I'm British, so in an adverse situation my 'British' sense of humour and the 'Dunkirk Spirit' kick in. This hotel was hilariously bad. Situated bang above a theatre (literally on top of it), in my room I had my own personal auditory rendition of 'CATS' on each night of my two-night stay (a performance from 10.30 till midnight, so I caught the end of it). I lay in bed and shook with laughter.

The hotel is dingy and a bit grubby - but on the upside my bathroom and linens and towels were spotless. Breakfast was also okay. Service was efficient. The overall location is good. Actually, reading this I'm wondering if I should give it two dots as 'poor' rather than terrible - because it is cheap. Fact is, it's not the end of the world to stay there if you've been caught out and booked before you've checked Trip (which I did - never again!). However, if you have a choice/are checking in advance - then go someplace else instead. Also, if you are one of those who starts snivelling actual real, snotty, sobbing tears at life's little disappointments - really go somewhere else instead!

Part of a group which includes the pricey Columbus near Vatican City, but none the worse for that. I have stayed here half a dozen times. Very close to the Metro (Barbarini) and a lot of 'bus routes, but more to the point is within reasonable walking distance of most places (I'm 72 and hardly ever need to use transport). The Pantheon & P. Navona in one direction and the Borghese in the other. It is also about 100 metres from my favourite Rome restaurant - La Fontanella Sistina at no. 150/151 - inexpensive and with an atmosphere you will remember; very fresh fish and vegetables.

Hotel prices are fair for location and standard; rooms well large enough and very well cleaned. Staff are pleasant, especially reception where the quality of their English puts my Italian to shame!

Breakfasts are of good quality, and for a couple of Euros staff will do a "fry-up". No apparent objection to my making up a roll to take out. There are no evening meals, but see the note about the restaurant above (and Rome has thousands).

I shall be there again next February (for the Six Nations Rugby game - Italy v. England) out of choice, because the hotel, the Fontanella restaurant and the location make a 'heady' team.

Although the location of this hotel is very good, the rooms we stayed in are ugly and poor. The floor was covered with some sort of plastic, the walls were covered with an ugly wall paper. The closet was small, the side tables didn't have any drawers. Unfortunately we booked in advanced before coming to Italy [3 nights at the beginning and one night at the end], so we had to return to Hotel King. This time we got even a worse room. The wall was covered with a smashed wooden panel, and it seemed as if there was once a fire in this room. The wall had a dirty looking color and it was really unpleasant to stay there.
The breakfast was also poor - no eggs or vegetables and the bread was hard and dry.
When I asked for a key for a safe I had to pay for it. The TV wasn't working either. I guess one has to pay for using it as well. On the whole, it spoiled our stay in Rome. I shall never come back to this hotel!

After a long day of traveling, the cab dropped us off in front of the King Hotel. The fact that it had a front door was pretty much all it had in common with our expectations. Our "travel agent" had booked us there for 4 days. As a result we didn't check it out on the web Big mistake. As we waited at the front desk to register, the man in front of us was complaining that it was now 2 days and he still had no air conditioning in his room. Not a good sign. We looked around the threadbare lobby decorated in early 60's dorm furniture and felt uneasy. The feeling didn't go away as we entered our "deluxe" room. Light bulbs were burned out in the light fixture, the bathroom toilet still bore the remains of the earlier tenant, the bathroom shower fixture was broken, the bathroom tiles were filled with mold and that is only the positive parts of the "experience." The rugs were dirty the room was a pig pen and my wife was incredibly upset because she thought we would have to stay for the 4 days we booked. She went back downstairs to see if there was another room that we could switch to. On the way, she got into the elevator with another couple. The wife was livid and told her husband "we are not staying in this dump tonight we are going out to get another hotel." My wife went to the front desk, explained that the room was not what we had expected and asked for another one. He gave her a key to another room which if possible was worse --the air conditioning didn't work in that one. She came back to our room and we then went back downstairs and told the front desk we were leaving and to cancel the remainder of our stay. We got a room for one night at another hotel and the remaining 3 days at another both for substantially less money then the King, Both were in the same area and equally accessible to all of the sights and conveniences that the King trumpets. the King pronounces itself as a 3 star hotel the two we subsequently stayed at were both 4 stars and both deserve them. I have stayed at Pensiones, Auberges, B&B's, Hotels motels tents and at times have slept in cars--this was in all candor one of the biggest pits I have been in without even the saving grace of being inexpensive. If you stay here you will regret it--You've been warned. By the way its not 30 meters from the Spanish steps it actually is closer to the Trevi fountain--do yourself a favor and sleep in the fountain rather than this hotel.

Having read previous reviews, I had our concierge in another city call the King ahead of time to specifically request a renovated room, as that seemed to be the ticket to a pleasant stay at the King. Well, if what we had was a renovated room, I would be truly horrified to see an older room. Do not stay here. It is unclean, outdated, and somewhat horrific. All I can in a positive light is its location, which truly cannot be beat.
