3 women on a shopping tour in Rome. According to the reviews on tripadvisor we have choosen this hotel, where we stayed for 3 nights in a triple room. The room was ok sizewise, but the bathroom far too small. Our room was facing the patio in the back which was very noisy during night time. We did not find out if there was any work going on in that building. The breakfast was good (keep in mind that Italians are not breakfaster!), the service as well.
The location is perfect: all good shopping streets and sightseeings are nearby. The price was reasonable for the location.

This place was very comfortable. I would go back there again. Small place, peace and quiet- better than busy large hotel, I thought. The people there were so nice and helpful. We took a taxi from the airport to the hotel, and the driver tried to charge us 60euros. I insisted that the fare from the airport to the heart of Rome is fixed 40euros, but he would not listen. So I went up to the hotel and asked the front staff to come outside and talk to the driver- we paid 40euros.
Only the down side of this place but minor one, is that the office is located in the 2nd. floor, and there is no elevator. Of course they will help you, so it shouldn't be a too much of problem.
They had overbooked us, and we were transported to the Best Western hotel right by the Vatican. They paid for the taxi ride there, and back the next day.
So the second night, we got to stay there. The room we stayed was right outside of the office- it looked like a really skinny apartment complete with a small kitchen area. We loved it so much we wished we could have just rent the room and lived there for a while.
The location was also great. Right in the middle of the busy shopping street, but all the expensive stores. We really didn't go into any of the stores nearby. Spanish steps is also right by.
Clean bathroom. Clean bath tub.
Breakfast was okay. Cappuccino and a small buffet. The atmosphere of the breakfast room is nice.

Let me start with the positives. The hotel is nicely decorated. The double room we ended up in was spacious and pleasant. The staff were friendly. The lounge area was pleasant and the water and soda in the mini bar were free. It's in a very good location.

The only problem was the absolute lack of sleep!

When we got there there was a mix up in the booking and we got a twin room. This room was really half a room with the single beds laid out end to end as they would not fit side by side.

We were moved to a double room for the following night. The main difficulty we then experienced was the noise. It would seem that really this hotel is an old apartment. The bedroom doors are regular doors one might have at home, there's a crack of light visible under the door and so all the sounds travel.

My night went as follows:
12am - went to bed
12.30am - desk porter opens can of soda
12.45am - porter coughing
12.55am - difficulty with fax machine, phone rings several times however not going through to fax. problem resolved over a period of half a hour.
1am - other guests ring bell at reception, come in a chat to porter
1.30(?)am - porter has second can
1.45(?)am - more coughing
5.45am - driver arrives to take guests to airport, discussion ensues with porter about same for 15mins
6am - guests leave wheeling bags on wooden floor
6am - person arrives to prepare for breakfast - discussion with desk porter
6.15-7am - a lot of plates being moved about
7am - american guests up and about ready to see sights, discussion in corridor re same for 10-15mins.

A similar pattern occurred for all the nights we stayed. At 200 euro a night I think it's the most expensive hotel per minute of sleep I've ever stayed in. Unless you're a really really heavy sleeper I would not recommend this hotel.

We stayed at Residenza Frattina for three nights and enjoyed our stay. As the hotel is very small you get personal attention.
The staff was very helpful and friendly - they recommended a couple of restaurants also which proved to be better quality than the ones we explored ourselves (excellent food, reasonable prices). Also the transportation service to the airport was excellent. The location is good and our room was quiet. Good breakfast, too.
I would recommend this hotel to persons who like to stay a place with character. This is not a luxury hotel but a nice place to stay.
If there is something negative to say - the bathroom was quite small.

WOULD WE STAY IN THIS HOTEL AGAIN ?

NOT A CHANCE ! ...........READ THIS.............

We checked in at 11.30am but could not get into our room until 3pm. After an early morning start, we were left wandering around Rome exhausted until we were given access.

The next morning we were woken at 5.15am, by inconsiderate, noisy staff preparing the breakfast counter from the service area situated next to our room, the door to the service room was unlocked and slammed every couple of minutes as they passed through. This occurred every morning even though we complained.

Having asked to be moved to another room to get a better nights sleep, the only room offered was a very small childs room with 2 small single beds, and the smallest bathroom/wetroom we have ever seen. The shower would flood the whole bathroom floor.
The only window situated in the bedroom was largely covered by a wardrobe due to the lack of space, and we found ourselves in seperate beds having booked a double room, and were offered no compensation for the inconveneience, even though we challenged them on this point.

There was no-one in authority in this hotel at any time, only receptionists.

The new room was no quieter as we realised that the whole hotel had absolutely no sound proofing. All rooms including service and reception are situated on the same floor, and are constantly passed by all staff and other guests. We could hear clear converstations in neighbouring rooms, and the night porter would have phone conversations at 1.30 am from the reception desk that may have well taken place in our room.

We checked out for our morning flight exhausted, having been told that we would get the breakfast we had paid for that morning. We did not receive one.

First of all I would like to thank you for taking the time to share with us your experience at our hotel. We are sure that any comments, either positive or negative, from our clients are important to improve the quality of our hotel. I am deeply concerned that “Residenza Frattina” did not meet your expectations and I am afraid for the bad impression you had. I’m replying to your comment with the intention of understand the problems you had, and not of contesting your opinions.
As you can see from previous comments the quality and the standards of our service are highly appreciated, even from those who have complained, therefore I’m really surprised to hear from you that you ‘’ were left wandering around Rome exhausted’’ instead of being offered a cup of coffee or tea in the lounge in the meanwhile you were waiting for your room to be ready. Anyway our check-in time is by 14.00, and I apologize for the delay.

Concerning your complaint for the second room, I’m afraid you did not decide to move to a our suite, which had been showed to you, just because facing Via Frattina, you probably thought it was noisy!! I believe that you would have been more than satisfied with the comfort of this accommodation., please kindly note that we have honoured the room typology you booked, it was your choice to move to a twin bedded room, after seeing it around 7 pm. Since guest satisfaction is the goal of our management we accept to leave your previous room unsold for that night, since the evening housekeeping service is not available, just with the intent to satisfy your request!

How could be the breakfast denied to you, if as per your comment, it results that the breakfast set-up is made early in the morning? I can’t imagine that the breakfast was denied to you if you asked for it.
Moreover, our hotel has a proper Front Office Manager, which, even if he isn’t present, is substituted by the receptionist on duty.

I look forward to a future opportunity to better serve your lodging needs.
