We loved the Hotel Pincio, there were 9 of us, including 5 children, and we stayed for 4 nights.
What a fab wee place! A little dated some would say but it was very clean, and fresh sheets and towels daily. The staff were very knowledgeable and helpfull too.
We really liked the terrace where we had breakfast and the waitress was charming with a lovely smile.
Yes, the stairs are a bit daunting with your suitcases but they are marble! and the walls in the little lounge area are covered in padded fabric! And they have a quaint little glass and wrought iron lift. It was just so full of character.
It's location couldn't be better, 2 mins to the spanish steps one way and 5 mins to the trevi fountain the other!
I throroughly recommend this hotel, just don't all stay there when I want to go back ok?! LOL :-)

While the Pincio's proximity to the Spanish Steps & Trevi Fountain make it convenient for tourists, nothing else makes it memorable. Please note that you need to walk up one flight to get to the lobby, and the old building has been retro-fitted with a tiny elevator that barely accomodates one person and their luggage. My wife & I recently spent two nites here, and we tried to spend as much time away from our room as possible. While the rooms are clean and the staff was helpful, the decor is very bland with terrible lighting and just one window. Overall, the Hotel Pincio is an average hotel.

Hotel Pincio doesn't look like much from the outside, and is the case with most hotels in Italy, but once you get inside you get a true feel of old Italy.

The elevator shaft is in the center of the building and highlights how things once looked long ago. You're greeted at the top of the stairs by the owner/son and are instantly asked where you would like to go and prepare a map for you.

The rooms are quaint - old wallpaper, little rooms, with full bathrooms.

Open the windows because this is where you get the true Rome experience - clanking dishes from the cafes below, people laughing and talking along the streets.

They serve breakfast on the roof top patio and have great coffee!

  • Liked — location, breakfast on the rooftop, and the topnotch service by the owner
  • Disliked — tall stair case to climb with luggage.

We spent three nights at this hotel and found it to be perfect for our needs. The location was very central - we were able to walk to most sights or take short cab rides and we also utilized the nearest metro stop a few times. The room and bathroom were clean and comfortable. The street noise might be a problem for light sleepers, but earplugs worked great for me. The breakfast terrace was lovely, however the food was just okay. We wound up getting breakfast elsewehere most mornings. Overall, a great value for under 200 euros a night, especially if you just want a clean place to sleep and a good location.

Staff were helpful and friendly. We arrived very early and asked if we could leave our bags with them. When we got back the bags had been taken up to our room. The room was very large. Cool marble floors and a spacious bathroom too. Air conditioning was efficient and quiet. Staff were happy to give directions. Breakfast on the roof terrace was pleasant and included in the very reasonable room price. We found taxis very cheap, but do make sure you use an official taxi. At the station touts tried to direct us away to another car. Also, watch out for the main bar in Plazza S. Silvestro. When we asked for two beers the waiter brought litre pots and they were very expensive. He then tried to short change us! A fantastic bar close to the hotel was the front of an Art Noveau styled cabaret. The Bar Margarita. The patron was very friendly and served lovely sandwiches and coffee. The hotel is two minutes from the Spanish Steps, if you do not stop in the Margarita! Rome is a compact city and the hotel very central. We walked everywhere. The steps up to the first floor that some people have mentioned are not that bad. A family staying at the hotel with young children parked their pushchair next to the classical statue in the entrance. We have no hesitation in recommending this hotel and they certainly helped our first visit to Rome to be a good one.
