The Good - Friendliness of owners, Very helpful on the advice we were given. Location was excellent, easy to find and close to the Colosseum. Room was clean.

The Notso Good - Depending on what you are looking for, we were expecting more of a 3star hotel rather than guest house, the room we were given was very small and the shutters didnt open, which made for it being very dark and no natural light being let in. The vouchers we were given for breakfast were for the choice of 2 cafe's around the corner, this was a croisant and cup of coffee, this was ok, but was expecting a little more, ie. maybe an orange juice and choice of a few breakfast items.

Overall, I would recommend as a 2 star, and very basic & clean, so if you just need a base, and not planning on spending very much time, then it would suit.

The Arena House is a hidden treasure. The rooms may be simple in decoration, but they are clean and have everything that you could need. This includes air conditioning, a computer with free internet in each room, a refrigerator, tv, modern bathroom and a very comfortable bed. On arrival, the staff, Vincent, Barbara and Chiara greeted us warmly. Vincent offered us refreshments of juice, coffee and a pastry and told us where to help ourselves at any time. Though it was only 11am, our room was ready for us. Vincent gave us a map and oriented us to the city. He showed us where specific sites are, which buses to take, & made restaurant recommendations. Any query was always met with the answer and a smile. Breakfast (a cappuccino and a croissant), is at one of 2 coffee shops just a block away. The location, though very near to the Coliseum is quiet and does not seem very touristy. It is also next door to a police station, and we felt quite safe walking back at night. We felt that it was a great value at 110euros/night and would stay here again if w were back in Rome.

Arena Hotel was a joy to stay in. It was clean, tidy and had everything we needed. I was little dubious of staying in a European B&B at first as I am used to good hotels but I loved it. The room is on the small side, but then your in Rome, why would you want to spend your time stuck in your hotel room. The bed was comfortable and was made everyday, there was a small ensuite which was very clean and towels were provided. The staff were always happy and helpful. There are some fabulous restaurants near by that are within view of the colloseum, which was only a few minutes walk away from your front door. The free internet was a major bonus. I would definitely stay here again and have already recommended it to friends and family as the location, price and cleanliness were all of an exceptionally high standard.

Stayed for 4 nights in early June. What we love the best is how close it is to the Colosseum - each day we would pass and see the majestic Colosseum. You get off at the Colosseo Metro Station and the Arena Guest House is within a short 8-10 minute. The cobbled pavement makes it a bit hard to lug your luggage around but we managed (even with 2 small kids). Arena Guest House is right next door to the police station - so we definitely felt secure ! We had a quadruple room (paid 100euro per night thanks to a fantastic deal that Vincent gave us). Beds were comfy, room was small but adequate, bathroom / toilet area was clean. Another good bit was the free computer & internet access in the hotel room. Vincent, Barbara & Chiara were extremely friendly & helpful. In the lobby area, you can help yourself to orange juice & little pastries. You get these breakfast vouchers that you can use at two local patisserie - you get to choose a croissant/pastry and can have coffee/chocolate milk. Definitely recommend Arena Guest House to anyone visiting Rome and on a budget. Thanks Vincent, Barbara & Chiara for a FANTASTIC stay.
