Stayed here in Aug 2008 with a bunch of friends for a large car club event held outside of Rome. Loved the hotel, quiet residential neighbourhood always felt safe and was very close to various tourist spots including the collosium which was not far as was nearest tube stations!
My double single use room was ultra clean and superbly furnished and although small was air conditioned and very pleasant. Other rooms I saw were similar but larger.Beds were comfortable, breakfast was very good and coffee excellent.
Staff were, generally courteous helpful andf friendly. The overall ambience wss very pleasant and the lobby particularly nice.
We all ate in the hotel one evening, nothing great but small portioned perfectly edible food.Notcheap though...
I recommend this as being a nice place to stay and very good value compared to other hotels. I shall return.

Just back from 4 night stay. Mum, Dad & Robert 8
Overall very good. Location close to south of city, but quiet too. Rooms adequate. Staff very friendly / helpfyl. Good breakfast and we enjoyed the one evening meal we had in the restaurant

This was once truly a hidden gem in Rome, but that was years ago. This was our fourth stay and, unless the owners emerge from their complacency, it will be the last because perhaps other hotels simply have a better offering for the price.

We had a quadruple family room. Everything was OK apart from unsightly marks on one of the walls, mould growing around the aircon vent, water ingress during a storm (admittedly it was one hell of a storm!) and the tiniest tv I've ever seen (seen but not heard as the speakers were shot).

I've always thought that the front desk staff really could do with smiling just a little bit more, too!

I would now only recommend Villa San Pio if the price is a lot more modest than the rack rates.

My stay at Hotel Villa San Pio was not what I expected, especially for the prices the hotel charges. The hotel has a lot of potential but I found it to be a little dirty and worn and everyone needs to be aware of its location before they book it.

My room was on the top floor, it was very spacious and it had a wonderful balcony with a gorgeous view. We spent a lot of time on that lovely balcony because our room reeked of sewage!! We had to keep the bathroom door shut as much as possible otherwise the stench was unbearable, however, trapping the smell in the bathroom made showering a terrible experience. I usually look for boutique hotels with a little character, but this one was just plain run down. The bed/bedding seemed to be ancient and the tv was ridiculously small, maybe 13 inches? Definitely did not look like the pictures on the website.

I didn't really like the location of this hotel either. It wasn't really close to anything and walking to any points of interest really is an arduous task. I thought it would be a little off the beaten path but it felt more like staying in the 'burbs. Another problem that made me crazy was trying to take taxis back to the hotel. Previously we stayed at a hotel near Piazza Barberini and it was much easier to tell the cab to drop us off at the landmark, but there are no landmarks anywhere near the hotel and most of the cab drivers had never heard of it, so just getting back became an ordeal.

However, they do offer a fabulous breakfast; do take advantage of that if staying there.

We stayed here on recommendation of friend.
We loved it.
Quiet neighbourhood, great restaurants closeby (don't eat at hotel - not worth it).
Find the keyhole, the oramge grove park, and head down into town.
