I wanted to write a review with updated information because the last one I saw on this hotel was 2007. Overall this hotel was good but seemed a little pricey ($210/night). Rome is more expensive compared to what I am used to so not sure if you would be able to find better value for the price.

Location - Good Location near Spanish Steps. We were able to walk everywhere (Vatican City, Colosseum, Navona Square) without a problem. Hotel is on a street that has low traffic volume but this was an issue for us because we were on the first floor. We could hear lots of activity outside early in the morning.

Room/Bathroom - We had a room with standard bed on first floor. Small room but I think this is common is Rome. Bed (queen bed) was fairly comfortable. Room had safe and mini fridge for use with no extra charge. No balcony but windows opened and gave you nice view of street. As mentioned above, we could hear lots of noise early in the morning so a room higher up or away from the street might be better. Furnishings were classic Italy style and looked updated as indicated on their website. Bathroom was very small which was ok but a bigger shower would have been nice.

Service - Above average service. Hotel employees were very nice and accommodating. Although we did try to switch rooms after the first night without success because they were full.

Breakfast - Typical Itallian breakfast with bread, cheese, cereal, milk, juice, coffee, yogurt, fruit; no meat.

Overall - Nice hotel but it seemed a little pricey.

Room was awful compared to the price. The dark haired woman on the door, the manager, was rude beyond belief. Ringing up late in the night disturbing my and my girlfriends sleep.

They didn't notify me when my lost luggage arrived for two days and so went home without it.

I cannot warn anyone enough about this place...

The room was OK but noisy street at least while the bars and restaurants opposite are open. In terms of pluses, it has a good location for shops and bars. In terms of negatives, the service is poor, for 250E per night we would have at least expected some help with the bags when we arrived. TV channels had very little in English and the bathroom could have been cleaner. In all, there are better in the viccinity for similar or slightly more money.

Nice location. Unpleasant staff. Rooms overlooking the street, very noisy. Rooms look like an old furniture's depot. Breakfast was ridiculously poor.
In sum, this is an overpriced B&B.

We stayed at this hotel in October 2006. We had a room on the top floor, which I believe are the biggest rooms. We had a cute little terrace off our room, from which we could watch people mingle at the cafes down below. When the shutters were closed, it was pretty quiet though. The rooms were clean, if somewhat worn. The bathroom was mostly clean. I noticed a little mold in the corners of the shower.

As for location, it is nice enough if you like the "posh" area around the Spanish Steps. For us, we don't like shopping and the Spanish Steps are just... steps. My advice for newbies to Rome would be to stay in the Piazza Navona/Trevi Fountain area. We spent every evening over by Piazza Navona and then had to trek back over to the hotel. It's not a long walk (about 15 minutes) but after walking all around Rome all day, it would have been nice not to do that. There are restaurants around the Spanish Steps but they're a bit more upscale than we normally like and plus, I loved sitting outside at the Piazza Navona to "people watch".

PROS:
- Rooms were wired with high speed DSL lines.
- There is a teeny, tiny elevator, which is handy for luggage or if you're too tired to climb the steps.
- Continental breakfast is pretty good. Rolls and nutella... mmm.
- There is a small fridge where you can keep some drinks if you like.
- Front desk spoke excellent English (although be warned that the housekeeping staff spoke almost no English)
- Air conditioning!

CONS:
- Bit of a hike from the main tourist area
- Room smelled sort of musty
- Some mold in the bathroom
- Hotel didn't tell us we had to have an ethernet cable. Fortunately for us, we had an extra one in our laptop bag. I don't know if the front desk would have had any.
