The location is the only thing this hotel has going for it. The room was very shabby and filthy. There were toe nail clippings on the carpet, which was filthy. There was a lampshade missing from one of the wall lights. The wooden wall panel adjacent to the bathroom was damp as water from the shower had seeped through. The wooden door in the bathroom was filthy and damp and the window had a curtain rail with no curtain. The tiles were all cracked and the grouting was black and the bathroom suite was probably as old as the hotel. There was a balcony with a shutter which wouldn't go up or down - as it was potitioned half up/down, we had to duck under it to get on to the balcony. The furniture on the balcony was very old and was supposed to be white plastic but it was black. There is no chance of getting any sleep before midnight as there is a theatre under the rooms. Loud music sent vibrations through the room every night. It would be impossible to stay here with children. The breakfast was the worst we have ever had at any hotel. A few cereals, bread, jam and tarts. There was no hot food. The doors leading to the balcony did not close properly and we came back one day to find them wide open. There was no lock either. This hotel is an absolute disgrace and to award this hotel with three stars is outrageous. We only stayed here because of a lack of alternative hotels.

I was a bit nervous about this hotel but as my partner had booked it as a surprise, there was nothing I could do about it.

However, I was VERY pleasantly surprised. Our room (401) was small, but any city centre hotel room tends to be, but lovely. It was obviously one of the rooms which had been refurbished. The walls could have benefited from a coat of paint where suitcases etc had scratched them but nothing major at all. The bathroom was lovely too and the whole room was clean. We even had a terrace with table and chairs which caught the sun all day.

The breakfast was pretty good actually with 3 different juices, coffee & tea, bread, cheese, cold meats, croissants (& not the prepacked variety) and cake. You could also order eggs if you wished. Anything which ran out was either replaced automatically or immediately on notifying the kitchen staff.

We found the reception staff very helpful, especially one of the men whose name I didn't get unfortunately. Yes, there is a theatre next door but we didn't hear any noise at all but maybe there weren't any productions whilst we were there. I also emailed the hotel before we left about something and they replied within hours.

The lounge area on the first (I think) floor needs updating but we only used it whilst waiting for the taxi to take us to the airport.

Location is excellent as previously stated.

We had a great stay from 24th to 27th March and would definitely return although it does appear to depend on the room you receive. Ialso find that star ratings in any large city are a little flexible!

Where do I begin??
Arrived to the hotel and my first impressions were not great as there was a really bad smell as we walked through the doors. When we entered the room I was disgusted and immediately couldnt wait to leave. The room was tiny, our suitcase had to stay on top of the dressing table as there was no ground space for it. The wallpaper was so old and grubby. The head board was black with dirt. The bathroom was also very grubby and infact the shower head was all corroded and rusting. WE thought this was bad until that eveing around 6pm our room began to vibrate with noise. It sounded like a concert was outside the door.... We didnt realise what it was so tried to ignore it. On our return to the room on this night, the music persisted and continued to do so until around 12 midnight. The next evening it began again and we went to reception to ask to be moved. The receptionist was unhelpful and rude. There was a theatre next to the hotel and she refused to change our room. This was the worst hotel I have ever stayed in and would never recommend it to anyone. It is meant to be a 3 star....I wouldnt give it a 1 star recommendation!

I read the reviews prior to going and must admit I was more than skeptical but I wanted to be as central as possible and the price was very afforadable for the location so I though I'd take the plunge but I didn't expect anything above average. When I checked into my room, I was really amazed at how clean it was and how comfortable and cosy the room was. The beds especially.

Breakfast was very average...just your usual continental. The only thing I'd have to say was reception staff weren't all that friendly.

Location was excellent! So close to the Spanish Steps, Trevi Fountain and Via Condotti.

I'm very picky with my accomodation but I have to say, it was great and I'd stay there again and recommend to friends.

This was the worst hotel that we stayed in. The lobby attendant was unfriendly, rooms were old and dirty. We were 11 in the group and all have the same complaints. Luckily we were able to get an apartment hotel nearby- Resedencia de ripetta. It costs the same as hotel king but definitely better in terms of room space, cleanliness and hospitality of staff. I dont recommend hotel king even if you're in a budget.
