Great location, 5 min walk to termini train and metro, 15 min walk to Colosseum and city centre. Area is fine, plenty going on, and we felt safe enough to stroll around.in the evenings. Hotel California on street level, with Hotel Sweet Home up above, on first floor, but secure. Our room overlooked the street and a bit dark, basic, thin towels, but very clean and comfortable. The breakfast isn't really worth bothering with, even at 3 euro; Mr Rigsby (UK readers will know who I mean) runs around a lot but hasn't quite got the idea about catering. Overall an old fashioned little hotel, very convenient for a short stay. Next time I'd probably pay a few more euro and upgrade though...

me and my wife stayed at the b&b her for 3 days, the room was clean and tidy, and although we were on the 5th floor there was a lift that always worked. the room has 2 single beds instead of a double, and there was some noise at night, but nothing too bad

for what we paid, 89euros a night we though the location was excellent, just 5 mins from termini station, and surrounded by a few restaraunts and bars.

one thing to bear in mind is that the b&b does not include breakfast, unless you want to pay 3 euros for it, and the rooms are 100 yards away in the next street from the hotel,

i would recommend this for couples, as a cheap centrally located budget room.

We booked through Booking.com which had good reviews of the hotel. The owner demanded payment in full the first night, in cash. The hotel was a dump. The room did not have heat, the neighborhood was not safe. We left after one night. The owner refused to refund any money. When I called Booking.com, they were told by the hotel that they only collected for one night. They lied about collecting for four nights. They said our receipt was not valid because it did not have the hotel ID number on it (how would we know this was required?). When I called the hotel again, the woman only screamed at me in Italian, would not even allow me to get a word in edgewise. The hotel basically robbed us of our money, then lied about this. These people who run the hotel are not honest.

The initial welcome was good but thereafter it was all bad. The worst was at check out. They threw our bags out since we were half an hour late (11.30 am) and wanted us to change in the linen cupboard. They did not allow us to check the room and consequently we lost a phone chager and some of my wife's cosmetics.
