We heard about this place from friends and it by far exceeded our expectations. I contacted them to inform them I would be proposing to my girlfriend while there and they had flowers and champagne in our room upon arrival (these turned out to be excluded from our bill at the end of our visit which was another nice surprise). The location is great, just a short walk to the Spanish Steps and Trevi and close to many shops and places to eat. Eva and the staff are very helpful with obtaining reservations for dining, suggestions on places to visit and genuinely made you feel like a guest in their house.

Excellent location is the only saving grace. The room was awful, tiny, beds, not adequate for adults, old, decrepit furniture, no place to move in the room, luggage had to be placed on the floor and we had to step on the bags to move around. The room was not clean. The breakfast was packed toast, one bagged croissant and packed materials, only one knife for the two of us. There was no room to eat breakfast except on the bed. We requested a safe deposit box and the clerk came walking in with one, and placed it on top of the bureau. "Safe????" maybe to him. Would never return to such a place, even if it was a gift. We considered it extremely expensive for what we got.

We stayed at Eva's Rooms for our perfect weekend break in Rome. Eva and her staff made it a wonderful stay...they were incredibly helpful and charming, the rooms were exactly what we needed, very comfortable beds, great shower rooms, very handy lift, yummy breakfast, brilliant location (10 mins slow pregnant walk to the Trevi Fountain, 5 mins to Spanish Steps, a hop, skip and a jump to the Metro and many bus lines). We were there for our first wedding anniversary and to celebrate the imminent birth of our first baby (I'm 6 months pregnant), they gave us a bottle of champagne to celebrate with, a much appreciated surprise! We only booked a couple of weeks before our trip and Eva was so helpful in sorting everything out for us and making it special. We would thoroughly recommend Eva's Rooms to anyone....a real gem :-).

I was really surprise for the price we paid at this BB, to find our room uncomfortable, kind of organize but in fact dirty, at night time the room was really cold and the bathroom... oh my god! dirty from every corner possible, the hairdryer dust was sitting from months( to be nice), no comments in shower area and sink, i will leave it for your imagination.
I was expecting a clean room, as simple as that!
BAD experience, not going back there, the price is not for what you get.

I just came back from Rome and stayed at Eva's room. The location is excellent right down the street from Spanish Steps, walkable to Trevi Fountain and Patheon. They have a lift, so no problem if you can't do steps. Easy access to the Metro. Breakfast was brought to our room every morning, either at 8am or 9am. Coffee, juice, yogart, danish and melba toast. As a matter of fact the day we left we were getting picked up at 7am , so the hotel left us juice in the refrig and danish and melba toast.
