeing. Breakfast was the worst we'd experienced, they go to no effort. The one tour operator the hosts did recommend ended up being completely dodgy. The room itself presented well, but wasn't kept clean and the water pressure and temperature in the bathroom was below average. The bath towels are the size of tea towels and replaced only every 3 days. This B&B represents no value for money, don't waste your time.

We had a very pleasant stay at the excellent B&B "Finestre sul Vaticano". The B&B is perfect in term of comfort and location. Max and Lavinia are great host. They both are always ready to help for arrangements and transportation. They demonstrated a great hospitality. (few meters from the Subway station and nice Italian restaurants). We will strongly recommend friends to stay there. It was a real pleasure! [--]

This review is long overdue-- my most sincere apologies to Max-- my husband and I loved the experience at this very clean B&B in Sept, 2004--the room with bath was well appointed-- the location is ideal since you have subway and bus facilities nearby--plenty of restaurants in the area and if you want to see anything you have to walk (n'est-ce pas??)--Max was a wonderful host-- helpful in his suggestions-- we definetely recommend this B&B and have told about it to our friends here in Montreal-- Ciao Max, alla prossima

Max is a great host and we had a great time in Rome thanks to him. The B&B is very comfortable and we stayed in a really nice and large bedroom with an attached toilet. The place is actually better than the pictures on the B&B wesbite. On the negative side - The breakfast is quite ordinary and the location isnt the best although in its defence i must say that it is very conveniently located to visit the Vatican and St. Peter's Basilica. The metro station is nearby - i would say a 10 minute walk. Also we paid 80 Euros for a couple with breakfast during peak time, so given the budget and the hospitality of Max - I would definitely stay here again. Do note that coming back late at night (post 1am) is a pain as taxis are very hard to find and the metro shuts down pretty early in Rome..
