Good points: centrally located boutique style hotel on a pedestrian only street. Beautiful Breakfast room. Good Breakfast. free soda in the mini fridge. Nice artwork in the lounge.

Bad points: Hotel is not on the 2nd floor (as advertised) it is at the top of 5 flights of stairs. There is no elevator. Staff do not help carry bags upstairs/ downstairs. The hotel overbooked and did not advise us in advance of this problem... I booked 6 months in advance and provided a credit card to hold our room reservation. We arrived jet lagged with exhausted children and we were told they did not have a room available for us until the following day. No room at the hotel...They called a cab and sent us to another hotel- a Best Western on the outskirts of the city, in a grafitti covered neighborhood that made me nervous. We had to transfer back to the hotel the next day. Re-packing and unpacking --transporting kids & luggage took up most of our morning. We lost 1/2 a day of our vacation, and were too far from the center of town to do any evening sightseeing. The room was very plain. There was a single dead rose in a vase ( I'm not kidding). During our entire stay they did not make beds, or provide fresh towels, they did not even take out the garbage from our room. This was a problem as our daughter is still in diapers-- and the used Pampers smell was dreadful. It was cold, but we had to open the window because of the smell. Hotel service was non- existent. Tiny shower stall leaked water all over the bathroom floor. They insisted charging us full price- even for the night we were transferred to the Best Western. I would have gone somewhere else-- but it was Easter Week + Rome marathon and all centrally located hotels were full. This was a bad experience, I do not recommend this hotel. it is especially not good for families. This was our first ime in Rome and it was very disappointing. They charged us 230 Euros ($363) a night . I would Never stay there again.

I am very sorry to know you had a so bad impression of your stay in Rome with us, but I would like to answer to few points of your comment:

Our hotel really is on the 2nd floor and the flights of stairs are four. It is also advertised that there is no elevator in this ancient building dated back to 1700.
I apologize for the inconvenience of the overbooking, but I can ensure you that it was managed following all the European regulations: you have been moved to a superior category hotel, the Residenza Frattina has paid for the taxi, and the Best Western hotel location is not on the outskirts of the city but just 200 meters away from the Vatican and approximately five minutes by taxi from us. As written in your review, because of the Marathon and the Easter Holy week most hotels in the Spanish Steps area were fully booked.
Our Hotel has a daily make-up of the room and also the turn-down service also, which contemplates a complete towels change, so I’m really surprised to hear from you that neither the bed was made, towels were not changed and the garbage not taken out.
I thank you for taking the time to write your review and hope to have another chance to welcoming you in our hotel.

stayed for 4 nights. will definitly return. very reasonable price. location perfect( can walk to most of major attractions). staff very friendly and helpfull. lovely breakfast. only downfall, rooms are a bit small ( but very clean) and bathrooms tiny, im only 5 ft 5 and found it a tight squeeze,im not sure if they have rooms with larger bathrooms, also the rooms are very warm there is air conditioning but they can be a bit stuffy , i was there in feb so im not sure what summer would be like. apart from that i could not fault it, it was my first time in rome and i had an amazing trip.

Fabulous attention to detail

A fabulous location to explore this wonderful city. The staff are attentive and really helpful - the attention to detail is excellent. We happened to mention on the first evening that we were going to walk to the Vatican in the morning and on returning for dinner there was a letter on the bed telling us what the weather would be and recommending somewhere for morning coffee.

We had the room near the staff room and the only downside was being woken quite early by doors banging as they readied the hotel for breakfast.

Overall this was great value in really central for walking all over the city or using the metro which is very close. We found some wonderful restaurants - mainly from following the Time Out guide which we tend to use as our bible wherever we go as its usually very accurate and makes good recommendations.

The Colloseum and Forum are amazing - don't miss then. Also the Vatican museums. For a relaxing coffee in the sun head to the Park above the spanish steps, which is not far from the hotel.

We arrived early before our room was ready and immediately offered breakfast which was a great buffet of juices, toast, cereal and pastries.

We booked a normal room but they put us in the 2 bedroom apartment over looking the main street (can be noisy at night, but this is Rome!) which was a great surprise.

We loved our stay, so central; the staff very helpful with directions and organising taxis. The free mini bar was also very appreciated after a long day pounding the streets.

Would definatley stay here again - thanks for a great visit!

I stayed here with my husband and our 6 year old son, when i was also 5 months pregnant. We had especially requested a family room, which we had been assured was an option when we booked. When we arrived we were given a tiny, narrow room with a reasoanble double bed in. However, the hotel's idea of a "family" room was to put a z-bed in the room for our son to sleep on. This tiny bed (even for a child) was grubby and very old, and took up what was left of the space of the room. The bathroom was very disapointing, with a broken toilet seat. And to add insult to injury, our room was right next to the staircase, and with thin walls, typical of these old hotels in Rome, was noisy as can be! When we asked to be moved to a different room, the older woman on duty that afternoon just grunted and told us that we'd paid a "internet rate" and that is what we should expect. I was livid, as i had stayed in Rome before, and this was not typical of Roman hospitality. Consequently we went about looking for an alternative place to stay. The internet facilities in the hotel are not true, as we had to travel around the nearby neighbourhood to find a internet cafe. This was an awful start to our holiday. I was so upset. When we returned to the hotel about 2 hours later, there was a young man on duty instead. When we told him we had decided to not stay and check out, and we explained why, he was not impressed that our complaint had nto been dealt with earlier, and moved us immediately to a room along the corridor. This room was a fraction larger than the first, but at least the bathroom was fully functional and cleaner. We also got the z-bed changed to a better one! To summarise, this hotel has a wonderful location, but the rooms are rubbish. The breakfast is ok, and one or two of the staff friendly. But DO NOT stay here with children, as you will all be stuffed into the same room, as there are NO FAMILY ROOMS. Also, this hotel lies about some rooms having a balcony. Their idea of a balcony, is a fire exit with a platform at the top of emergency stairs at the back of the hotel. For the money we spent i would not stay here again unless it was just my husband and i, and we wanted a easy place to crash. This is not a hotel, more like a B & B. There are many much nicer hotels in Rome for just the same money.
