Hotel Diana is a comfortable, clean, excellently located hotel in Rome. Our stay was in Oct. 2014 and we enjoyed the property. Breakfast is included and located in the Roof Garden restaurant and catered to American travelers. (Much appreciated). The hotel is located near the opera house and one can walk or take a reasonable taxi ride to most points of interest. (Spanish Steps, Vatican, Forum, Coliseum, remains of Circus Maximus, etc.). Cost is reasonable and I would stay there again.

So my travel agent recommended this hotel for a few nights in rome. Her in-laws had stayed here and loved it, several other clients stayed here and loved it. I read reviews here and on other sites. Well I will say that each and every one of the reviews was true, the good and the bad. The quality of the hotel is extremely room dependent. The first room we were given had no view and was chilly (no insulation) and faced a busy and very noisy alley. The room was extremely small, even by European standards. All of that, quite not comfortable. But, things got worse. The climate control did not work. The television had issues, and the bathroom..... oh the bathroom. Opening the door to the bathroom it was like being hit with a stench of mold and sewer. There was mold all over the toilet tank, all throughout the grout, mildew on the walls and ceiling. Absolutely disgusting. We immediately emailed our travel agent as we were livid. Very quickly we had a reply and phone calls and such (which we learned the phone to the room really didn't work, even when trying to talk to the front desk due to the poor reception and the phone dropping the call). Photos were sent to the booking agent to keep on file of the cleanliness issues. Another room was offered and we took it as it was clean (or appeared to be at the time) and the bathroom was not putrid. The second room had some insulation and was on a higher floor to protect us from the noise. In addition the second room had double paned windows to help reduce the noise.
So, the second room. Comfortable. The phone worked. The climate control at least appeared to work. The AC would come on and off, and the light on the unit was on. But we did not want AC and the radiative heat was not turned on yet for our late October vacation so we were always a bit chilled.
There is a sign in the room stating if you'd like your towels replaced leave them on the ground, reuse them hang them up. After 2 days the towels started to have a funk so i left them on the floor, all of them. Well, I don't think they ever replaced them, or all their towels actually smelled of vinegar and mildew. There was mold in this bathroom as well around the toilet tank, but it appeared that they tried to keep it at bay in this room in comparison to the first room we had. In addition, in some places the grout was starting to crack off and you could see absolutely black grout underneath the white stuff. It's like they just grouted over a huge mold/mildew problem for appearances instead of dealing with the issues their hotel has. The second room still did not have a view.
The restaurant was ok, we ate their the first night, but we did notice a fire hazard they they are not correcting. They have replaced their lighting system with the newer eco friendly light bulbs. These run fairly hot, even though they conserve energy and require a special housing. They did not replace any of the housing and you can actually see char marks on the ceiling around every recessed light fixture in the dining room. Scary.
Service was good in the restaurant. We have a food allergy and the waiter was patient and spoke English reasonably well so between his skills and our Italian translation of husbands food allergy we were able to get food that was appropriate. The food was ok, nothing spectacular, but definitely not bad. Prices were in line with the other restaurants in the area.
Breakfast was ok, standard European fare.
We did enjoy their sandwich lunch boxes, if you do stay here ask at the front desk. They have a take away sandwich lunch with a bottle of water that is reasonable (4-5 euro) which is plenty of food so you don't have to worry about stopping and finding a place for lunch. When you have a food allergy that can be painful so this was a great service for us.

All in all, nothing spectacular and after the cleanliness issues in the bathroom due to poor maintenance (not poor maid service a couple of days) cannot recommend this hotel to anyone.

Room Tip: ask to see the room before accepting the room.

Average Hotel with great view from roof-top, excellent breakfast and very close to Termini train station,staff did take awhile to warm up to you but when they did it was time to move on. Room average, nice security safe, but when windows open for air very noisy outside, not a large enough Hotel to escape the noise of the street. Close enough to walk to Colosseum, €8 ride by cab to Vatican. Too many nice Hotels to come back to this on

Just spent one night November 2014 - most dissapointed - not so friendly staff - no direction to your room - no assistance with luggage - no airconditioning - had to open window to hear 1.00 am loud music, talking and clankering of dishes - must have been the kitchen cleaning up - asked why no aircon - they advised no aircon - asked for a fan was asvised 'no fan' - non helpful to us - expensive - buffet breakfast bit limited - awful coffee machine not hot enough water - shower/bathroom in hotel room - poorly designed totally floods with water from taking shower - spent one night that was enough for us

My wife and I traveled with a group and did not choose this hotel. It has some great characteristics and amenities, but they are offset by some not so good ones. First, the good. The location is outstanding about 2 blocks from Termini station that gives you easy access to all the main tourist areas of Rome. The breakfast buffet was also outstanding as was the view from the rooftop. On the not so good side was the fact that the AC didn't work in our room (or many others from I what gathered talking to some of our group). Fortunately, it was November so the weather wasn't unbearable, but if this has been the summer it would have been. Still, it was very hot in the room and the only way to get any air was to open the windows to the inner courtyard. This of course meant hearing clanging and yelling from the kitchen area along with a not so pleasant smell. The beds were harder than rocks and all combined to make the stay in the room very uncomfortable. I think only the fact that we were exhausted from doing so much walking around Rome allowed us to sleep in the heat and noise.

So if you come to Rome in the winter and want a place with a great location, this is it.

Room Tip: Stay away from the inside rooms as the only window opens to the inner courtyard where it is constant...

A well located old building close to the heart of Old Rome as well as the Termini (bus, taxi, metro and train), renovated into this cozy hotel; the rooms are warm & clean, simply furnished, with the basic amenities every traveler might need - tv (news in all languages), safe, wi-fi, a.c., heating system, hot & cold running water...
When I travel, all I need from the hotel is a warm space to sleep, clean bathroom to shower, safe place to pack my things, have a good healthy breakfast in the morning before heading out the whole day to explore...
And this hotel offered exactly that.
Although we didn't have a very good view from the room - but who cares - breakfast area compensated with its beautiful view of Rome.

Very central to all the tourist attractions in Rome. Walking distance to half of them....5 mins walk to 2 different train stations.
Nice atmosphere with music all night from the restaurants below. several souvenir shops just next door.
Rooms were clean but getting a bit old. Free non-alcoholic drinks and snacks in bar fridge each day.
Breakfast didn't change each day and was nice and simple: Cereal, Bacon and Scrambled eggs, Fruit and cold meat cuts.

Reception staff were helpful but not very enthusiastic.
