Lovely little place close to Termini Rail Station. Not a hotel or B&B particularly, more like a collection of small apartments. Each is clean and tidy and a good size. Shower is great. All rooms/apartments have access to a 'breakfast room' adjacent and when I stayed there were a couple of vending machines. There are DVDs for guests to watch.
As I mentioned, the 69 Manin Street is very close to Termini. Easy to walk past so keep your eyes peeled. It shares the building with other residents, particularly local businesses. There are stairs or a lift if you are feeling lazy. Walk past the accommodation and you'll reach Rome's famous Santa Maria Maggiore (there's also a good espresso bar at the end of the street). Also in this location is a bus stop for the city tour. Go on it to get a feel for the city - you'll be able to walk to everywhere once you have done it...even the Vatican!!!
I'd have no problem booking a stay here again, although I can also appreciate that the accommodation's location may put some people off. It is certainly not in the centre of Rome and you do get some noise from the trams that run along the street. You may not choose 69 Manin Street because the building is not immediately obvious from the road. You might not like the fact that it shares a building with other businesses. If you can cope with all of these minor issues, go for it!!!
