The Scalinata is our favorite " pensionne " in Italy. We have stayed there many times over the last ten years. It is not the " Four Seasons ". If you want that go across the Piazza to the " Hassler", but if you want , clean, quaint, reasonable, and one of the best locations in Rome, stay there and spend your mney at " Sofia's" a great restaurant just a block and 1/2 away.

Room Tip: All different. We think 2nd floor is better

The staff was rude and my few interactions with them left me feeling like I was intruding. NOT welcoming, AT ALL! With a desk at the front door, they never even bothered to look up to acknowledge my comings and goings. Awaken at 6:30 am with the staff moving chairs and tables up stairs above my room, food for breakfast was old, one key per room only, Location is great for the Spanish Steps, but not worth dealing with this hotel. Find another place!!

Salve,
- ogni mattina arrivano cornetti e panini freschi. Se vuole posso inviarle il nominativo del fornitore per sua garanzia.
- vengono offerti 2 tipologie di pan carrè e 2 di panini, 2 di torta, 3 di cereali, 3 tipologie di fette biscottate, 5 di biscotti, 6 di yogurt; 5 di marmellata oltre nutella, miele, burro e macedonia con frutta fresca;
- vengono offerti uova sode e strapazzate, pancetta, salame, prosciutto, tacchino e 2 tipologie di formaggio;
- ci sono 2 tipologie di caffè (italiano macinato fresco e americano), cappuccino, caffelatte, cioccolato, 2 tipologie di succhi di frutta, 2 di latte, 6 tipologie di the e 4 tra zucchero e dolcificanti;
Cordiali saluti
Fabrizio Jemma

After reading some of the previous reviews I was a little nervous when I booked this hotel. However I am so pleased to say that we were very impressed with this hotel. Great location and the staff at reception (all 4 in total) were extremely helpful in so many ways for the 3 nighst we stayed there. They took our bags, they assisted with directions, they were friendly and helpful. One gentleman has worked for the hotel for 35 years and was so passionate and proud to work there - it was impressive. My wifi signal wasn't great at one point, so they gave me the whole wifi signaller to put in my room for the duration for which I needed access. So nice.
If you are expecting a big lobby and large rooms this is not for you. However for Rome, the room is a reasonable size which slept us - a family with 2 small children. We weren't in the room for long, except to sleep and so it worked perfectly.
Breakfast was a standard self service buffet, which I felt was a little understaffed and some items ran out which weren't replenished. But we weren't too bothered and it certainly didn't affect our stay.

We had reservations there and had to cancel them as my mother (88 years old) fell and broke some vertebrae and was having some procedures done, and had to postpone our trip for a few days. I emailed to cancel my reservation a couple hours after the cut off for cancellation,which was a week, (everywhere else in Europe it was 1-3 days before arrival) they would not cancel with out charging me the full amount even though my card was not to be charged until I arrived, it was a pay after staying reservation on booking.com . booking.com told me it was up to the hotel to refund me as they don't charge me and the hotel said it was up to booking .com. The hotel was oversold when we were to stay there so i know they did not loose money when we cancelled.they charged us 6 days ahead of when we were even to set to arrive. I emailed saying I needed to cancel- they charged me within 24 hours and cancelled my reservation immediately, even though I emailed them back and hold off since they were charging me no matter what.i thought possibly someone else could use the reservation, (other friends that were traveling abroad). They offered that I would have a credit in the future, (did not specify the amount) --Rome is just right around the corner from Ohio, right? I was able to travel a week later , hotel was full. could not use my credit. Would not recommend!

I spent two nights/3 days in Rome and chose the Scalinata on the recommendation of a friend who stayed there a number of years ago. I arrived at 3:15 (check in time is 3 like most hotels) and was greeted warmly and shown to a very lovely, well appointed room on the first floor which was very nice since I had luggage. The ensuite bath has ample fluffy white towels, nice amenities, good lighting, and a nice modern hairdryer that dried my thick head of hair quick lumpy. There are ample mirrors in the room including a full length mirror...something i'd been without for the last two weeks while in Italy. It's nice to be able to see how you look before venturing out. As for noise, i heard no street noise from my room #3 but i could hear heavy footed traffic in the hotel and a rather clear conversation through a wall. Happily everyone went to bed at a decent hour. The hotel has free WIFI with excellent signal strength. TIP: Ask for a password for each of your wireless devices. The hotel staff was very helpful with directions and general information like where's the closest ATM or the location of a church nearby for Mass on Sunday. You'd think it would be pretty easy to find a Mass in Rome but it's not easy to research times and locations. I really liked the roof garden and the 24x7 caffe maker. I travel internationally frequently alone and value feeling safe and appreciated. Scalinata del Spagna scored well on both points.

This hotel needs to have several renovations to achieve their 3 star status. Great location but that is about it. The rooftop is dirty and needs a good cleaning including the linens on the table that were never changed while we were there for two days.
Our room was a dark room with no view and nowhere to sit?
Why would one have this location and not refurbish is the question.
We will not stay here again.

Thank you for your review. The hotel was totally painted in April. In addition, in June, each room has been cleaned and disinfected with a service of ozonation. The runner of the breakfast room are sent to the laundry every day. Each room is dated to a chair. I'm sorry that you are not found at home. Regards Fabrizio Jemma

Located at the top of the famous Spanish Steps, this hotel has little else going for it.
Upon arrival we were shown to a room with one queen-sized bed. In copious emails we had requested a superior double room with two single beds. Asked to wait for them to clean that room (the only one?!) we had coffee outside. When we did get into our room there was nothing superior about it. Very small and cramped. After one shower the tub was clogged.
No hand towels, no wash cloths. The worst was the noise and pot-smoke coming from outside. Our superior room had a window that opened onto the back of another building ... fifty feet below there was an alley of sorts where locals would congregate, smoke weed, and scream at eachother. I got very little sleep, and the staff was ambivalent.
You are better off elsewhere.
(the picture was taken after we were asked to wait for our room with 2 twins. DId they really move mattresses around to accommodate us?!)
