We stayed at this hotel for 4 nights at the beginning of December. We had booked through lastminute.com and were very pleased on our arrival as it is on the edge of The Forum, by Circus Maxima. It is about 5 minutes walk from the best view of The Forum, and The Mouth of Truth church and 10 mins from The Capitoline Museum and Victor Emmanuel. 20 mins to The Colosseum and entrance to The Forum. The nearest metro is 15 mins walk and the bus out to the catacombs stops there too. Our room was somewhat small modern and had everything but a bath, my fault as I'd forgotten to stipulate this. The next day when I mentioned this at reception we were moved, free of charge to another slightly larger room with bath, to soak aching feet! The room on the back overlooked the enclosed garden area, very peaceful and would be lovely on warmer weather. The staff are fab, very caring, informative and helpful. We will definitely stay there again.There is a very good indoor market along the street at weekends for foodie presents back home. Eating out: we loved Il Roma, about 3mins walk away, very reasonably priced; The Trattoria, next to Il Roma is good but save for a special occasion as it is expensive.

Room Tip: Go for room on the back, although hotel in quiet area anyway even quieter and lovely views of orange...

This was the ideal hotel for us for a short break in Rome. The quiet location was good to come back to after a day in the busy city. The staff were very helpful and friendly and quickly moved us to another room when there was a problem with a noisy air conditioner. The breakfast was good, and we ate in the excellent restaurant each night. We had a Junior suite which was spacious with the most comfortable bed we have ever had! Nothing was too much trouble.

Room Tip: Rooms on the street overlook the palatine hill. Those on the back overlook the garden

I would try to be as fair and objective in my review as possible.

I booked in this hotel for 3 days for me and my girlfriend, paying a total sum of 370 Euro after discount (tourist tax excluded) for a "superior" Room.

First of all, don' t get tricked into thinking it is so close to the Colisseum and the center of the town as it claims to be and appears to be on the map, it is, indeed, in a straight line, but you will have to walk around 20 minutes to the Colisseum, more to the touristic zone, as the hotel itself it is located in a hill I would not reccomend it for people with mobility issues, and you have to go all the way round the forum in order to access it.

The hotel itself is not bad at all, but it is nothing special, I mean it is an "average" hotel like many others, nothing really grabs your attention to make it "unique".

Upon our arrival, we were taken to a room which was astonishingly small, I mean literally not more than 9 sq M in total including the bathroom, it was on the second floor on the right wing.

I refused to accept the Room and requested another one, I told that it was unacceptable to pay 130 Euro per night for this room. We were accommodated in a quite larger, much more acceptable and spacious room (around 20-22 sqM).

The room includes all the basic things, but I expected some more "comodities" from a 4 star Italian hotel, it includes all the basic stuff, a small LCD TV, good decoration and athmosphere (not as good as it looks in the pictures, though), high ceilings, warm colors and quality furniture.

Room was cleaned on a daily bases, I have no observations at this point, sheets and towels were changed every morning, good cleaning service.

I did not like the fact that the "queen size" bed were in fact two beds put together, though I have to admit that they were very comfortable. You must call the reception to ask them to turn the room heating system on.

The "views" to the garden are nothing special, the garden itself being quite smaller than expected and surrounded by a big stone wall, so do not expect the Champs Elysées when opening your window.

For all 3 days from time to time a quite loud "Bump" was heard in the room, like an elefant had just sat down to have a nap on the floor above/below us.It made the whole room shake for 1 milisecond, thus acceptable, this was uncomfortable when happening, especially at the middle of the night, and is not to be expected from a 4 star hotel. We complained several times to the receptionist but they were unable to sort it out.

The service was just right, I personally expected more, they were not rude but they were not very helpful as well, their lack of enthusiasm was evident, and it was clear they were only acting in a polite manner because their job obliges them to, not because they felt like doing it. It is not the "warm and friendly" service you get when travelling to other destinations, they did not achieve to make us feel "warmed".

Food was good but not a culinary experience, nothing you can't get from the local Pizza-Kebap, good breakfast but I would have appreciated more variety.

Resuming, good hotel but a little bit "cold" atmosphere overall. Not so close to the center as they try to convince you on their website. I personally think it is a bit overpriced and overrated for what you receive in exchange. I have travelled a lot and stayed in many hotels of many categories, from 1 to 5 stars. You definitely can get better places to sleep for this price in Rome.

Will we return if we come back to Rome again? most probably not. Not a bad experience at all, but not an unforgettable one as well.

Franciscan convent converted in a four star superior hotel with services as 5 star hotel luxury. the staff is excellent, always friendly and professional. The location is one of the best we had in all our stays we had in Rome in the past.
Just in front of the Palatin, at a walking distance from circo massimo, colosseum, forum romano and trastevere. We had a nice double deluxe room, large and comfortable from our window we had the incredible view of the Palatine. All was to our satisfaction and we will suggest this hotel to all our friend.

Room Tip: ask for the room with Palatine view. is is like to be 2000 years back

Stayed here for 3 nights. First impression was the room I had booked seemed a lot smaller then I had expected and the bathroom was also very small, be sure to not be misjudged by the photos and to ask the hotel for a bigger room if needed. Breakfast served every morning was great as it was included in the price of the room and offered everything you would want. Hotel is in a great location to see the roman forum and Colosseum but if your looking to stay in the heart of the city with bars and restaurants nearby it is not ideal. Not a four star hotel in my opinion

Room Tip: Make sure to be very specific about what kind of room you would like.

I spent the week-end here. Location is very good: Literally across from the forum, a 5-10 minute, naturally historically charged, walk to both the Circo Massimo and the Colosseum. Even more important: about 15 minutes away from the Trastevere's incredible neighborhood and restaurants.

A tip: get a room facing the garden: much quieter. Plus, there's something very sweet about flinging open the windows to see orange and olive trees, a fountain with a statue of - who else in an nicely restored Franciscan monastery - but Saint Francis looking over a fountain with gold fish and a nice garden with olive, lemon, and orange trees.

4 star hotel, but the staff were 5 star.

Breakfast was generous, tasty and included.

Value for money: Great.

I've not visited other hotels in Rome, but recommend KHR without hesitation.

Very clean and spacious with a helpful front desk, nice bar, restaurant pricey.

A former convent beautifully made over with a modern feel. A bit on the cool side and you have to ask them to remotely turn on the heating most days, otherwise staff were very attentive to your needs.
Be warned though a good 15 minute walk to town. If you go, and I would recommend it, there's an excellent restaurant 1 in Rome round the corner where Woody Allen, Tyrone Power, Bardot and Loren feasted there and why not you?
