Great location, right at the Spanish steps, but crappy rooms

Title: Great location, right at the Spanish steps, but crappy rooms

When our taxi pulled up to this very nice building right next to the Spanish Steps & fountain & surrounded by all the upscale shops of Via Condetti, we thought we were going to stay in a very nice place for 170Euro/nt.
Address of the hotel is Piazza di Spagna 20, however there are no signs saying that the hotel is just the 4th Floor! This most exclusive looking building houses a consulate, offices & another much nicer hotel on the 3rd floor (Internazionale Domus Business & Holidays Residence). We had to ask the consulate where the hotel was, then rode a very small elevator (1 person 2 bags) to the 4th floor, greeted by a not too friendly front desk person.
Decor of room was ugly blue & gold brocade everything (curtains, chairs, bedspreads, headboard), curtain was hanging off the hooks, tiles missing from the bathroom floor, cheap lamps were melted & aircon did not work. However it was a great view was of the Spanish Steps which turned out to be not so good because at least a hundred young people congregate & sit on the steps all night drinking & partying. Since our A/C did not work we had to open the windows & subject ourselves to the noise or suffocate.
The location of the hotel was the BEST. Of course it was by all the good upscale shopping & restaurants, but best is that right around the corner is the Spagna Metro station which takes you all around the city, like the Tube in London.
Out of curiosity we went down to see the hotel on the 3rd floor. They did not have any rooms for us to see, but the ambiance, decor & staff was VERY nice. They told us that all the rooms were suites with kitchenettes & some of the suites could accommodate up to 10 people. They told us that their website had full descriptions & photos, (---).
We would not stay at the hotel on the 4th floor again (Pierret Palio Bianco), but would try the one on the 3rd floor (Internazionale Domus Business & Holidays Residence).

We stayed at this hotel on the last two nights of our honeymoon and made our choice based on the reviews on tripadvisor.com from 2003 and 2004. What a mistake! We were sorely disappointed. The room was very small, but coming from Hong Kong this did not bother us. The first thing we noticed about the room was the stains on the bed cover. Then we noticed that half the curtains were hanging off the rail. The yellow upholstery on the wall was so dirty in places it was almost black and in some places the panels had been stapled back on the wall. The toilet handle came off in my hand, the light in the bathroom did not work, the tiles which had come up off the bathroom floor had been covered by a bath mat, the the shower hook was broken. This was more like a seedy bedsit and even the location (which incidentally is very popular with teenagers getting drunk and singing until the wee hours of the morning - thank God for the double-glazing) does not warrant the prices that they are charging. Had it not been the end of my honeymoon and had I not paid for this room in advance through Expedia I would have walked out immediately. Instead we moved to another room which was only marginally better. The receptionist (who was walking around in plastic flip-flops) seemed to be used to this!

Being a good location we stayed there twice in 2004 and my wife was bitten both times by bed bugs so bad we had to leave hotel. They saw the bugs and the bites but gave no refund.

I found this hotel to be very comfortable. I went in September 2003 with my two aunts for 5 days and thought it was a really sweet hotel. Although it had no dining facilities I thought that it was great having breakfast in your room. The room was clean and although it wasn't what I would class as a 4 star hotel I found it to be comfortable. I loved getting up early in the morning and sitting on the steps reading my book before going sight seeing. It was well located and at night it was fantastic to hear people sitting on the steps talking away (although I couldn't make out a single word they were saying). The elevator was small but I personally loved it. Book this hotel on the internet, I got it for a great price and would definately go back and I have recommended this hotel to my friends.

Insanely Overpriced and Underserved

We arrived in Rome for the beginning of a three week vacation in Italy, prepared to spend five days relaxing and enjoying Rome. Instead, we had to immediately begin looking for a new hotel room in a city crowded with tourists (late Sept). While this hotel is in a nice location and a cute enough building, the hotel itself is substandard, particularly for the insane prices (over 130Euros/night).

The small elevator and small rooms might be dismissed as quaint reminders of how old the city really is, but there is no excuse for the lack of cleanliness, the inattentive service, poor breakfast, and the absolutely awful bathrooms (small, dirty, moldy) in which you felt that you might be less clean after stepping in for a shower than before.

If you found this place at a deep discount, the central location might be enough to merit a stay, but it will not be an easy or comfortable one. (PS - We moved to the Concordia, a few blocks away. Really nice service, decent breakfast, clean rooms.)
