I found this hotel to be very comfortable. I went in September 2003 with my two aunts for 5 days and thought it was a really sweet hotel. Although it had no dining facilities I thought that it was great having breakfast in your room. The room was clean and although it wasn't what I would class as a 4 star hotel I found it to be comfortable. I loved getting up early in the morning and sitting on the steps reading my book before going sight seeing. It was well located and at night it was fantastic to hear people sitting on the steps talking away (although I couldn't make out a single word they were saying). The elevator was small but I personally loved it. Book this hotel on the internet, I got it for a great price and would definately go back and I have recommended this hotel to my friends.

We arrived in Rome for the beginning of a three week vacation in Italy, prepared to spend five days relaxing and enjoying Rome. Instead, we had to immediately begin looking for a new hotel room in a city crowded with tourists (late Sept). While this hotel is in a nice location and a cute enough building, the hotel itself is substandard, particularly for the insane prices (over 130Euros/night).

The small elevator and small rooms might be dismissed as quaint reminders of how old the city really is, but there is no excuse for the lack of cleanliness, the inattentive service, poor breakfast, and the absolutely awful bathrooms (small, dirty, moldy) in which you felt that you might be less clean after stepping in for a shower than before.

If you found this place at a deep discount, the central location might be enough to merit a stay, but it will not be an easy or comfortable one. (PS - We moved to the Concordia, a few blocks away. Really nice service, decent breakfast, clean rooms.)

We were extremely disappointed with our stay at this hotel. It was listed as a 4 star hotel, but I would rate it a 1 star. The elevator is so small that the two of us could barely fit in it with our two pieces of luggage. The room we were assigned to was shabby, faded and not very clean. The air conditioner did not work, the refridgerator barely kept things cool, the tub had several large chips and the towels were terrible. There was regular TV in Italian only, not satellite as was listed and there was no internet access. There was no desk in the room, no clock radio and no safety deposit box at the front desk. In fact there was one person part-time at the desk. They leave after 10:00 p.m. and give you keys to let yourself in. When I showed the desk clerk their website printout listing the above items she just shrugged her shoulders. The so called luxury bath products consisted of small bars of soap and packets of shampoo that you have to rip open. Some of the light bulbs were burned out and the staff said they would be replaced the next day, but that never happened. The breakfast consisted of coffee that we could barely drink and juice that tasted strange to us. There was some rolls, packaged toast and packaged "crousaints." The only good thing about the hotel is that most of the 10 rooms have a view of the Spanish Steps. But be aware that people sit on the steps until around 3:00 a.m. The nights we stayed there was a group of people who sang and played music until after 3:00 p.m. If we had not paid in advance for the room as part of a package we would have left this hotel to find more suitable accommodations. The Metro is around the corner and there are many restaurants and shops nearby. The location is convenient to all the major sights.

Beware...,
this was to be the last vacation before having a child, My pregnant wife my Mother and I were to spend our Italian vacation in a easy central location of Rome, after an exhausting flight we took a Taxi to the hotel unloaded our luggage and made our way to the 4 th floor check in to find out we had no rooms, they calimed the authorities closed many rooms for some reason never explained to us and that we would be put up in thier sister hotel 1 mile away!. I was told that the manager of both hotels would be a the other location so we packed everything into a small taxi and were driven to the other hotel.
Guess what, no manager, only some 17yr old kid with broken english that shrugged everytime we ask for proper accommodations or a manager. Now we felt like hostages, tired, confused, frustrated and late at night, we took the rooms offered. This was no 4 star hotel, small rooms small bathroom, no stand up shower and a window view of a noisey alley.
After many repeated attempts to talk to the manager or demand some refund we were told that any compensation would come from our travel company and not the hotel. This seemed to be a normal occurance for these guys. So our last blast was a tedious existence in a small shabby oddly decorated hotel some distance from our original booking. We are still trying to get a refund but our travel comapny cannot reach any reply from the hotel management. Good luck if you book here!.

On arrival at this hotel we were informed that the local authorities had closed 5 out of the 10 rooms so the hotel management had booked us into an alternative hotel. This alternative hotel (Embassy) was a 3 * hotel and was filthy so we refused and, after many phone calls, the travel agent found an acceptable alternative.
