My wife and I recently stayed atthe Residenza Frattina in Rome, Italy. We had a wonderful week at the hotel. The room was neat, clean ,and quiet. The entire staff was fantastic. I was especially impressed with the helpers at the front desk. I'm sorry, but I don't know their names. They spoke English well. They answered our every question and helped us get guides and taxies. They showed us on the map of Rome the directions to out of the way places that we wanted to see. It was almost like having your own travel guide.
The hotel is very centrally located in Rome between the Spanish steps and the Trevi fountain. We could walk almost everywhere we wanted to go. Even St. Peter's Bascilica is only a twenty to thirty minute walk.
It's nice. It's hidden. It's Rome!

Here is the real deal on this place- I just returned from a 6 night stay with a group of 7 other women. We went to Florence & Rome leaving the kids & hubbys behind and wanted a reasonable place that was close to our basic needs of stores, food and wine.

We had 3 different rooms and most of us are used to pretty high end places. This was our first real experience with a B & B and most of what the TA reviewers say is right on the money.

The hotel is all about the location. Dead in the center of the most beautiful shops and a 2 minute walk to the Spanish steps. It could not be more perfect. We booked it on a sight called Romeby. It was easy to use and we made many changes in regards to dates and numbers and it was easily done. Also- they only take a credit card to hold the room. We paid nothing in advance!!!

The stair issue. yes- there is no elevator and the property lists itself on the second floor. BUT- there is a ground floor to start with meaning 4 long, slate staircases. 48 steps in all. No problem whatsoever except for arrival and departure. We each had 48 pound suitcases on arrival and 60 pound bags (plus a few more) upon departure. There is no help at all so think about that. Once we got there - in and out all day using the stairs was a breeze.

The staff- I know that many raved about the staff but I was really luke warm to them. When we arrived around 10 am - only one room was ready. This would have been a great opportunity to orient us to the place. We were never told when breakfast was or how to use the door keys or really anything. The day manager (could have been the owner) never introduced herself or anyone else. I found her to be busy and would answer questions only if asked but no more. We were 8 people and got one key to the front door meaning we had to buzz in and out even late at night.

The afternoon manager Leonard was the frendliest and most accomodating of all. The late night guy spoke no English and was as gruffy as could be.

The rooms: Ok we had a twin, triple and the "apartment' for 4.

The twin (E120/night) - number 35 I think, was a joke. It was the size of a prison cell- the suitcases could not even fit inside and there was no where to put the clothes. The worst was the bathroom- the shower and toilet shared the same floor and space- it was so small (with no counters) that it was unreal. It reminded me a a train sleeping car where you have a combo toilet/shower. If you did not need to shower- it was OK. Thank goodness that the girls in this room could use showers in our other rooms. The beds were real twin beds- not cots. We got a lot of laughs from this.

The triple (E155/night)- #34 would be a great double. The quarters were tight but the bathroom was decent, the wardrobe was hard to use as it butted up against the bathroom door. Our real issue here was the beds. It had a double bed which was firm and fine but the third bed was a camp cot that we found unacceptable. We asked for a seond piece of foam and alternated sleeping on the floor.

The "apartment" (E155/night) was the best deal of all. It had a huge bedroom and gigantic bathroom. There were 2 twin beds (again one real, one more of a cot) in a hallway between the bedroom and bathroom. It had a small table in between the two beds which was hard to use since you could not really pull the chairs out. There was a stove and sink which we did not use.

Amenities: The mini bar was free but never really explained and not re-filled. Internet avilable in the common lounge but you needed to bother the not so friendly desk people to log you on each time. Again- none of this explained at check in. As said before in other reviews- towels were dolled out sparingly....for a room of 4 they gave us 4 towels..Ii think they could do better than that. You could get more if you asked but I always thought the manager thought we were selling them on the street or something.

The robes, slippers and shampoo- all very nice. We had a few things that did not work like the safe- no one tried to fix it. One night we told the night manager we had no bathroom lights. When we asked him to fix it- he said "it was not possible". He did give us a flashlight.

Breakfast was served in the lovely common room which is as pictured on the web page. There was not much variety but it was adequate. We like the coffee but found it hard to communicate with the person who served breakfast as she spoke no English.

Noise- I had the triple room next to the front desk- I heard every door buzz, every stair climber, every phone call. The floor boards are old and do creek- they stick to your feet. You also don't want to be close to the lounge. The dishes start clanking at 6am!

The commom lounge was great for our group to gather. We would go and buy wine from the wine bar next door and just enjoy hanging out- this is one of the real pluses of the place. The furniture is very nice and comfy after a long day out.

So- would I stay again?- Yes, due to the amazing location. Just be very specific about the room you get. Go far from the front desk and lounge and you should be fine. i am hoping over time and if they read the reviews that the staff siyuation might imporve and the place will have a warmer feeling!

This hotel is located in the heart of Rome - Piazza di Spagna on one side and Via del Corso (shops galore) on the other. Great location, walking down Via Frattina, you can just smell the italian atmosphere.
Cabs are not allowed down this street, so we got dropped off at the end of the street and had to cart our luggage to the hotel. Upon arrival, there was no lift so we had to drag our luggage up 4 flights of stairs.
We were then greeted by a very friendly lady, who showed us around and to our room. The hotel is quite cute and sweet and has a very "homey" feel.
The room was very small of the three of us and you could not move in the bathroom. The hotel offered bathrooms and slippers but did not have bath towels, which I found vey strange to understand. By the 2nd day, I'd had enough and asked for towels to be bought to my room. They obliged.
Breakfast was ok. I liked the lounge/dining area that was available to all patrons and had morning and afternoon tea on offer each day.

The staff are very friendly and helpful and were at our disposal 24 hrs a day. They were happy to recommend restaurants and tours for us and also made the booking on our behalf. Just one thing, in Italy, they do things at thier own pace. So when you ask them to arrange a taxi for you, leave yourself plenty of time.

If you don't care about dragging luggage up 4 flights of stairs and climbing over one another in your room, then this hotel is for you. It was a nice stay but I've stayed in better places in Rome for less money.

I was totally satisfied with our (me and my husband) stay at Residenza Frattina. It´s perfectly situated just next to the spanish steps and close to alot of nice bars, cafes and shops. It´s at walking distance to all of Rome´s main sites. The B&B itself is clean and furnished with good classical taste. The room that we had was big and welcoming. I definately recommend Residenza Frattina to anyone going to Rome.

After reading several trip advisor reviews and Rick Steve's, we tried not to expect too much out of the hotel or any hotel in our price range within Rome, but for the price and location the hotel selection was our best option. We were pleasantly surprised - and my boyfriend actually found the pink "palace" interior quite quaint - our room was larger than most we've seen in all our extensive traveling in Europe, the bathroom was decently sized, and the rooms cleaned well. We were placed in a triple room although we'd booked a double (at no extra charge) plus we negotiated the price down from the posted rate on the website. There is some definite wear showing - floor boards loose, stained rugs, and water stains on some of the bases of the walls but it didn't bother us as we spend so little time in hotel rooms. The location was fantastic, safe and nice neighborhood, very fun environment for pre-christmas shopping, close to the metro but also very easy to walk to the attractions near termini station. The staff was incredibly helpful, booking our reservations for the Borghese gallery, and let us take Italian language and rome tourist books for our use while there. We stayed for three nights at the end of November and have recommended the hotel to several of our friends.
