My wife and two teenage daughters stayed here in late July for four nights. We all felt that this was a great hotel.

Others have discussed the location (which is unbeatable), so I'll describe the hotel. Overall, I thought the hotel was very well decorated and very clean. We stayed in separate rooms (102 and 104). Room 104 is a corner room with windows facing two directions - with plenty of room for suitcases, etc. I'd ask for that room. Room 102 is pretty small - but we put the kids in there, and they did fine.

The street entrance is very nice. From having walked all around Rome for four days, Via Margutta, where the hotel is located, is the nicest street in Rome. The ground floor entrance to the hotel is surrounded by vines with a large wooden entry door. I had thought that the image on the hotel's website (which shows the third floor glass entry door) should instead show the cool entry at street level.

I'd stay away from the "family" room, however, if traveling with kids, unless they are very young. We did not stay in that room, but it looked pretty cramped for four people. I'd go for separate rooms if the kids are old enough.

The highlight of this hotel, however, is the staff. Rino, who manages the front desk, did a fanstastic job. If I owned a hotel in Rome, I'd hire that guy in a second. Ana (from Romania, I think?), who works in the dining area for breakfast, was also great. There were also others, whose names escape me, that were extremely friendly, made great restaraunt recomemdations, and were very welcoming.

I tried to get up early in the morning and sit on the small balcony for breakfast before others arose - it was a great place to check email and have a few extra cappucinos.

The hotel overall is small, but the great thing is that you feel like you are "coming home" when you return at the end of the day. I arrived at the hotel on the first day pretty upset at yet another screw up by our travel agent, and the staff did a great job in making us immediately feel very welcome, as they did throughout the entire stay.

We would definately stay at the Manfredi again.

1) Extremely responsive to your e-mails & they speak English. Also, there is a 5% discount for booking directly through their web site.
2) They can arrange transportation for you that is moderately priced. You may be able to find it for slightly less, independently. They can also arrange for tours. The front desk was extremely friendly and helpful.
3) Location, location, location! You can not stay any closer to the Spanish Steps, yet it be very secluded at night for sleep. The hotel occupies the 3rd floor of a building, but you do not hear any street noise, nor any noise from the upstairs or outside your door. I think that the Spanish Steps is the best place to stay while in Rome. It feels the safest & cleanest, yet so centrally located.
4) This is a 3 star hotel, so do not expect 4 star amenities! While it is charming & quaint, like a European Bed & Breakfast should be, it is far from grandeur and splendor which Americans are used to in a resort hotel. Since I mentioned breakfast, I will say that it was lovely & a full breakfast, not just Coffee & Danish.
5) Our rooms air-conditioning unit felt underpowered. It was not oppressive, but for the 2 nights that we stayed there, it was tolerable. It was our fault for not reporting it, though I do not know what they could have done about it?
6) We had the 4 person room. The size of the room is what a normal American hotel room would be with a King-Sized bed & a little niche for a seating area. Instead the niche has 2 cot-like (comfortable) beds so the room gets cramped. The bathroom has a small 4 steps up to it which can pose some logistic difficulties, but is fine. This is a great compromise alternative for families with 2 young children (under 12 would be my guess) & don't want to utilize an adjoining room scenario for cost containment. There are not many hotels in Rome who offer this.
7) For a short stay, under 3 night, I'd stay there again. For longer I feel it would get to cramped & maybe opt for the same hotel, but 2 rooms.

Our family of five recently stayed for three nights at the Hotel Manfredi and it was exactly what we had hoped for. Located on Via Margutta, a small, quiet street near the Spanish Steps and the designer shops, it proved be a convenient starting point for all of our excursions. Both of our rooms were well decorated with fabric wall coverings and comfortable beds. The marble baths were small but very clean. The individual room AC controls were great, especially during the week we were there in July. The best part about our stay, however, was the friendly staff that helped us with reservations and answered all our questions. They were clearly the best staff we met during our two weeks in Italy. The morning breakfast included pastry, fruit, cereal and yogurt, as well as great cappuccino. The hotel is located on the fourth floor and a unique elevator from the lobby is provided. When we returned to Rome the night before our flight home, we stayed at another small hotel in the same area, but it did not compare to the Hotel Manfredi. We would definitely stay there again. (In the movie "Roman Holiday"-Gregory Peck tells the cabbie that he lives on Via Margutta).

Six of us from New England stayed in 3 rooms for 3 nights and all of us enjoyed our stay. The front desk was friendly and very helpful with restaurant choices and transportation. I think it's the best buy for that area of Rome. We liked the breakfasts and the very convenient location.

We visited Rome in early May 2007 and stayed at the Manfredi for 2 nights. It is a very nice little hotel on the 4th floor of the building. The staff were friendly and helpful, the room clean. Breakfast was great and the cappuccino a treat that got us hooked. The neighborhood is great, close to the Spanish Steps and other great sights. Via Margutta, the street the hotel is located on, is a wonderful street with interesting shops and nice restaurants, We always enjoyed the walk to and from the hotel . We would reccomend the Manfredi and would stay again. We had an excellent experience here to start our Italian adventure.
