Stayed in the middle of June when the temperature reached about 33 degrees at one stage.The hotel is very easy to find if you read the directons on the website.It is about two minutes from Termini at the end of Via Milazzo. Upon entering we were met by Fabio who showed us to our room.We had to pass through a securiy door and our room was near the end of a corridor.The room was spotless and overlooked a small yard with a tall tree. The only sounds to be heard were of the birds chattering and an odd time that of the security door,but it was not a problem.The air-conditioning was a major bonus as it was too hot without it.The location would not be the most salubrious in Rome ,but I feel that could be said of any part of the city.At no time did we ever feel uncomfortable in our surroundings, either walking or on public transport. Fabio made us excellent espressos with our breakfast on our second day but the best ever were made by Massimo on our last day.Its easy to see why a relatively small hotel does so well on Trip Advisor, its because they do the small things well, and it pays off.I would go back tomorrow for the coffee alone.

Convenient and quiet location

We stayed here just one night. It was very close to the Termini station and also to Metro which was very convenient. We walked to Colosseo but the walk wasn't too bad. The room was very clean and quiet, not too small -- I guess you could even say it's a bit roomy considering how cramped European hotel rooms can be. Staff was helpful (they let us leave our luggage after check-out until we depart the city to do some sight seeing). We arrived at Termini at night and got lost somehow, away from the busy area and it seemed a bit dodgey. The hotel is located not at the end of the street but one building before, in what looks like an apartment. There is a small gold sign. (no large signs)

Great rooms, noise and breakfast let the place down

For reasonable value for money, large spacious rooms, proximity to Termini station, and front desk staff, this hotel is great. The only factors that led to a score of 4 instead of 5 out of 5 were:
- the breakfasts - we would have rathered that breakfast was not indicated as included (and thus not charged for), we have travelled to many places and have pretty minimum expectations, but given you could choose between a croissant or nothing, we would have rather just not had breakfast included, and stopped by a bakery on our way out.
- the noise - we realise that the hotel is in Rome, and unikely to be quiet, but at our time of staying there the air conditioning was not able to be used, and thus we had to choose between a very hot room or a very noisy room.

Spacious rooms. Good price. Great family run business. Pastry shop across serves decent to go food and fresh milk. Spend your hard earned money on small business with great service instead of corporations that don't care. Secure Hotel.
The family service is par excellence. Great location to Termini Station.
Use Fountains for free water.

Excellent location - easy walk to Central Station and Metro stops - busy street but felt safe walking even late night. Building does not look like a hotel but more like an apt in a building where you have to buzz for the door to unlock and you enter a courtyard foyer. Elevator cage takes you to your floor where the door is again unlocked from the front desk. Makes you feel very safe and secure in the building. Our room for 3 was huge!! with clean hardwood floor , simple decor and clean toilet. Internet wifi is free although had a hard time connecting b/c of the long corridor in our room. The staff is SUPER NICE - the 3 brothers running it are all very pleasant, attentive and helpful. They allow you to leave your luggage for the day for a late flight or will store them for free - makes up for a very minimal breakfast - bread, coffee and juice- we dont wake up early enough for breakfast anyways so no big deal. Overall, this is a great hotel esp for the price!!!
