We booked this hotel almost 8 months ahead, based on some very favorable reviews on Trip Advisor. I even confirmed our reservation via email a week or so ahead and was assured all was in order. We arrived at the door after taking the metro across town at the expected time, and were then informed there was a "problem with the bathroom" in the room we reserved & it could not be fixed until at least the following day. The manager/owner assured us that he would take us to a much better location which was "far superior and give us that room for the same amount we were to pay at Ottaviano." He took us by taxi to another small suite near Trevi fountain, which was in fact a very central location, and not wanting to pack up and move again, we remained there for the duration of our stay. The central location was good, but we had to relearn the area with regard to metro lines etc.The room was quite functional with excellent bed, air, bath, TV and other amenities. However, it was located on a side alley way and was dark due to other buildings abuting it. (The large sunlit windows in the photos of the Ottaviano hotel were what attracted us there in the first place.)
The bottom line is this: There have been far too many similar instances noted in these reviews to believe it is an isolated occurence. Unless the Suites di Via Ottaviano are in much poorer condition that they appear from the photos, it is unlikely there are such frequent problems with bathrooms. Perhaps all the switches are due to overbooking. Since there were positive aspects to the alternate room we were given, I suggest that If you book this hotel, do so knowing that you may be switched at the last minute to an entirely different location due to "problems with the rooms". Since I did not get in the building of Le Suites di Via Ottaviano, I can't comment on the property other than perhaps the booking practices. The Asian man who brought us breakfast each morning was nice and helpful as could be and overall, it was a very good value for Rome.

We booked the 4poster room for 4 nights. The hotel states that should you arrive no later than 9pm at night and if so you should contact them in advance. I did just that and received confirmation from Angelo the hotel manager. We arrived at 22:00 as stated in our email to find no-one answering. It is more like an apartment than a hotel (i.e. no Hotel front/reception etc..) We then called the mobile number provided but there was no answer. In the end we wandered the streets of rome around 22:30 until we found a hotel nearby. I then tried calling early in the morning. Angelo eventually answered, apologised and said firstly he had not received the email. Then when i confirmed he had, he then said he mixed his diary up!!! Apart from this the hotel was pretty much what we expected- good location & nice room; but it was not the start we were looking for. If you stay here, you'll probably be best taking Angelo up on his offer to ferry you from the airport for 45euros than chancing it!!

We stayed in the room with the four poster bed from 3 - 6 December 2007. All the glowing reviews are correct - it's a really nice place with a friendly, helpful owner and smiley staff. Our room was fairly small, but it was really cosy, and very well appointed with somewhere to put everything (lots of drawers and hanging space). I chose this room because it had a bath, but next time, I think I'll ask for the room with the fantastic view of the papal residence because it seemed to be lighter and larger than our room - I know I'll miss the bath, though, and our room did have a lovely 'feel' to it.
If you're on a budget, and want to be near the Vatican, go for it. It's a smashing little hotel.

We booked a 3 night stay at Le Suite via venere.com after reading previous reviews on this site. The hotel seemed to offer value for money for Rome, and this did turn out to be the case.

Like some others who have written reviews, we arrived to be told there was a problem with our room and for the first night we had to stay at another hotel, a short walk away. This hotel was clean, comfortable and looked like it had a higher rating than Le Suite, so no complaints!

Good points about our stay:

Staff: Extremely friendly and helpful, providing lots of advice on what to see and do and how to get around the city.

Room: A good size, with a great view of the papal residence. Comfortable bed. Clean. Ensuite shower room with a hydro therapy shower. The room had a TV, phone, fridge and safe. There seemed to be air conditioning but as it was November, we didn't need it.

Location: Great for the Vatican. Other tourist attractions could be reached on foot, we walked everywhere. The hotel is well located for the metro, buses and trams though as well. There is a cash point right outside, with shops and restaurants in the surrounding streets. The area seemed very safe and was fairly quiet at night. The hotel is quite easy to find, it is one of the first buildings on the left as you turn into Via dei Gracchi (off Via Ottaviano).

Breakfast: Plenty to eat, fresh pastries, big cups of coffee, plus juice, yoghurts and toast-like biscuits. Breakfast is served at the time of your choice in the room as the hotel does not have a kitchen or dining room.

A few things to consider:
If you are tall or of bigger build, you may struggle with the bed, which was quite short and the small shower cubicle.
The hotel has a lift, so access is fine. There were steps to be careful of inside the bathroom.
There was a smell of drains in the otherwise clean bathroom.
There is quite a lot of road noise because of the location, with trams starting to run quite early in the morning.

Overall, this is a great hotel for the money and we would stay there.again.

I found this hotel through the wonderful TripAdvisor! It was the perfect place for my family of four adults. We needed a comfortable and clean place to sleep and shower. We were on a budget and this was affordable and included great service along with a fantastic view. We all had nice hot showers. We stayed in a "family" room with a large double bed and bunk beds. My 30 year old son found the top bunk very comfortable. (I wanted a close family vacation and I got it)! No, you will not find a pool, gym, huge rooms, or a dining room - you will find a great location with comfortable beds and an owner who will go out of his way to help you. The breakfast in the morning was more than enough to get us started. Email the owner for precise directions so that you can give them to your taxi driver - this helped us tremendously - this was our first trip to Italy and we made one HUGE mistake - we overpacked! It was a major problem pulling (dragging) our luggage from Rome to Venice to Empoli and then back home! It was difficult fitting the luggage on the trains as well.
