The service was impeccable and attentionate every step of the way.
The room was beautifully decorated and spacious.
This was by far my best experience in Rome and will surely be back there.
The beautiful roofgarden offers a nice view to have a romantic breakfast

Great charming and very small hotel. A door on Condotti, by Antico Cafe Greco, with a long corridor leading into a reception desk room in the back of the building.
The rooms are small and bed is comfortable. Bathrooms have modern fixtures, marble and are very clean.
Although the bathrooms look pretty much alike, there's a big difference between the rooms. Some are really small with an old style decor and furniture and others more modern. Depending on the category of the room you get slippers and robes or not.
Rooms in the front overview Condotti. Rooms in the back overview the neighboring buildings.
As it happens in most of the old charming hotels you can hear the other guests in the corridors/stairs and some noise from the street.
Rooms in the other building are bigger with a little shared seating room.There's no reception desk. You get the key to the building and to your room and there is more like an apartment feeling to it.
Fruits in your room are a nice touch.
Staff is extremely helpful, polite and courteous. They try to accommodate your request and make suggestions and reservations.
Roof top terrace is a must for a peaceful time in the middle of the busy old town. A nice breakfast buffet is served and can be enjoyed outside where tables are surrounded by a little tree garden (olive, pomegranate and lemon) overviewing neighboring rooftops. At 5pm they also offer complementary hors d'ouvres, great for some relaxing time before dinner or after the afternoon stroll. A wine and drinks menu is available.
Perfect location. Half a block from the Spanish Steps, on Condotti. All the big European names are right there and some local boutiques as well. Great for a walk after dinner when the crowds had left. You can literally walk all over. Minutes from Fontana di Trevi, Pantheon, Piazza Navona, Popolo square, Forum.

What a great stay we had at this hotel. We stayed for 3 nights and felt completely at home with all our needs met. Not only is the hotel in the perfect location, it also is beautifully decorated and the staff are excellent and work with a smile.
On the second day it was my wife's 40th birthday,we had a huge breakfast in bed and courtesy champagne from the management. The complimentary buffet in the early evening is a good little spread and you're able to relax after all day shopping or sightseeing.
Main attractions are on your door step. Maximum walk 20 min to the collosseum.
This hotel will be long remembered, and we have already recommended it to a couple of friends.

As a member of SLH, I did my booking via them and the rates were similar to published rates, but I received a little upgrade to a Superior room. The Inn, although small, ran efficiently and Giovanna and Franco were extremely helpful with all the information we needed. Like the previous reviews, the Inn was located right on the steps of the Spanish Steps, and we were neighbours with Cartier and Bvlgari, to name a few.

The room was cosy and cute, dark curtains and we were given complimentary WiFi, which was very much appreciated as we did have to work whilst we played. I love the wooden beam ceilings and although our room did not have any fantastic view, we had great breakfasts every morning on the roof terrace among the olive and lime trees.

The Inn is amazing for the proximity with all the major attractions (Trevi Fountain, Pantheon, Vatican, etc) and as they say 'All roads lead to Rome', it seems that it is quite impossible to not find the Spanish Steps as long as you are headed the right direction, and thus the Inn was easy to return to.

My only warning would be the touts that are all over all the major monuments, they offer to take pictures of you ("just for help") and the taxi drivers do not turn on the meter. The taxi that the hotel called for me wanted to charge me 48 euros to drive me to the Termini train station, and the taxi that I took from Collosseo charged me 16 euros for a 5-min drive. Maybe the Inn can help with fore-warning guests about this?

Franco recommended a great little restaurant, Dilla, (exit from hotel, turn to the right and turn right at the next street, all the way to the end) which was amazing little find. Seems to be the only non-touristic place in the area and the people there were Sicilians so there were lots of specials on the menu that are seafood based. I had a Fettucelle with truffle sauce, which was really amazing especially with the Planeta Chardonnay.

Definitely love the location of the hotel and the service is great! Am aiming to come back next year and the Inn and Dilla would definitely be on my list.

Room Tip: I guess from previous reviews to take a room with a view!

Regarding the taxi fares, there are flat rates to the airport but not to the train station and unfortunately some taxi drivers try to charge more than what is really due. Although we have no power on what taxi drivers charge, we try to advise our customers in advance and inform them about the appox. applicable cost (10-15 euro from the Inn to the train station for 2 people in a normal car).
Please consider me at your complete disposal for any future request you may have.

We loved this hotel on via Condotti with our beautiful room overlooking the Spanish steps, we thought it was very reasonably priced. Super comfy bed and the service was awesome! There is a wonderful breakfast each morning and free appetitivo from 5pm in the afternoon, not including drinks but wine was very reasonable. It was wonderful to relax on the lovely terrace with a glass of wine and snack slowly after a long day hitting one amazing major site after another, all located closeby, listen to the crowd passing below and enjoy a view of the Spanish Steps. A great way to spend a few hours before heading to one of the nearby restaurants. By the way I would recommend Le Sorrelle a street away. We would most definitely stay again, and have already recommended to several friends! So happy we found this place!!

My husband and I stayed at the Inn for 2 nights before our cruise to Egypt and loved it! The staff was wonderful and our room was amazing! When we arrived from our overnight flight we were taken to the roof top lounge for a free brunch while our luggage was being delivered to our room. We hope to visit Rome again for a longer visit and I wouldn't think of staying anywhere but the Inn!

Wow, this charming small and simply luxurious hotel is superb!
On arrival for a one night stay as our last stop after 3 weeks in Italy and before heading home, we were warmly welcomed by Franco at reception and were informed that we'd been upgraded from a superior room to a suite, and none other than the Spanish Steps Suite. We were thrilled and so appreciative.
The hotel is perfectly situated right on the corner of Via Dei Condotti, the luxury brands shopping street, and the Spanish Steps and it is right next to the famous Cafe Greco. It is within walking distance to the Pantheon, Piazza Navona and the Colusseum and the shopping street Via Corso and a stones throw from other main sites.
Our suite, part of a 4 suite private area on the top floor, enjoyed its own lounge area and a private roof top terrace where breakfast was served. These 4 suites had their own butler/service staff and the breakfast was outstanding, a varied buffet with beautifully presented cold dishes, a selection of hot and cold drinks and a variety of gluten free options as Id written ahead with a request..
Our room was superb, spacious, well decorated and modernly furnished, with a fabulous comfortable bed and a beautiful large black and white marble bathroom including double basins and a bath and shower. The piece de resistance of the suite was the wide window opening onto the spectacular view that was the Spanish Steps, priceless!
The Inn offers a wonderful small buffet of canapes, cold cuts and snacks between 5 and 8pm at no charge as one has a cocktail or a drink on the roof terrace before heading out for the evening. Such a lovely touch. Tsfrs to the airport, station etc can easily be arranged.
We absolutely loved our brief stay in The Inn and appreciated Franco and Karinas warm hospitality. We wouldnt hesitate to recommend this little gem and we cant wait to return.
