Ariana B&B is an apartment on the top floor of a 5-storey building only 2-minutes walk away from the Termini station. The building has a working elevator, which is great under any circumstances and especially if you have heavy luggage. The apartment was converted into the B&B and includes 4 rooms, at least 1 of which has a private bathroom – this is the room we stayed in. We loved our room – great view, spacious and very bright. Yes, the double bed consisted of two twin beds pushed together and you could very well feel the crack in the middle. Yes, the hot water in the shower refused to stay on at all times, it kind of faded in and out. Yes, it did take a few reminders to get the air conditioner working in our room. But overall our experience here was great!

The location was a definite plus. Although Termini is known as one of the most dangerous train stations in Europe, we did not experience it first hand. On contrary we felt safe during out entire stay. Termini station is the transportation heart of the city and getting anywhere from here is very easy. Right across the street is the laundromat, which we used during our stay and which also has a few internet stations. You can access these for a very reasonable price. In fact, I think this is the cheapest internet café around.

The room service was good – the Romanian girl comes in every morning, washes the towels, changes the sheets and tidies up without fail.
The breakfast is very decent (packaged pastry, jam, milk, cereal, juice, tea/coffee) but having a fridge available to the guests is a huge benefit. Although the guests are not allowed to use the stove, there are plenty of foods in the nearby supermarket that could be purchased and refrigerated. We bought cheese, juice, milk, bread, yogurt and munchies for a few days we were staying there.

Important: Don’t try to check in at the B&B itself, you have to check in at Hotel Hollywood, which is only steps away. The concierge at Via Principe Amedeo, 85/A Scala D (which is where the B&B is located) will not help you figure it out and therefore there is no point talking to him – just head straight to the Hotel Hollywood, which is located on the same side of the street just a few buildings before the Ariana B&B.

Overall, Ariana B&B was just right for us: close to Termini station, with good view and comfortable room. Everything you need – grocery stores, restaurants, Laundromat, internet café are walking distance away and having this as a starting point for all of your sightseeing trips is simply perfect! We would definitely recommend this B&B, especially the double room with a private bathroom, which was large enough for us and quite comfortable. I believe staying in this converted apartment gave us a unique Rome experience as opposed to staying in any other hotel. We would definitely stay here again and would recommend this B&B to anyone, who is looking for a bargain price in a top location.

Stayed 4 nights in a double (no ensuite bathroom but it was directly outside the room). Price was decent and location (2 blocks from Termini) was convenient. Housekeeping standard was very good - room made up every day, fresh towels, bathroom cleaned. Breakfast was poor. Fridge available for guests to use. Internet cafe and laundromat across the street. Lots of restaurants in the area. Overall, pretty fair budget accommodation.

I never see so bad B&B before. High price but small room with a very small bathroom(i.e. such as the toilet on a train). The airconditioner is not cold, and the person of the B&B is not friendly. The B&B totally different from their photo in website.

I was staying in Ariana B & B for 4 nights in mid-June in a double en-suite. I read through the pictures on web and it seem neat and tidy. It costs 44Euro per person per night ( which is quite expensive for a B&B) and so I was expecting good service.

Here are a few reasons for u for not choosing this hotel:

1. Strictly speaking, it is not a "Bed &Breakfast" but a "BED &BREAD" instead. Breakfast consist of a cold and hard crossiant in a plastic bag, the kind that u can buy in bulk in the supermarket. And a small cup of coffee served in plastic cup. Yet, u have to ask for it in the morning orelse they won't serve it.

2. RUDE PEOPLE. The attitude of the ppl in charge is real bad. Actually, for the 4 days, I just see 1 man being responsible for everything. U cannot reach him most of the times. Breakfast time is 8-9am, but u may not be able to reach him during that time. One day, I couldn't look for him from 8-9 and finalyl saw him at 9:15, I ask him for the cold croisaant ( I dun want it but my friend need sth to eat b4 taking medicine) He said "Breakfast time is 8-9, finished!" And don't trust their introduction, no one is going to give u any advice on travelling.

3. POOR ROOM SERVICES. I have been staying for 4 nights but no one ever tidy up my room, throw away the rubbish, change toliet paper nor change the towels. I have to throw the rubbish myself.

4. At the morning of checking out, I saw the guy at 9:30 and he told me that I ahve to check out at 10:00 coz he need the room. I asked if we could check out at 10:30, he said "NO". Finally, we leave at 10:10 and he seem angry that we are obstructing his process of tidying up the room. When we give back the key to him, he didn't say a word , not even "goodbye".

5. The towels are old and dirty.

6. They have to charge extra 5% for credit card payment

To be fair, sth good about the hotel. The location is good, close to terminal station, where u can get easy access via Metro and Bus to different parts of Rome. But it is located at 1 street away from the reception. It is just a apartment owned by the "series" of B&B. THe room are newly furnished too.
