I read the reviews on this website about Residenza villa maria and none of them were good so I was a bit scared. But since I had already booked my holiday and I didnt want to tell my aunt (who was with me on the trip), I decided to bear it and go along.
I admit it was a bit far but once we got there, it was lovely. The staff (if you can call them that) were very helpful. Since we had not hired a car during our stay, we had to rely on the bus which picked us up from the end of the road in front of the villa and dropped us there as well. The bus was punctual and the ride was only 40 minutes to Triburtina station.
The best thing about the place was its tranquility. Having spent the whole day in the city, visiting places, haggling with shop keepers, out and about in the hot sun, it was a pleasure to come back to the cool rooms of Villa Maria, take our shoes off and lie on the bed under the ceiling fan.
In my opinion, the only drawback is that it is too far up the private road and it becomes a bit tedious when you have to drag your bags up. However, if you have rented a car, it is no problem.

I wanted to book an hotel just outside Rome where we could relax away from the hustle but get into town easily for shopping and dining. This hotel looked as if it fitted the bill - they had two single rooms, with all facilities at a great low rate, and said they would pick us up from the airport. The hotel confirmed my booking, confirmed the driver would arrive at the airport and pick up for the price of 20 euros per person. The website also stated that the hotel was 7 kilometres from Rome. What a nightmare when we arrived on the 10.20 flight - having left home at 2.30 that morning we were tired and looking forward to being whisked away to a comfortable room overlooking the Roman countryside. We waited nearly an hour until in desperation I asked the Airport Hotel Information Desk clerk if she could help - this kind lady then rang the Residenzia to check what had happened to the driver. No one was coming, they said they had nothing booked, and would not be able to do anything. They gave me a taxi phone number and told me to organise this myself. Apparently they are actually located about 25 miles away from the centre, and taxis would have cost us 50 euros each way - not within our budget! The bus service was not going to be frequent, which would have meant we would have been really stuck out in the woods (literally!)
I cancelled the hotel accommodation and we re-booked into a more expensive hotel but it was right in the city centre. I have looked at other reviews on the Villa Maria and noticed that the location is always rated very low. This would not have been so bad if they had been more accommodating but the staff were very rude and we are still waiting for the Visa refund to be made.
Not recommended unless you have your own transport.

Do not believe anything you read on the Villa Maria website.

In my wisdom, I booked this place for my hen party.

The villa is NOT 5km from Rome, it is more like 20. We spent more on taxis than on the holiday itself. There is no shuttle bus service and you are likely to be fined if you try to use the bus because there is nowhere to buy tickets before you board.

I am not sure what an American breakfast is but I am certain it is not what we were served each day - a microwaved to death pain au chocolat and serve yourself coffee.

The pool is nice but you are not allowed near it until 10am when a surly lifeguard turns up, then, you find you have to wear a disgusting swimming hat to go in the water - not what you need on a hen party!

Reception is useless, in fact when we returned from Rome on our last night, our keys were nowhere to be seen and we had to pay up before we could have them back!!

I asked if they had many guests that just came once and the reply was just a knowing smile.

Please, please, go anywhere else!

Stayed here for one night in May. Left the next day to find alternative accomodation. It is in the middle of nowhere. If you have no interest in visiting Rome, enjoy terrible service, mediocre facilities, and the sense of being dumped in NO-Man's land without ever being able to escape then this is the place for you!
